Joint Replacement Work Procedure

1. Removal of Existing Sealing Material

We remove the existing sealing material using a cutter or similar tool.
This is referred to as sealing, caulking, or joints. It is a critical area that can easily lead to water leaks and cause cracking or lifting of the siding. Cracks and peeling are signs of deterioration!

2. Preparation (Masking Tape Application)

Confirm the position for applying the tape and carefully apply it to avoid any overlap on the surface.

3. Application of Primer

Apply the primer with a brush or similar tool, ensuring there are no missed spots.

Primer: It acts like an adhesive! It is often used for surface preparation! It is an essential process for sealing work, significantly enhancing adhesion!

4. Filling the Sealant

Place the nozzle of the caulking gun against the joint bottom and fill it adequately. The caulking material used is SR Seal H100. SR Seal H100 is a high-durability sealant, with an expected durability of about 30 years!

5. Trowel Finishing

Use a trowel that matches the joint width to press firmly and finish smoothly.

6. Removing the Masking Tape

Remove the masking tape promptly after finishing.

Once again, we were able to finish beautifully!

Exterior Painting Construction Procedure

1. High-Pressure Washing

With bio cleaning, we thoroughly remove dirt and moss! Unlike high-pressure washing that uses water pressure to clean, bio cleaning involves mixing chemicals to clean bacteria, mold, and moss from their roots!

We also cleaned the tiles while we were at it!

2. Protection of Various Areas

Using masking tape, blue sheets, and polymer masks, we protect windows, sashes, floors, and other areas that will not be painted. This is a very important task in the painting process! If protection is neglected, gaps can form, allowing paint to seep in or resulting in uneven lines.

3. Primer Application

This is the first step of applying paint after high-pressure washing and surface preparation, ensuring that the middle and top coats adhere well to the surface. A well-applied primer makes a significant difference in durability and finish! The primer used is from SK Kaken / Hybrid Sealer! The hybrid sealer is a primer that can also be used on difficult-to-adhere sidings.

4. Intermediate Coating

It is an important process to bring out the performance of the paint, to achieve a beautiful finish, and to eliminate unevenness!

5. Top Coat

This is the finishing touch for exterior wall painting. We pay attention to ensure that there are no uneven areas or missed spots, resulting in a beautiful finish! The paint used is from SK Kaken / Premium Silicon!

We will thoroughly paint every detail! For metal parts, we will apply a rust preventive coating before the topcoat!

Balcony Waterproofing Construction Procedure

1. Surface Preparation and Roughening

To improve the adhesion of the paint, we will create fine scratches on the surface to be painted! This is known as surface preparation! We will roughen the smooth surface!

2. Acetone Wipe

Next, we will perform an acetone wipe! This is also an important surface preparation step. The acetone wipe is the process of removing the oil film from the FRP waterproofing surface! Skipping this step can lead to paint peeling.

3. Primer Application (Base Coat)

The primer acts as an adhesive that promotes the adhesion between the waterproof layer and the topcoat!

4. Topcoat Application

The top coat is generally applied in two layers!
After painting, we will check for any missed spots.

The work is complete once the balcony is dry!
