the first step to avoid mistakes is to get “estimates from three or more companies.”
Hello! We are Kakeru Koumuten Co., Ltd., a roof renovation specialist in Yokohama. On this page, we will explain important points and comparison factors when obtaining estimates for roof renovations!

- The most important thing in roof renovation is getting estimates from three or more companies. However, deciding solely based on “cost” can be risky.
- Roof renovations can be broadly categorized into “roof overlay (cover method)”, “roof replacement”, and “roof painting”. Since it involves work on the entire roof, it typically costs hundreds of thousands to over a million yen (please refer to the cost table below for Kakeru Koumuten’s estimates).
- What you should compare is not just the roofing materials themselves, but also “accessory materials (roofing, purlins, fasteners, sealing)” and “process”. This will help you determine whether the contractor is trustworthy.
- Yokohama City offers free seismic diagnosis + subsidies for seismic retrofitting of wooden houses (general 1.15 million yen / non-taxable 1.55 million yen), and “lightweight roofing” is explicitly mentioned as an eligible work. If you are considering a replacement as part of your reinforcement plan, it is worth consulting.
- Kakeru Koumuten offers free estimates and inspections, and we welcome competitive estimates. From temporary scaffolding to roof work, we handle everything in-house.

When obtaining competitive estimates, while it is certainly better if the costs are low, deciding on a contractor based solely on the estimate cost can also be dangerous. It is essential to carefully consider the contents of the roof renovation estimate to avoid regrets. It is important to identify a trustworthy contractor you can rely on.
That said, among those who are requesting roof renovations for the first time, there are likely many who have

such questions. Therefore, in this article, we will provide detailed explanations on how to decide on the contents of the roof renovation work and comparison points and important items in the estimate for roof painting, overlay method, and replacement work!
7 Points to Know When Getting an Estimate
When getting an estimate for roof renovation, there are seven main points to keep in mind.
- Obtain multiple estimates and compare them with other companies
- Check if the contents of the estimate differ too much from other contractors
- Carefully check if there is a breakdown of materials and other details
- Confirm if insurance or subsidies from Yokohama City can be used
- Check if the construction content matches your life plan
- Verify the warranty and after-support details
- Ensure the roofing plan is suitable for the location and natural environment in Yokohama City
We will explain each point in detail!
POINT 1 Always obtain multiple estimates and compare them
As mentioned earlier, the most important thing in roofing renovation work is obtaining multiple estimates. Obtaining multiple estimates is a method of requesting estimates from several contractors and comparing them.
There are many contractors in Japan, and each contractor may have different construction methods and materials even for the same work content. Therefore, the costs can vary significantly depending on the contractor you choose.
Even if the request details are the same, if you decide based on only one company’s estimate, you may not notice if you are charged more than the market rate. By comparing multiple companies, you can understand the appropriate construction content and price range. If you proceed without obtaining multiple estimates,
“I experienced leaks before the stated durability period…”
the likelihood of regret increases, so we at Kakeru Koumuten recommend obtaining multiple estimates to all our customers.
Some companies may strongly dislike the idea of multiple estimates and may pressure you with statements like,
“Material prices are going up”
“If you don’t start the work soon, you might need more expensive repairs later”
It’s important not to rush into a contract without obtaining multiple estimates! If you already have estimates from other companies, we also accept non-face-to-face rough estimates based on other companies’ quotes and drawings.
POINT 2 Check if the contents of the estimate differ too much from other companies
When obtaining multiple estimates, it is also important to check if the contents differ too much from other companies. It is not uncommon for the construction area to be excessively large or the amount to be too high.
While it is not necessarily bad to have differences in amounts or construction content, be sure to confirm with the contractor the clear reasons for the differences from other companies.
POINT 3 Check if there is a breakdown of materials and other details
When you receive a roof renovation estimate from a contractor, make sure to check whether a breakdown is provided.
Some contractors only list “one set,” but this does not clarify what is included and how much it costs. To put it another way, this allows the contractor to freely adjust the amounts, increasing the likelihood of price markups.
We recommend contractors that provide a detailed breakdown of what each item costs.
Since roofing sheets and ridge bases cannot be checked after installation, ensure that inexpensive materials are not being used to cut costs! Contractors who clarify their pricing will provide more peace of mind for those requesting the work.
POINT 4 Check if insurance or subsidies can be used
To reduce the cost of roof work, make sure to check with the contractor whether fire insurance or subsidies can be utilized.
For example, if the roof was damaged by a typhoon or strong winds, there is a possibility that the repair costs can be covered by the fire insurance’s “wind damage” compensation, provided that the contract terms and damage conditions are met (general wear and tear is usually not covered). Additionally, roof replacement work aimed at improving seismic performance or insulation upgrades for roofs and ceilings may qualify for subsidies from local governments or the national government.
Using fire insurance or subsidies requires separate procedures. If the contractor has previously utilized fire insurance or subsidies for past roofing work, you can trust them to handle it.
Subsidies and grants potentially available for roof renovations in Yokohama City [Latest for 2026 (Reiwa 8)]
In Yokohama City, the following systems may be available for roof renovations, seismic upgrades, and insulation improvements. The conditions for application, contracts, and construction commencement vary by system, and some systems, like the Yokohama City seismic renovation subsidy, may become ineligible if the construction contract is signed before the grant decision, so be sure to check the latest requirements for each system and consult during the estimation phase.
Self-burden 0 yen (dispatch of a city-certified seismic diagnosis specialist)
Eligible properties include wooden houses built using traditional frame construction methods with two stories or less that commenced construction before May 31, 2000, as well as houses that meet the new seismic standards established after June 1981 (prefabricated and 2×4 houses are not eligible). For homes with heavy roofs like tile roofs, starting here is recommended. Applications are accepted until January 29, Reiwa 9 (may end early depending on budget).
Source: Yokohama City Free Seismic Diagnosis for Wooden Houses
Upper limit 1.15 million yen for general households / 1.55 million yen for non-taxable households (additional amount if energy-saving renovations are carried out simultaneously)
Renovation work aimed at improving the seismic performance of houses determined to be insufficient in seismic diagnosis to a score of 1.0 or higher is eligible, and the city’s guidelines specifically state that “lightweighting work for roofs aimed at improving seismic performance” is included as eligible work. However, simply replacing the roof does not automatically make it eligible; it must be planned as part of a seismic renovation that includes lightweighting in the seismic diagnosis and reinforcement plan.
※If you sign a construction contract before the notification issued by the city, the subsidy will not be granted. Construction is limited to registered contractors of the city. Kakeru Koumuten Co., Ltd. (Aoba-ku, Yokohama) is a local contractor, so please feel free to consult us about registration status and the process.

Up to 1 million yen per unit (for houses built before 1991. For houses built from 1992 to 2016, up to 800,000 yen)
Energy-saving renovations such as insulation improvements for exterior walls, roofs (ceilings), and floors, as well as high-efficiency windows and water heaters are eligible. Roof and ceiling insulation improvements are one of the eligible works, but the maximum amount is based on a combination of specified “required works” such as insulation for openings, structural insulation, and target equipment; it is not a system that grants the full amount for just roof and ceiling insulation. In principle, the target is houses built before December 31, 2016, and applications are made by registered contractors (please check the official site for conditions regarding contract dates and start dates). The program will end once the budget limit is reached (by December 31, 2026, at the latest).
It is also possible to combine this campaign with “Advanced Window Renovation 2026 (up to 1 million yen per unit)” and “Water Heating Energy Saving 2026 (EcoCute up to 100,000 yen per unit, etc.).”

Other potential programs available in Yokohama (Kanagawa Prefecture’s energy-saving renovations, Yokohama City’s insulation renovations, solar power, fire insurance, etc.)
Subsidy rate 1/3; maximum 150,000 yen
Insulation improvements for windows and entrance doors are mandatory, and insulation for walls, ceilings, and floors can be added optionally. Roof insulation may be combined as “ceiling insulation.” The application must be made by the homeowner themselves, and applications by contractors on behalf of homeowners are not allowed. Starting construction before the grant decision is not eligible, so please check the official site for the latest requirements along with the application period (additional applications are first-come, first-served and limited).

Maximum 1.2 to 1.5 million yen (for insulation renovations related to relocation and settlement of child-rearing households)
For insulation renovations of an entire residence or specified partial insulation renovations, the application procedures and receipt of subsidies will be handled by businesses registered or scheduled to be registered with the city’s “Yokohama Health and Energy-Saving Housing.” Please note that this program is designed with conditions for relocation or permanent residence, so it cannot be utilized for regular roof material replacements or roof painting alone. Applications will be accepted until November 30, 2026.

Solar Power 15,000 yen/kW (up to 4kW = 60,000 yen) & Storage Battery 120,000 yen (Eco Cute 20,000 yen, V2H 100,000 yen, etc.)
If you are considering solar power or storage batteries along with roof replacement or overlay methods, you may also be eligible for this. Applications will be accepted until December 25, 2026 (first-come, first-served; applications after installation are not accepted).
It is also possible to combine this with Kanagawa Prefecture’s “Fiscal Year 2026 Residential Solar Power Generation and Storage Battery Installation Subsidy.” The prefectural program targets those who install both solar power generation equipment and storage systems, offering 70,000 yen/kW for solar power and 150,000 yen per unit for storage systems. The second phase runs from September 7 to September 30, 2026, on a first-come, first-served basis (approximately 500 cases), and work must commence after the grant decision; applications must be made by the customer themselves (no agency representation allowed) (as of September 4, 2026). Damage caused by typhoons or strong winds, such as blown-off ridge caps, cracked slates, or detached rain gutters, may be covered under the “wind damage” provision of your fire insurance, provided that the contract terms, deductible amounts, and damage conditions are met. Aging deterioration is generally not covered, and applications must be made within three years of the damage. Kakeru Koumuten provides support for creating necessary documents for insurance claims, including taking photos of the damage and preparing estimates.
POINT 5 Is the roof renovation content aligned with your life plan?
When considering construction, it is essential to confirm whether it is a “roof renovation that aligns with your life plan and requests?”
“I am considering a roof renovation because the second floor is hot.”
“I am considering a roof renovation due to a leak.”
These are some of the reasons or concerns that may lead you to consider a roof renovation.
For example, if you have already decided to move or demolish in 10 years, using highly durable roofing materials with a lifespan of over 40 years, such as the roof overlay (cover method) or roof replacement, would be a waste of money. You may need to consider using roofing materials with a shorter lifespan or explore roof painting as an option.
Similarly, if the goal of the roof renovation is to improve heat insulation and thermal resistance due to heat, using standard roof painting or low thermal resistance roofing materials for replacement or overlay will not achieve the intended purpose, resulting in wasted work.
If the existing roofing material is slate (colonial), there are roofing materials that cannot be painted, so it is necessary to verify the type of existing roofing material. Roofing materials such as “Colonial NEO” and “Pamir” that cannot be painted will result in wasted construction costs if painted.
There are many contractors who will casually propose painting work on roofing materials that cannot be painted, so caution is necessary. For roofing materials that cannot be painted, let’s carry out appropriate roof renovations such as roof overlay (cover method) or roof replacement!
View the list of roofing materials that cannot be painted or are not recommended for painting
POINT 6 Check the contents of the warranty and after-sales support
Depending on the scope of work, there is a possibility that the construction may not go as the customer envisioned. It is advisable to choose a contractor who explains warranties and after-support in advance, just in case any issues arise.
Regarding the warranty details, it is important to confirm not only the warranty period but also aspects such as the “leak warranty” and “detachment of roofing materials and accessories”, to understand the extent of the coverage.
How long is the warranty period? What kind of after-support is available? It’s a good idea to check these details at the time of the estimate.
POINT 7 Check if the construction plan suits the location and natural environment of Yokohama City
There are areas within Yokohama City that experience strong winds, as well as regions close to the sea, such as Isogo-ku and Kanazawa-ku. When near the sea, it is important to pay attention to the manufacturer’s warranty conditions (such as distance from the coastline) depending on the roofing materials. In areas with strong winds, it is necessary to ensure that the ridge base and fasteners for the roofing materials are designed to withstand high winds.
By thoroughly checking not only the costs but also the location of the building and the warranty conditions of the proposed roofing materials, you can avoid troubles after the construction. Always confirm whether the plan is suitable for the building’s location and conditions! (Please also refer to points to consider for roof renovations by location in Yokohama City.)
【Yokohama City】 Steps for Requesting a Roof Renovation Estimate
We will explain in detail the steps to request a roof renovation estimate. Specifically, the process is as follows:
- Search for contractors that serve Yokohama City
- Request an estimate
- Have a site survey conducted
- Compare the estimates
Most contractors will handle this for free, but it’s a good idea to confirm whether there will be any costs involved, just to be safe!
STEP 1 Research contractors that serve Yokohama City
Currently, most contractors have information available on the internet or through signage, so you can research there. When looking for contractors, it’s advisable to seek multiple estimates as a basis for comparison. By keeping in mind the seven points mentioned earlier, you can reduce the likelihood of making a mistake.
Additionally, advertisements may be placed on public transportation such as buses and trains, or flyers may be delivered to your home. If something catches your eye, it might be worth contacting them once.
That said, narrowing down from the many contractors can be quite challenging. Therefore, it is recommended to read reviews on Google and other platforms for reference and to contact companies with good ratings. When doing so, look not only at the rating points but also at the number of reviews, posting dates, specificity of content, presence of construction photos, and company responses, as this will give you a clearer picture of the company’s actual service.
STEP 2 Request an Estimate
To narrow down quality contractors from roofing estimates, it is important to request estimates from at least three companies. With only one or two companies, it becomes difficult to compare the details, increasing the likelihood of not finding a quality contractor. By obtaining estimates from three or more companies, you can compare prices, service content, and responsiveness, making it easier to find a contractor that suits your needs.
STEP 3 Have a Site Survey Conducted
Once you have requested estimates, have the contractor conduct a site survey. Since the contractor will come to your home, be sure to ask any questions you have regarding the construction at that time. Examples of things you might want to ask or convey include:
- Communicate your requests and future life plans
- Is the construction done by their own staff?
- Where will materials be stored and where will scaffolding be placed?
- If you have preferred roofing materials or paints, let them know
- In the case of roof overlay or re-roofing work, confirm what materials will be used aside from roofing materials, such as fasteners, ridge boards, sealing materials, and roofing sheets
STEP 4 Compare Estimates
Once you receive estimates from multiple contractors, please compare the estimates from each company. The three key points to pay attention to are as follows:
- Check if the product names and manufacturer names are listed
- Check if the area and unit prices are specified
- Check if the processes and specifications are detailed
Make sure to check if the details such as the type of paint and materials used for the roofing work, as well as the manufacturer names, are clearly listed. If there are any unclear parts, be sure to confirm with the contractor.
Always check that the construction area is not abbreviated as “one set.” Contractors that provide detailed area specifications are likely to have conducted more accurate surveys and can be trusted. Be cautious if most of the estimate states “one set.”
Also check if detailed processes such as “scaffolding assembly” and “substrate treatment” are included. It is more important that the main processes, product names, manufacturers, quantities, unit prices, and specifications are clearly stated than the number of items listed.
If you request Kakeru Koumuten Co., Ltd., you can check the flow from inquiry to on-site survey, estimate, start of work, and completion on the Flow of Work page.
Points to Compare Estimates for Each Roof Renovation

Finally, we will introduce the essential items to check in the estimates for the three typical types of roof renovation work listed below! If the items we are about to explain are not included in the estimate, we recommend confirming with the contractor whether they are part of the work!
7 processes + batten replacement
8 processes (check auxiliary materials)
Dismantling, substrate + overlay method in the same process
*For the overall painting, overlay method, and roof replacement work, it is generally necessary to install temporary scaffolding and mesh sheets to ensure safety and prevent scattering to neighboring areas. Since the conditions vary depending on the shape of the building and the scope of work, the mention of scaffolding will be omitted in the subsequent processes.
Construction 1 Comparison Points for Roof Painting Estimate Items
First, we will explain the important items in roof painting work in detail for each process! Roof painting is based on “three coats: primer, middle coat, and top coat”, and for slate roofs, the presence or absence of t spacer (separation material) and rust prevention for metal parts is essential for checking the estimate.
View the 7 processes of roof painting + board replacement in detail (tap to open)
1. High Pressure Washing
The entire roof is washed with high pressure. If the dirt is severe, bio-cleaning is recommended.
2. Protection
Areas that may get dirty during roof painting, such as near the exterior walls, are protected.
3. Substrate Adjustment
Repairing cracks in the roof and scraping off old paint and dirt that could not be removed by washing. Rust on metal parts is also scraped off.
4. Rust Prevention for Metal Parts

Rust prevention is applied to metal parts such as sheet metal and snow stops. If this item is missing, rust prevention is often not applied, and there is a high possibility that rust will occur from the metal parts within a few years, so caution is necessary.
5. Primer
There are different types of primers, and it is necessary to choose a primer suitable for the existing roofing material and condition. For example, dedicated primers or undercoats must be used for metal roofs. If the existing roofing material is slate and water-based paint has been applied, using a solvent-based paint without a dedicated primer can cause the paint film to shrink.
To prevent troubles, and to prolong the life of the paint film, it is necessary to use a primer that matches the substrate and condition. Always confirm whether a dedicated primer is used after understanding the condition of the substrate!
6. Installation of Taspacer (Separation Material)

This is a necessary item only for slate roofs. Slate roofs are designed to allow rainwater and moisture to escape from the overlaps of the roofing material. If the overlaps of the roofing material are filled with paint due to roof painting, it will reduce ventilation, leading to substrate corrosion and potentially damaging the roofing material.
Therefore, installing taspacers after the primer ensures gaps in the overlaps of the roofing material. Typically, two taspacers need to be installed for each slate, and the installation positions are predetermined. However, taspacer installation is not possible for roofing materials that are warped by more than 4mm.
7. Intermediate and Top Coating

Basically, roof painting consists of three coats including the primer, intermediate, and top coat. This item is often included by all contractors, but if it is not mentioned, be sure to confirm! There are differences in durability and heat resistance characteristics between the intermediate and top coat paints, so it is recommended to carefully decide which paint best meets your needs rather than just deciding based on price.
+ Replacement of Nailing Board (Check of Ridge Substrate)

This is not related to the roof painting process, but when painting a slate roof that is over 10 years old, we recommend checking the condition of the batten by partially removing the ridge cap. If the existing batten is made of cedar, its durability is estimated to be around 10 to 15 years, so replacing it together can reduce costs compared to doing a batten replacement project separately. Let’s at least get an estimate and consider it!
There are different types of battens, such as “wooden” and “plastic,” and there are differences in durability, so
“Will the ridge cap fasteners be nails or screws?”
Make sure to check these points as well!
Here is the price list for Kakeru Koumuten’s roof painting work!
Construction 2 Comparison Points for Roof Overlay (Cover Method) Estimate Items
The roof overlay method involves installing new roofing materials over the existing slate roof without dismantling it. This is the most requested construction for roof renovations in Yokohama (please also check our roof construction achievements). We will explain the important processes and items in the overlay method!
Particularly important points to compare are “roofing sheet (underlayment),” “ridge substrate (batten),” “fasteners,” and “sealing material.” All of these are parts that will be hidden after construction, and if shortcuts are taken here, even the most durable roofing materials can lead to early leaks.
View the 8 processes of the roof overlay method in detail by item (tap to open)
1. Dismantling existing ridge and snow stops
We will dismantle areas that interfere with the cover method, such as existing ridge caps, battens, and snow stops.
2. Underlayment installation (roofing sheet)
This involves applying a waterproof sheet to the existing roof. This is a key item that should be carefully compared! In conclusion, there are two points to check.
“Is the roofing sheet suitable for the existing roof?”
For example, if the main roofing material is Super Galtect (with a durability of about 35 years) and regular asphalt roofing (with a durability of about 10 years) is used, there will be a significant difference in durability between the main roofing material and the roofing sheet. Even if you use a highly durable roofing material, there is a possibility that leaks may occur before the expected durability period, so caution is necessary.
The appropriate roofing sheet for the existing roof depends on the condition of the existing roofing material. For instance, if the existing roofing material is “Colonial NEO” or “Pamil”, which are weak slates, it is important to select adhesive roofing sheets suitable for the overlay method, such as “Tajima Roofing/Tadis Self Cover” (the suitable products may vary depending on the condition of the existing roof and the manufacturer’s installation guidelines). This is why identifying the existing roofing material during the on-site survey is essential!

There are many types of underlayment materials, each with different durability. Since there are various types such as heat-insulating roofing sheets, make sure to check whether the roofing sheet used meets your needs!
Additionally, if there is a lot of moss on the existing roof when using adhesive roofing sheets, the adhesive roofing sheets may not adhere properly. If the dirt is severe, high-pressure washing will be necessary.

Check whether there is a high-pressure washing item included and confirm any additional costs if high-pressure washing is required!
3. Flashing (valley flashing, decorative flashing, eave flashing, waste board flashing, etc.)
There are two points to check regarding flashing!
“Is a setback type of decorative flashing being used?”
Using non-genuine flashing may result in differences in durability, and depending on the manufacturer’s warranty conditions, the use of genuine flashing may be required. Some contractors may use aftermarket flashing to reduce costs, so be sure to check this along with the warranty conditions!
The roof overlay method may raise the roof higher than the existing condition, which can cause rainwater to overflow the rain gutter. Depending on the relationship between the existing rain gutter and the roof, using a setback type of decorative flashing can allow rainwater to flow properly into the rain gutter. If you are not replacing the rain gutter, check how the type of decorative flashing and the rain gutter will be integrated!
4. Main roofing installation
This section covers the installation of the roofing material itself! What to check in this section is the “fasteners” for the roofing material! Fasteners can be nails or screws, and they come in different materials such as iron or stainless steel. While stainless steel screws are more expensive, they offer better wind resistance.
If there is no mention of fasteners, confirm what type will be used,
“What is the additional cost if the fasteners are changed?”
Make sure to check these points thoroughly!

Aijii Industry is the manufacturer of Super Galtect. The repair screws are made of stainless steel and are specifically designed for the roof overlay method. It’s reassuring that they are from the same manufacturer as the roofing material!
5. Snow Stops

Also, check whether genuine manufacturer products are being used for the snow stops! If using aftermarket products, you must confirm compatibility with the roofing material, the manufacturer’s installation guidelines, and warranty conditions, as this could lead to leaks or voided warranties.
6. Ridge Substrate (Nail Board)
The ridge substrate serves as the base for the ridge cap! It is often referred to as a nail board. This is also a critical item to check carefully just like the underlayment! There are various types of ridge substrates, including “wood,” “plastic,” and “metal,” each with different durability lifespans. Generally, we recommend using a ridge substrate that matches the durability lifespan of the new roofing material.

The above photos show wooden and plastic battens. The durability years are just a guideline.
| Type of ridge substrate (batten) | Estimated durability years |
|---|---|
| Wooden (cedar) | About 10-15 years |
| Plastic | About 20 years |
| Metal (galvalume steel) | About 30-35 years |
For example, if you use a wooden ridge substrate (estimated durability of about 10-15 years) with a Super Galtect roof material (estimated durability of about 35 years), you will eventually need to replace only the ridge substrate. Since the condition of the ridge substrate cannot be checked from the outside, corrosion may progress unnoticed, leading to issues such as the ridge flashing being blown away. The plastic batten also has an estimated durability of about 20 years, which does not match the durability of Galtect. Thermal deformation and cracking are also disadvantages of plastic battens.

In the case of Super Galtect, if the ridge substrate is made of galvalume steel, the durability will be equivalent, and unlike wood or plastic, it will not crack, making it highly resistant to wind and recommended! Be sure to confirm what material will be used for the ridge substrate!
7. Installation of ridge flashing and rain stop flashing
What you should check here is the “fasteners” and “flashing (sealer)” for the ridge flashing!

First, there are nails and screws with waterproof packing for the fasteners of the ridge cap. If nails are used, they may come loose or have low holding power, leading to the ridge cap detaching. Make sure that the fasteners used are always “screws with waterproof packing.” Additionally, since this area will be exposed to the outside, be sure to check whether the material is “stainless steel.”

A seal is like a packing that prevents rainwater from entering at the ridge. Since it is not visible from the outside, many contractors do not install it. If the item “seal” is not listed, confirm whether it will be installed!
8. Sealing Material
Both the roof overlay (cover method) and re-roofing work require waterproofing with sealing at the rain stop and ridge areas. The necessary confirmation for this item is the type of sealing material. Sealing materials also have a durability period, ranging from about 8 years to 30 years.
If this sealing material deteriorates, it often leads to leaks, so it is best to use high-durability materials! Since the number of sealing locations on the roof is not that large, using high-durability sealing does not result in a significant cost difference, so we recommend using high-durability sealing.

As shown in the table above, there is a significant difference in durability between general sealing materials and high-durability sealing materials!
Here is the price list for roof overlay (cover method) construction!
Construction 3 Comparison Points for Roof Re-Roofing Estimate Items
Roof re-roofing work involves dismantling the existing roofing material and installing a new roof. The difference from the overlay method is that the existing roof is dismantled. The three items “dismantling and disposal costs,” “substrate adjustment,” and “sheathing board” are unique confirmation points for re-roofing, and thereafter, the processes are the same as items 2 to 8 of the overlay method.
See the three unique processes of roof re-roofing in detail (tap to open)
1. Roof Dismantling
We will strip and dismantle the existing roofing materials such as tiles and slate. The disposal costs for the existing roofing materials vary depending on the type of material and the presence of asbestos. When arranged in order of disposal costs from lowest to highest, they are as follows:

2. Substrate Adjustment
This depends on the condition of the substrate, but if the building is older or if it has a tile roof, there is often “distortion in the substrate.” If the distortion in the substrate is left unaddressed and new roofing materials are installed, the distortion will also affect the new roofing materials, making substrate adjustment necessary.
3. New Substrate Installation (Roof Sheathing)
This involves installing new roof sheathing across the entire roof after dismantling and cleaning the roof. If the existing roofing material is slate or if the building is relatively new, this may not be necessary. However, if the building is older or has a tile roof, it is often required.
The subsequent processes will be the same as steps 2 to 8 of the roof overlay (cover method).

* This is a guideline based on Kakeru Koumuten Co., Ltd.’s construction menu and performance records. The estimated cost for temporary scaffolding for a typical two-story house is around 110,000 to 130,000 yen, but this may vary depending on the building shape, area, road conditions, elevation, and other factors. The price will fluctuate based on the roof area and shape (hipped, gable, complex roofs), slope, existing roofing materials, presence of asbestos, condition of the substrate, materials used, solar panel installation and removal, and transportation conditions. Please confirm the exact amount after a site survey and estimate.

Yokohama’s Regional Characteristics for Roof Renovation
Yokohama City has 18 wards and a population of approximately 3.77 million. It is characterized by a complex terrain of hills, plateaus, lowlands, and reclaimed land, with many slopes and valleys. During Typhoon No. 15 in 2019, the Yokohama Local Meteorological Observatory recorded a maximum instantaneous wind speed of 41.8 m/s (the highest on record), resulting in damage to 1,596 houses in the city, many of which suffered damage to roofs, ridge flashing, and rain gutters. When comparing estimates, be sure to check if the specifications are suitable for your home’s location.
Areas close to the sea may experience accelerated rusting of metal and deterioration of coatings due to sea breeze and salt damage. Depending on the roofing materials, there may be manufacturer warranty conditions based on the distance from the coast. During Typhoon No. 15, the seawall in Kanazawa-ku collapsed due to high waves and strong winds. When getting estimates, check the warranty conditions and consider using stainless screws and high-durability sealing.
Ridges and elevated areas experience strong wind flow, so it is recommended to use stainless waterproof packing screws for ridge flashing and Galvalume steel for ridge underlayment as wind-resistant specifications. For locations where trucks cannot be parked due to stairs or steep slopes, confirm whether the costs for transporting materials horizontally and to elevated areas are included in the estimate.
In residential areas that were developed en masse in the 1970s to 1990s, slate roofs are now reaching 30 to 40 years of age, leading to an increase in deterioration that cannot be addressed by painting (including slate that cannot be painted). Even within the same residential area, the optimal method varies depending on whether maintenance was performed previously, so it is recommended to obtain comparative estimates with multiple plans of “painting, overlay, and re-roofing.”
Among approximately 620,000 wooden single-family homes in Yokohama, about 120,000 are old seismic-resistant houses, and it is estimated that around 50,000 homes lack sufficient seismic resistance. Re-roofing from tile roofs to lightweight metal roofs (lightening the roof) is explicitly listed as eligible work for Yokohama’s seismic renovation subsidies, making it worthwhile to consider roof renovations and seismic reinforcement together, starting with a free seismic diagnosis.
Summary | How to Avoid Mistakes in Roof Renovation Estimates in Yokohama
The seven key points to pay particular attention to when obtaining roof renovation estimates are as follows:
- Obtain multiple estimates and compare them with other companies
- Check if the contents of the estimate differ too much from other companies
- Confirm if there is a breakdown of materials and other details
- Check if insurance or subsidies can be used
- Verify if the proposal aligns with your life plan and needs
- Check the details of warranties and after-support
- Confirm if the construction plan is suitable for Yokohama’s location and natural environment
By referring to the items introduced this time, it will become easier to distinguish between reputable contractors and those that are not, so please give it a try!
Additionally, each option such as roof painting, overlay methods, and re-roofing has its advantages, so when viewed over a long-term span, overlay methods or re-roofing may be more cost-effective. Let’s consider carefully.
