Construction Data for Mr. S’s Residence in Seya-ku, Yokohama

Exterior Painting Construction Procedure

1. Surface Preparation (Crack Repair)

First, we will cut the cracks with a grinder and then repair them with resin mortar.

2. High-Pressure Washing

Next, we thoroughly remove dirt and moss from the exterior walls using high-pressure washing! We will also wash the ground as well.

3. Preparation of Each Area

Next, we will protect areas that will not be painted, such as windows, sashes, and floors, using masking tape, blue sheets, and polymer masks. This is a very important task in the painting process! If the preparation is neglected, gaps may form, allowing paint to seep in, or the lines may not turn out clean.

4. Primer Application

This is the first step of applying paint after high-pressure washing and substrate treatment, and it is a paint that ensures that the intermediate and top coats adhere well to the surface. By applying the primer thoroughly, there will be a significant difference in durability and finish! The primer used is SK Kaken’s elastic premium filler, which works well with mortar exteriors and helps prevent cracks.

5. Intermediate Coating

Next is the intermediate coating. This is an important process to bring out the performance of the paint, achieve a beautiful finish, and eliminate unevenness!

6. Top Coating

Next is the top coating. This is the finishing touch for the exterior wall painting. We will ensure that there are no uneven areas or missed spots, aiming for a beautiful finish! The paint used is SK Kaken’s premium silicone. The manufacturer’s expected durability is about 14 to 16 years.

7. Painting of Auxiliary Parts (Fascia, Soffit, Ventilation Hood, Shutter Box, Rain Gutter, Water Cut Metal)

The auxiliary parts will be completed after finishing the surface preparation with scraping and applying the primer and topcoat!

For the attached parts, after finishing the surface preparation such as scraping, if it is a metal part, we apply a rust preventive primer, followed by a middle coat and top coat using Yumelock. We make sure to paint even the smallest areas thoroughly!

Balcony Waterproofing Top Coat

We also completed the balcony waterproofing (top coat)! The product used is the gray Kanae water-based top coat! After roughening the surface and wiping with acetone, we apply the top coat twice!

Roof Overlay Construction Procedure

1. Dismantling Existing Ridge and Snow Stops

We will dismantle unnecessary parts (ridge cap) for the roof overlay (cover method)!The durability of wooden purlins is about 10 to 15 years. Once the durability period is exceeded, corrosion and discoloration can occur, leading to the detachment and scattering of the ridge cap.

2. Roofing Installation (Waterproof Sheet)

The roofing used is Tajima Roofing/Tadis Self Cover!
It is made of a delayed adhesive modified asphalt roofing material, which is said to have double the durability of regular asphalt roofing.
With the roofing serving as the first line of waterproofing, if it is properly installed, there will be no leaks!
We will ensure it is securely attached to prevent it from blowing away.

This is a specialized roofing sheet for covering fragile slates like Colonial NEO!

3. Component Processing (Curly Patterns & Eaves)

Before the main roof construction, we will process and install components such as eaves and curly patterns!
The components used are genuine Galtect components made of SGL copper plate!

4. Main Construction (Aijii Industry/Super Galtect)

After processing the components, we will install the Galtect main body up to the ridge!
Once the installation reaches the ridge, we will place the necessary materials to secure the ridge cap, known as the purlin. The purlin can be made of cedar or resin, and this time we used a resin type!
The resin type is expected to have twice the durability compared to the cedar type!

5. Ridge Cap Processing & Sealing at Various Locations

Next, we will process and install the ridge cap. We will thoroughly apply sealing on the inside of the joints. At the wall edge, we will process and install a component called a rain guard metal.
We use stainless steel nails and screws that are resistant to rust!

6. Cleaning

We will clean up any debris that has fallen onto the balcony or rain gutters. We will thoroughly remove items like nails and metal scraps that could cause injuries. Additionally, we will wipe away any footprints left on the roof to ensure it is clean.

About Roofing Materials

The roofing material used is the Super Galtect from Aijii Industrial.
The Super Galtect comes with a manufacturer warranty of 15 years for the coating and 25 years for perforation.
Our company also provides a 10-year construction warranty!
It is made of SGL steel plate, which is also resistant to rust.
Insulation material is tightly applied from edge to edge of the roofing material, creating a metal plate that integrates steel and insulation.
When installed, insulation is applied even to the parts where the roofing materials overlap, and the surface is coated with a high heat-resistant paint, allowing for a cool summer and warm winter experience.
Additionally, it has soundproofing properties, reducing the sound of rain.
Moreover, it is lighter compared to other roofing materials, which reduces the sway during earthquakes, making it a good earthquake measure.
It excels in finish, durability, insulation, soundproofing, and wind resistance, and the Super Galtect from Aijii Industrial is the most frequently used in our construction projects and is receiving considerable attention!
