We received an inquiry from a customer living in Setagaya-ku, Tokyo, stating, “The roof is severely deteriorating, and I think it’s time to seriously consider roof construction. I am requesting estimates from several contractors. I believe painting will be difficult, so I would like an estimate for lightweight and durable roofing materials.”

・Proposal Details
The existing roofing material is a slate roof containing asbestos and has never been painted.
After checking the condition of the substrate, we found it to be strong, so we proposed three patterns of recommended roofing materials that meet the customer’s requests!
In roof construction, not only the roofing material but also the roofing sheet and ridge substrate are important, and we provided thorough explanations and proposals!

Roof Construction (Roof Overlay) Procedure

1. Dismantling Existing Roof Ridge Flashing


We will dismantle unnecessary parts (ridge flashing and snow stops) for the

overlay method!

2. Installing Roofing (Waterproof Sheet)

Next, we will lay down the roofing sheet (waterproof sheet)! The roofing used is Tajima Roofing/New Liner Roofing!
This underlayment boasts the highest quality, unmatched in both waterproofing and durability. By sandwiching a modified asphalt layer between non-woven fabric and base paper, it fully demonstrates the inherent performance of modified asphalt.
The expected durability is about 30 years!

3. Fabrication of Accessories (Karakusa and Keraba)

Before the main roof construction, we will fabricate and install accessories such as keraba and karakusa sheet metal!
This time, since it will be a “Uniform Accessory Specification”, we will also process the waste keraba and dedicated ridge base.

4. Main Construction (D’s Roofing/Diplomat Star)

After the accessory fabrication, we will install the Diplomat Star roofing up to the ridge!
This time, since it will be a “Uniform Accessory Specification,” the ridge base will be made of Galvalume steel plate!

The durability of the Galvalume steel batten is about 30 to 35 years, making it highly durable and unlike resin or cedar, it does not crack, making it highly recommended!

Our original integrated waste board made of Galvalume steel plate for the ridge base is highly durable with strong fixation and excellent wind resistance! Even if rainwater enters from the ridge, it has a mechanism to discharge rainwater to the outside, thus demonstrating high waterproofing performance!

5. Ridge Flashing and Sealing at Various Locations

Next, we will process and install the dedicated uniform ridge metal and uniform eaves for the Diplomat Star. We will firmly apply sealing on the inside of the joints.
For the wall edge, we will process and install a component called rain stop metal.
The screws used for fixing are made of rust-resistant stainless steel with waterproof washers!

Unlike nails, screws with washers are less likely to come loose and securely fix the ridge metal to the purlin!

Although it is not visible after construction, installing a face plate on the inside of the ridge metal enhances waterproofing!
It firmly protects the ridge, which is a critical point of the roof.

6. Cleaning

We will clean up any debris that has fallen onto the balcony or rain gutters. We will thoroughly carry this out as nails and metal fragments can lead to injuries.

About the roofing material used this time

The roofing material used is the Diplomat Star from Deez Roofing.
Deez Roofing comes with a 30-year warranty on the base material.
Our company also provides a 10-year construction warranty!

It uses zinc-aluminum steel, which has the same composition as rust-resistant Galvalume steel.

Deez Roofing has a low thermal conductivity value to the steel plate layer due to the effect of the surface stone granules. This structure makes it harder for heat to transfer to the attic compared to other roofing materials, as it ensures a sufficient air layer between the roofing material and the roof substrate.
Additionally, the unevenness of the surface stone granules disperses raindrops, causing them to hit the surface smaller than they would on a regular smooth surface. As a result, the high-frequency noise caused by the micro-vibrations of the steel plate when raindrops hit, which is the cause of the “noisy sound” of steel roofs, can also be suppressed by the natural stone granule layer on the surface.

By adopting the “interlocking method” that integrates the roofing materials, it has excellent performance that can withstand winds of 60m/s, as well as outstanding fire resistance and waterproofing.

What is the Roof Overlay (Cover Method)?

The roof overlay method involves leaving the current roof almost as it is and placing a new roof on top of it, effectively covering it.
Literally, it is a method of covering a roof with another roof. Therefore, the roof becomes double-layered. Since the roof is layered, it is also referred to as “layered roofing.”

Advantages of the Overlay Method

Since a “new roof” is placed over the “current roof,” demolition work is almost unnecessary, meaning that very little waste is generated.
This is its most significant feature, leading to various advantages.

The only part that requires demolition and waste disposal is the ridge cap, so compared to complete roof replacement, the cost is lower.
In 2004, regulations regarding the concentration of asbestos in raw materials were changed (for more details, please refer to the Ministry of Health, Labour and Welfare website).
Building materials used in structures constructed before 2004 may contain asbestos. Asbestos-containing materials are challenging to dismantle due to their high environmental impact, and the costs for demolition and waste disposal are also high. The overlay method, which generates almost no waste, is ideal for such roofs.

Some of you may wonder, “Is it safe to live in a building that uses asbestos-containing materials?” but rest assured. As long as there is no destruction or crushing, it will not disperse into the air.
