Roof Overlay Construction Procedure

1. Demolition of Existing Ridge and Snow Stops

We will dismantle unnecessary parts (ridge flashing) for the overlay method! The durability of wooden purlins is about 10 to 15 years. Once the durability period is exceeded, corrosion and discoloration can occur, leading to the detachment and scattering of the ridge flashing.[/chat]

2. Laying of Roofing (Waterproof Sheet)

We will lay the roofing sheet (waterproof sheet) on the base! The roofing used is Tajima Roofing/Tadis Self Cover!

Tadis Self Cover is a specialized roofing sheet for covering fragile slate roofs that cannot be painted, such as Colonial NEO.
Its durability is also 30 years, which is about three times that of regular asphalt roofing!
The roofing material used this time, Super Galtect, is a highly durable roofing material, so we used a highly durable roofing sheet as well!
It is made of delayed adhesive modified asphalt roofing, which is said to have double the durability of regular asphalt roofing.
As a primary waterproofing measure, if the roofing is solid, there will be no leaks!
We will firmly adhere it to prevent it from blowing away.

3. Fabrication of Accessories (Karakusa and Keraba)

Before the main roof construction, we will fabricate and install accessories such as keraba and karakusa!
The accessories used are the genuine accessories of Galtect made of SGL copper plate!

4. Main Construction (Aiji Industrial/Super Galtect)

After fabricating the accessories, we will install the Galtect main body up to the ridge!
Once we have installed it up to the ridge, we will install the necessary materials to fix the ridge board, known as the kanban. We offer three types of kanban: cedar, resin, and galvalume steel, and this time we used the galvalume steel type!
The galvalume steel type is expected to have three times the durability of the cedar type! Unlike the resin and cedar types, it won’t crack or corrode, providing peace of mind!

The cedar kanban has a durability of about 10 years, so if used, it will require replacement after 10 years, incurring additional costs.
By using the galvalume steel kanban from the start, there will be no need for replacement, ensuring peace of mind in the future!
If you plan to live in the building for a long time, we recommend the galvalume steel kanban!

5. Ridge Cap Processing and Sealing

Next, we will process and install the ridge cap. We will firmly apply sealing on the inside of the joints. At the wall edge, we will process and install a component called a rain guard metal.
The fastening method will use stainless screws with waterproof packing!

Screws with packing do not have the risk of falling out like nails and are also strong against wind!
The packing also prevents water intrusion, enhancing waterproofing!

6. Cleaning

We will clean up the debris that has fallen onto the balcony and rain gutters. We will thoroughly carry this out as nails and metal fragments can lead to injuries.

The roofing material used is the Super Galtect from Aijii Industry.
The Super Galtect comes with a manufacturer warranty of 15 years for the coating and 25 years for perforation.
Our company also provides a 10-year construction warranty!
Made of SGL steel plate, it is resistant to rust.
Insulation material is tightly adhered from edge to edge of the roofing material, creating a metal sheet that integrates the steel plate and insulation.
When installed, insulation is applied even to the parts where the roofing materials overlap, and the surface is coated with high heat-reflective paint, allowing for a cool summer and warm winter experience.
Additionally, it has soundproofing properties, reducing the sound of rain.
Moreover, it is lightweight compared to other roofing materials, which reduces the sway during earthquakes, providing earthquake resistance.
It excels in finish, durability, insulation, soundproofing, and wind resistance, and the Super Galtect from Aijii Industry is the most frequently used in our construction achievements, gaining significant attention!

Exterior Painting Work Procedure in Aoba-ku, Yokohama

1. High-Pressure Washing

First, we thoroughly remove dirt and moss from the exterior walls using high-pressure washing! If dirt remains, it can affect the adhesion and durability of the paint, so we wash carefully.
We will also wash the ground and inside the rain gutters.

2. Substrate Adjustment

After the high-pressure washing is complete, we will perform substrate adjustments such as crack repairs while checking the deterioration of the exterior walls.

3. Protection of Areas

Next, we will protect areas that will not be painted, such as windows, sashes, and floors, using masking tape, blue sheets, and polymer masks. This is a very important task in the painting process! If protection is neglected, gaps can form, allowing paint to seep in or resulting in uneven lines.

4. Primer Application

The primer we use is White Filler A. It has substrate adjustment capabilities and can seal fine cracks! Compared to sealers and primers, it has a higher viscosity and can add thickness! The White Filler A used is compatible with mortar exterior walls, depending on the existing finish paint.

White Filler can be used as a primer when there is existing paint!

5. Middle Coating (Heat-Reflective Paint)

Next is the intermediate coating. This is an important process to bring out the performance of the paint, achieve a beautiful finish, and eliminate uneven application!

6. Top Coating (Heat-Reflective Paint)

Next is the top coating. This is the finishing touch for the exterior wall painting. We will be mindful to ensure there are no uneven areas or missed spots, resulting in a beautiful finish! The paint used is Astec Paint’s Silicon REVO1000-IR. The manufacturer’s expected durability is about 13 to 16 years. Astec Paint’s heat-reflective paint holds the NO.1 share among heat-reflective paints! With high cost performance and excellent heat-reflective properties, it has become a very popular paint in our company!

7. Accessory Painting (Fascia Board & Rain Gutter)

After finishing the surface preparation such as scraping, for metal parts, we apply a rust preventive primer, followed by an intermediate coat with Yumelock, and then a top coat. We ensure that every detail is thoroughly painted!

What is the Roof Overlay (Cover Method)?

The roof overlay method involves leaving the current roof almost intact and placing a new roof on top of it, effectively covering it.
Literally, it is a method of covering a roof with another roof. Therefore, the roof becomes double-layered. This method is also referred to as “overlapping roofing.”

Advantages of the Overlay Method

Since we are placing a “new roof” over the “current roof,” demolition work is almost unnecessary, meaning that very little waste is generated.
This is its most significant feature, leading to various advantages.

The only parts that require demolition and waste disposal are typically the ridge flashing, making it more cost-effective compared to complete roof replacement.
In 2004, regulations regarding the concentration of asbestos in raw materials were changed (for details, please refer to the Ministry of Health, Labour and Welfare’s website).
Some building materials used in structures built before 2004 contain asbestos. Asbestos-containing materials are challenging to demolish due to their high environmental impact, resulting in high costs for both demolition and waste disposal. The overlay method, which generates almost no waste, is ideal for such roofs.
