Common Exterior Features
Since the houses of Iida Group Holdings are developed by six major housing companies (brands), there may be slight differences in specifications depending on the property, but there are common trends in the exterior wall and roof materials that are often adopted. Here, we will introduce representative specifications and points to know when painting.
Choose a contractor experienced with Iida Group homes.
Common Exterior Wall Materials
We will introduce the main exterior wall materials used by Iida Group Holdings.
Fiber Cement Siding
The most commonly used material in homes built by the Iida Group is fiber cement siding, which is primarily made from cement and fiber. It offers an excellent balance between cost and design, and various patterns such as brick and tile styles can be selected, making it widely used in pre-built homes.
By repainting before the surface coating deteriorates, you can maintain waterproofing and aesthetics. In some cases, it is possible to apply a clear coat that preserves the original design (pattern) or to repaint with multi-colored patterned paint.
ALC Exterior Walls (Hebel Power Board, etc.)
In properties centered around ID Home (Linage), lightweight aerated concrete (ALC) panels, represented by Asahi Kasei’s “Hebel Power Board,” may be used for exterior walls. This material excels in thermal insulation, fire resistance, and sound insulation.
Like fiber cement siding, ALC exterior walls also require maintenance through painting, with a general repainting guideline of about 15 to 20 years.
Hybrid Structure Using I.D.S Method
Iida Sangyo employs a unique “I.D.S method” that combines the design flexibility of wooden frame construction with the high seismic resistance of panel construction. While the structure itself does not limit the type of exterior wall materials, it is common to combine fiber cement siding with a frame that enhances seismic resistance.
Common Roofing Materials
In homes built by the Iida Group, slate roofing materials (such as Colonial) are mainstream. They are lightweight, easy to install, and offer excellent cost performance; however, they are prone to surface deterioration, moss and algae growth, and fading, necessitating regular inspections and maintenance appropriate to the product name and condition of the roofing material.
However, some slate roofing materials, such as Pamir, are not suitable for painting. In some properties, lightweight and durable roofing materials like asphalt shingles may be used. It is important to check the product name and condition of the roofing material to determine whether painting, roof overlay (cover method), or roof replacement work is appropriate. For more details, please see roofing materials that cannot be painted or are not recommended.
Exterior Joints & Sealant
For the joints (seams) of fiber cement siding, caulking (sealing material) that provides waterproofing is used. Over the years, due to UV rays and temperature differences, it hardens and cracks, leading to a decrease in waterproofing.
The vertical joints of the exterior walls are typically treated with a “replacement method,” where the existing sealing is removed and filled anew. On the other hand, for areas where it is difficult to remove the existing sealing, such as around sashes, the “additional filling method” may be chosen after checking the condition and fit. Be sure to check the condition of the sealing along with the exterior wall painting. For detailed construction methods and costs, please see costs for exterior wall painting and sealing work plans.
Key Checks Before Exterior Painting
When painting the exterior walls of buildings from Iida Group Holdings, there are four main points to consider.
Check the Paint Suits Your Walls
When considering exterior painting for Iida Group Holdings, it is important to first confirm whether “the current exterior wall is made of fiber cement siding or ALC.” Particularly, ALC walls tend to have high water absorption and often require specialized undercoating materials (such as elastic fillers), so it is necessary to choose paint and surface treatment suitable for the type of exterior material.
Check Experience with Iida Group Homes
Since Iida Group’s built-for-sale homes have a large number of units, contractors who have worked on many of these homes can provide proposals based on their understanding of details such as siding joint treatment and sealing conditions. Let’s check their actual construction achievements.
Compare Quotes from at Least 3 Companies
When carrying out exterior renovations, do not decide based on just one company; obtain estimates from several companies and compare them! Not only the price but also carefully check the work stages and materials listed in each quote, and confirm whether “the renovation method is suitable for the building? Are appropriate materials being used?” For more details, please refer to Points to Compare in Exterior Wall Painting Estimates.
Check the Warranty & Aftercare
Iida Group’s built-for-sale homes come with a 10-year guarantee from the handover based on the Housing Quality Assurance Act, covering major structural parts and areas preventing rainwater intrusion. This guarantee pertains to the building’s structure and waterproofing, while the exterior paint film (appearance and protection) is generally considered a consumable that deteriorates over time, thus typically excluded from the guarantee. In other words, you can freely choose the contractor for exterior painting, so selecting a contractor with a solid guarantee and aftercare system will lead to peace of mind. Subsidies and Systems Available for Exterior Painting [Latest as of 2026]
As of now (September 2026), there is basically no nationwide subsidy system specifically targeting exterior painting itself. However, it may be possible to combine with systems such as the following, so please check accordingly.
Housing Energy Saving 2026 Campaign【Official】
This is a national campaign aimed at renovations that enhance energy-saving performance, such as window insulation renovations (Advanced Window Renovation 2026 Project【Official】) and Water Heating Energy Saving 2026 Project【Official】. While exterior painting itself is not included, if you are renovating to install insulated windows along with exterior painting, there is a possibility of receiving subsidies for the window work. As of September 2026, the budget implementation rate for the Window Renovation 2026 Project is approximately 23%, and for the Water Heating Energy Saving 2026 Project, it is about 43%. Please note that the campaign will end once the budget is exhausted.
Additionally, some municipalities in Kanagawa Prefecture and Tokyo may have their own housing renovation subsidies or assistance programs related to seismic resistance and energy saving. The availability and conditions of these programs vary by municipality, so if you consult with Kakeru Koumuten Co., Ltd., we can provide you with the latest information for your area. Rest assured, we will not provide unfounded assurances such as “you will definitely be able to use this.”
