Background to the Construction

・Inquiry Details
We received an inquiry from a customer living in Zushi City, requesting an estimate for exterior wall painting, specifically asking for heat-insulating paint. They also mentioned that the rubber between the exterior walls is cut, so they would like an estimate for repairs as well.

・Proposal Details
For the joint sealing material, we proposed using SR Seal H100 sealing material.
For the exterior wall paint, we suggested using the heat-insulating silicone REVO1000-IR for the exterior wall painting!

Joint Replacement Construction Steps

1. Removal of Existing Sealing Material

We will remove the existing sealing material using a cutter or similar tools.
This is referred to as sealing, caulking, or jointing. It is a critical area as it can easily lead to water leaks and cause cracking or lifting of the siding. Cracks and peeling are signs of deterioration!

2. Applying Masking Tape

Check the position of the tape and apply it carefully to avoid embedding into the surface.

3. Application of Primer

Apply the primer with a brush or similar tool, ensuring there are no missed spots.

 

4. Filling with Sealant

Next, apply the sealant. Place the nozzle of the caulking gun against the joint base and fill sufficiently. The caulking material used for this project is Sunrise Co., Ltd./SR Seal H100.
SR Seal H100 has a lifespan of about 3 times that of regular caulking materials (urethane, modified silicone, etc.). The expected lifespan is approximately30 years.

5. Finishing with a Trowel

Use a trowel that matches the joint width to press firmly and finish smoothly.

6. Removal of Masking Tape

Remove the masking tape promptly after finishing.

Exterior Wall Painting Construction Procedure

1. High-Pressure Washing



First, we thoroughly remove dirt and moss from the exterior walls using high-pressure washing! If dirt remains, it can affect the adhesion and durability of the paint, so we wash carefully.
We also provided a complimentary cleaning of the floor and inside the rain gutters!

2. Substrate Adjustment

After the high-pressure washing is complete, we assess the deterioration of the exterior walls and perform substrate adjustments such as crack repairs.

3. Protection of Areas

Next, we protect areas that will not be painted, such as windows, sashes, and floors, using masking tape, blue sheets, and polymer masks. This is a very important task in the painting process! If we neglect protection, gaps can form, allowing paint to seep in or resulting in uneven lines.

4. Primer Coat



After completing high-pressure washing and substrate treatment, we apply the first coat of paint, which is essential for ensuring that the middle and top coats adhere well to the surface. A thorough application of the primer significantly impacts durability and finish quality!

The primer we use is the White Filler from Astec Paint. Astec Paint’s “White Filler” becomes a soft film (micro-elastic) after drying, allowing it to follow the movement of the building and hairline cracks. It also has substrate adjustment capabilities and is a water-based, single-component flexible acrylic primer suitable for a wide range of substrates.

5. Middle Coat (Heat-Reflective Paint)

Next is the middle coating. This is an important process to bring out the performance of the paint, to achieve a beautiful finish, and to eliminate unevenness!

6. Top Coating (Heat-Reflective Paint)


Next is the top coating. This is the finishing touch for the exterior wall painting. We will be mindful to ensure there are no uneven areas or missed spots, resulting in a beautiful finish! The paint used is Astec Paint’s Silicon REVO1000-IR. The manufacturer’s expected durability is about 13 to 16 years. Astec Paint’s heat-reflective paint holds the NO.1 share among heat-reflective paints! With high cost performance and excellent heat-reflective properties, it has become a very popular paint with us!



7. Accessory Part Painting (Eaves, Soffit, Rain Gutter, Fascia, Shutter Box)

The eaves are less exposed to sunlight and therefore tend to be less prone to deterioration; however, due to poor sunlight exposure, they are more likely to develop moss and mold. For this reason, we use paint with high anti-mold and moisture-permeable properties for the eaves.
The paint used is Nippon Paint / Ken Ace G2.

After completing the surface preparation such as scraping for the attached parts, for iron parts, we apply an anti-rust primer, followed by a middle coat and a top coat with Yumelock. We ensure to paint even the smallest areas thoroughly!
