This is a case study of an exterior renovation project requested by Company S in Naka-ku, Yokohama.
There are several types of exterior renovations, and this project involves a roof overlay (cover method) using Galtect!
We implemented measures against leaks through the roofing work!
We performed a cover method construction from Colonial NEO to Galtect!
Colonial NEO is prone to cracking and is not suitable for painting, so the effective renovation methods are limited to the cover method or complete replacement.

Roof Overlay (Cover Method) Construction Procedure
1. Dismantling Existing Roof Ridge Metal
We will dismantle the existing roofing materials (ridge metal, snow guards) that are unnecessary for the
The existing roofing material is Colonial NEO, which is not suitable for roof painting.
2. Laying Roofing (Waterproof Sheet)
It is made of modified asphalt roofing, which is said to have double the lifespan of regular asphalt roofing.
As a primary waterproofing measure, if the roofing is properly installed, there will be no leaks!
We will ensure it is securely attached to prevent it from blowing away.
3. Fabrication of Accessories (Curly Patterns & Eaves)
The materials used for the accessories are galvalume steel sheets.
4. Main Construction (Aijii Industry / Super Galtect)
Once the installation reaches the ridge, we will set up the necessary materials to secure the ridge cap called “kanban.” There are types of kanban made of cedar and resin, and this time we used cedar!
5. Ridge Cap Processing & Sealing at Various Locations
Unlike nails, screws with packing are less likely to come loose and securely fix the ridge cap to the kanban!
Although it is not visible after construction, by installing a face plate on the inside of the ridge cap, we enhance waterproofing!
We will thoroughly protect the ridge, which is a critical point of the roof.
6. Cleaning
We will clean up the debris that has fallen onto the balcony and rain gutters. We will thoroughly carry out this process as nails and metal fragments can lead to injuries.[/chat]
The roofing material used is Aijii Industrial’s Super Galtect.
Super Galtect comes with a manufacturer warranty of 15 years for the coating and 25 years for perforation.
Our company also provides a 10-year construction warranty!
Made of SGL steel plate, it is resistant to rust.
Insulation material is tightly adhered from edge to edge of the roofing material, creating a metal sheet that integrates the steel plate and insulation.
When installed, insulation is applied even to the areas where the roofing materials overlap, and the surface is coated with a high heat-reflective paint, allowing for a cool summer and a warm winter.
Additionally, it has soundproofing properties, which reduce the sound of rain.
Moreover, it is lighter compared to other roofing materials, which minimizes the sway during earthquakes, providing earthquake resistance.
It excels in finish, durability, insulation, soundproofing, and wind resistance, and among our construction achievements, Aijii Industrial’s Super Galtect is the most frequently used and is receiving significant attention!

What is the Roof Overlay (Cover Method)?
The roof overlay method involves leaving the existing roof almost intact and placing a new roof on top of it to cover it.
Literally, it is a method of covering a roof with another roof. Therefore, the roof becomes double-layered. Since the roof is laid over another, it is also referred to as “overlapping roofing.”
Advantages of the Overlay Method
Since we overlay “new roofing” on the “current roof,” demolition work is almost unnecessary, meaning that very little waste is generated.
This is the biggest feature and leads to various advantages.
The only parts that require demolition and waste disposal are the ridge cap, so compared to complete roof replacement, the cost is lower.
In 2004, regulations regarding the concentration of asbestos in raw materials were changed (for more details, please visit the Ministry of Health, Labour and Welfare website).
Some building materials used in structures built before 2004 contain asbestos. Asbestos-containing materials are difficult to demolish due to their high environmental impact, and the costs for demolition and waste disposal are also high. The roof overlay method, which generates almost no waste, is ideal for such roofs.
