Background to the Construction

We received an inquiry from a customer in Aoba-ku, Yokohama, stating, “The exterior of the detached house I purchased second-hand is deteriorating, and I would like to renovate it before moving in.”

〇 Exterior Wall
・There were many cracks occurring at the existing exterior wall corners, and it seemed difficult to maintain them with repairs, so we proposed replacing the corner siding!
・The siding around the balcony was installed using direct application method, and there was a leak occurring in the eaves, so we proposed replacing the siding using a ventilation method!
・The joints of the existing siding were deteriorated, so we proposed sealing work!
・Overall, the exterior wall showed signs of deterioration and fading, so we proposed exterior painting!

〇Roof
・The existing roofing material is Grisheido NEO, which is prone to cracking.
Since the building is three stories tall and exposed to strong winds, we have proposed the highly durable Super Galtect as a solution!

Siding Cover Construction Procedure

1. Demolition of Existing Siding Exterior Wall

We will dismantle the existing siding exterior!

2. Installation of Vapor-Permeable Waterproof Sheet and Battens

The vapor-permeable waterproof sheet prevents water intrusion from the outside while allowing internal moisture to escape.
After finishing the installation of the vapor-permeable waterproof sheet, battens will be attached to the exterior wall surface.
An air layer will be created between the battens.
Even if moisture enters the back of the siding, the presence of the air layer ensures that rainwater can be expelled from within the exterior wall.

空気層のメリット

Prevents water leakage.
Enhances insulation effectiveness.
Improves soundproofing effectiveness.
Prevents condensation within the walls (making the building less prone to damage).

3. Installation of Trim

The corners of the exterior walls are referred to as “irizumi.”
We will finish by installing the trim, known as “dezumi,” at this part!

Replacement of Siding Corners

The corners of this exterior wall are called “dezumi,” and since the existing one was split in half, the internal battens were severely exposed to rainwater and had corroded significantly. We replaced them with new battens and then installed new corners!

Procedure for Replacing Joint Sealant

1. Removal of Existing Sealant

Remove the existing sealing material using a cutter or similar tool.
This is referred to as sealing, caulking, or joints. It is a critical area that can easily lead to water leaks and cause cracks or lifting in the siding. Cracks and peeling are signs of deterioration!

2. Masking Tape Application

Check the position to apply the tape and carefully attach it to avoid embedding into the surface.

3. Primer Application

Apply the primer with a brush or similar tool, ensuring there are no missed spots.

What is Primer: It acts like an adhesive! It is commonly used for surface preparation! It is an essential step in sealing work, significantly enhancing adhesion!

4. Filling with Sealing Material

Place the nozzle of the caulking gun at the bottom of the joint and fill it adequately. The caulking material used is SR Seal H100. SR Seal H100 is a sealing material with a durability of approximately 30 years! If you are going to paint over it, SR Seal H100 is recommended over Auton Exceed!

. That concludes the process.

Once again, we were able to finish beautifully!

Exterior Painting Work Procedure

1. High-Pressure Washing

First, we thoroughly wash the exterior walls with high-pressure washing to remove dirt and moss! If dirt remains, it can affect the adhesion and durability of the paint, so we wash carefully.
We also wash the exterior structures, floor, and inside the rain gutters as well.

2. Substrate Adjustment

After high-pressure washing, we assess the deterioration of the exterior walls and perform substrate adjustments such as crack repairs.

3. Protection of Various Areas

Next, we protect areas that will not be painted, such as windows, sashes, and floors, using masking tape, blue sheets, and polymer sheeting. This is a very important task in the painting process! If protection is neglected, gaps can form, allowing paint to seep in or preventing clean lines from being achieved.

4. Primer Application

This is the first step of applying paint after high-pressure washing and surface preparation. It is a primer that ensures the middle and top coats adhere well to the surface. By applying the primer thoroughly, there will be a significant difference in durability and finish!

The primer we use is SK Kaken’s SD Surf Epoxy Premium, which is specifically designed for siding! It also has surface adjustment capabilities, sealing fine cracks!

5. Middle Coat

Next is the middle coat. This is a crucial process to bring out the performance of the paint, achieve a beautiful finish, and eliminate unevenness! This time, we will use white and blue colors for differentiation!

6. Top Coat

Next is the top coat. This is the finishing touch for the exterior wall painting. We will be mindful to ensure there are no uneven spots or missed areas, achieving a beautiful finish! We used SK Kaken’s Premium Silicone paint. The manufacturer’s expected durability is about 14 to 16 years.

7. Painting of Auxiliary Parts (Rain Gutter, Water Cutting, Vertical Gutter, Nose Hiding)

Rain Gutter

Water Cutting Metal

Vertical Gutter

Nose Hiding

For the attached parts, after finishing the surface preparation such as scraping, if it is a metal part, we apply a primer with rust prevention and then apply the middle and top coats with Yumelock. We make sure to paint even the smallest areas thoroughly!

Balcony Waterproofing Top Coat

We also completed the balcony waterproofing (top coat)! The product used is the gray Kanae water-based top coat! After roughening the surface and wiping with acetone, we apply the top coat twice!

Roof Overlay Construction Procedure

1. Dismantling Existing Ridge and Snow Stops

We will dismantle unnecessary parts (ridge flashing) for the overlay method! The durability of wooden purlins is about 10 to 15 years. Exceeding the durability period can lead to corrosion and discoloration, resulting in the ridge flashing coming loose or being blown away.

2. Installing Roofing (Waterproof Sheet)

Next, we will install the roofing sheet (waterproof sheet)! The roofing used is Tajima Roofing/Tadis Self Cover!

Tadis Self Cover is a roofing sheet specifically designed for cover methods for fragile slates such as Grishaido NEO!

Expected durability is about 30 years!

3.Accessory Processing (Karukusa and Keraba)

Before the main roof construction, we will process and install accessories such as keraba and karukusa!
The accessories used are genuine Galtect accessories made of SGL copper plate!

4.Main Construction (Aiji Industrial/Super Galtect)

After processing the accessories, we will lay the Galtect main body up to the ridge!
Once laid up to the ridge, we will install necessary materials to fix the ridge cap called “kanban.” We offer three types of kanban: cedar, resin, and galvalume steel, and this time we used the highest grade galvalume steel!
The durability of the galvalume steel kanban is about 30 to 35 years, making it highly durable and unlike resin or cedar, it won’t crack!

5.Ridge Cap Processing and Sealing

Next, we will process and install the ridge cap. We will thoroughly apply sealing on the inside of the joints. For the wall edges, we will process and install a component called a rain stop metal.
The nails and screws used for fixing are made of stainless steel, which is resistant to rust!

6.Cleaning

We will clean up any debris that has fallen onto balconies and other areas. We will thoroughly remove nails and metal scraps to prevent injuries. Additionally, we will wipe away any footprints left on the roof to keep it clean.

About Roofing Materials

The roofing material used is the Super Galtect from Aijii Industrial.
The Super Galtect comes with a manufacturer warranty of 15 years for the coating and 25 years for perforation.
Our company also provides a 10-year construction warranty!

Made of SGL steel plate, it is resistant to rust.
Insulation material is tightly applied from edge to edge of the roofing material, creating a metal sheet that integrates the steel plate and insulation.
When installed, insulation is applied even to the parts where the roofing materials overlap, and the surface is coated with a high heat-reflective paint, allowing for a cool summer and a warm winter.
Additionally, it has soundproofing properties, reducing the sound of rain.
Moreover, it is lightweight compared to other roofing materials, which minimizes the sway during earthquakes, providing earthquake resistance.
It excels in finish, durability, insulation, soundproofing, and wind resistance, and the Super Galtect from Aijii Industrial is the most frequently used in our construction achievements, gaining considerable attention!
