Roof Overlay (Cover Method) Construction Steps

1. Dismantling Existing Roof Ridge Flashing

We will dismantle the unnecessary existing ridge and snow stops for the cover method!

2. Installing Roofing (Waterproof Sheet)

The roofing used is Jouyu Pulp Industry/Sunlight G!
It is made of modified asphalt roofing, which is said to have double the durability of regular asphalt roofing.
As a primary waterproofing measure, if the roofing is properly installed, there will be no leaks!
We will ensure it is securely attached to prevent it from blowing away.

3. Fabricating Accessories (Curly Patterns and Eaves)

Before the main roofing work, we will process and install accessories such as eaves and decorative metalwork!
The materials used for the accessories are made of galvalume steel.

4. Main Construction (Asahi Fiberglass/Ridgeway)

After processing the accessories, we will install the Ridgeway roofing all the way to the ridge! We will apply single cement at the overlapping areas during the installation.
Once the roofing is completed up to the ridge, we will install a material called a “kanban” which is necessary for securing the ridge cap. There are two types of kanban: cedar and resin, and this time we used a resin type!
The resin type is expected to have three times the durability compared to cedar!

5. Ridge Cap and Sealing

We will process and install the ridge cap. We will apply sealing thoroughly on the inside of the joints.
The nails and screws used for securing are made of stainless steel, which is resistant to rust!

6. Cleaning

We will clean up the debris that has fallen on the balcony and rain gutters. We conduct a thorough cleaning as nails and metal scraps can lead to injuries. The balcony will also be restored to its original condition upon completion of the work!

About Roofing Material (Ridgeway)

The roofing material used is Ridgeway from Asahi Fiberglass.
Ridgeway comes with a 10-year manufacturer warranty.
Since it uses natural stone that is baked onto the surface, it is a roofing material that does not require painting, thus reducing maintenance costs!
Additionally, because it uses fine natural stones on the surface, you won’t be troubled by rain noise.
Moreover, it is a lightweight roofing material, making it strong against earthquakes and providing seismic resistance.

*After installation, some of the surface decorative stones may fall off for about a week, but there is no issue with quality.

What is the roof overlay (cover method)?

The roof overlay method involves leaving the current roof almost as it is and placing a new roof on top of it, effectively covering it.
Literally, it is a method of covering a roof with another roof. Therefore, the roof becomes double-layered. Since the roof is laid over another, it is also referred to as “overlapping roofing.”

Benefits of the overlay method

Since a “new roof” is placed over the “current roof,” demolition work is almost unnecessary, meaning that very little waste material is generated.
This is its most significant feature, leading to various benefits.

The only part that requires demolition and waste disposal is the ridge cap, making it more cost-effective compared to complete roof replacement.
In 2004, regulations regarding the concentration of asbestos in raw materials were changed (for more details, please refer to the Ministry of Health, Labour and Welfare website).
Some building materials used in structures constructed before 2004 contain asbestos. Asbestos-containing materials are challenging to demolish due to their high environmental impact, resulting in high costs for both demolition and waste disposal. The overlay method, which generates almost no waste, is ideal for such roofs.

Some may wonder, “Is it safe to live in a building that uses asbestos-containing materials?” but rest assured. As long as they are not destroyed or crushed, they will not disperse into the air.
If you are unsure about the type of roof on your home, please feel free to consult us.

Additionally, the construction can be completed in a shorter time frame compared to painting or complete roof replacement. A shorter construction period means lower labor costs, which in turn makes the overall cost more affordable.
This also reduces psychological anxiety about having to live in an unusual environment.
When scaffolding is set up, there may be inconveniences such as difficulty entering and exiting or opening windows. Being able to return to normal life in a short period is a significant advantage.

Our company specializes in roofing work, and the roof overlay method is the most frequently performed type of work we undertake. We are very grateful that we have been continuously engaged in roof overlay method projects without interruption.

Tips for Estimating Exterior Painting and Roof Repairs

If you are considering exterior painting or roof repairs around Asahi-ku, it is important to have knowledge about budget and estimates!

◇Basic Knowledge to Know Before Requesting an Estimate

Before requesting an estimate, it is important to understand the processes and roles involved in exterior painting and roof repairs. Each process directly affects the quality and durability of the paint, which is also reflected in the cost. Additionally, the type of paint used and the area to be painted also impact the cost, so be sure to gather this information as well. Furthermore, it is essential to check the reliability, track record, and quality of after-sales service of the contractor to ensure you can trust them with your project.

◇Reasons to Obtain Estimates from Multiple Contractors

Exterior painting and roof repairs are large-scale projects, and costs can often be high. Therefore, it is recommended to obtain estimates from multiple contractors.

Services and prices vary by contractor, and comparing estimates makes it easier to select a contractor that fits your budget. It also serves the purpose of identifying inappropriate estimates or unclear items. This not only helps in understanding unnecessary costs but also prevents troubles after the contract is signed.

You can request estimates by applying through the contractor’s website or contacting them directly.

Kakeru Koumuten Co., Ltd. offers free inspections and estimates, so feel free to consult us for comparative estimates as well!

◇How to Read an Estimate and Points for Comparison

When comparing estimates, key points include each item, total amount, materials used, construction methods, and after-sales service. For example, if only one part is inexpensive, it is necessary to determine whether it is truly reasonable. Comparing each estimate and considering the overall balance is advisable.

◇Checkpoints for Additional Costs

In exterior painting and roof repairs, additional costs may arise. By understanding the checkpoints in advance, you can prevent going over budget. Setting up scaffolding is necessary for the work. Be sure to confirm whether the cost of scaffolding setup is included in the estimate.

Moreover, in older buildings, deterioration may progress more than it appears, and if there are many areas to be worked on, additional costs may arise accordingly. Additionally, the cost can vary depending on the type of paint used. If durability and appearance are prioritized, more expensive paint options may be considered.

By checking the detailed breakdown when obtaining estimates, you can reduce the risk of incurring high additional costs.

Maintenance After Construction

◇Importance of Maintenance After Construction

Maintenance after exterior painting and roof repairs is a crucial factor in extending the lifespan of your home. Neglecting maintenance can lead to the newly painted exterior and repaired roof deteriorating quickly, resulting in the risk of incurring high costs. The exterior walls and roof of a building are constantly exposed to harsh natural environments such as rain, wind, UV rays, and temperature changes. Regular maintenance can minimize damage and maintain the beauty and comfort of your home. Additionally, it can help avoid large-scale repair work and the significant expenses that come with it.

◇ Maintenance Methods and Frequency

For post-construction maintenance, inspections by professionals are effective. Even minor damages can be detected and repaired early. The recommended frequency for maintenance is generally exterior painting every 5 years and roof repairs every 3 years. This is just a guideline and may vary depending on local climate conditions and the structure of the house.

By implementing regular maintenance, you can protect your valuable home. If you are considering exterior painting or roof repairs in the Aoba-ku area, please contact Kakeru Koumuten Co., Ltd. We handle repairs and renovations for roofs, rain gutters, and exteriors, and we are committed to meeting all your needs. Trust Kakeru Koumuten Co., Ltd. for prompt and careful work.
