Hello!
I am Yamanaka from Kakeru Koumuten Co., Ltd., a specialist in roofing, exterior wall painting, and exterior renovations located in Aoba-ku, Yokohama!
This is a case study of roof repair (roof renovation) in Aoba-ku, Yokohama.
The work involved roof repair using the roof overlay (cover method) with Super Galtect.
Thank you very much for choosing Kakeru Koumuten Co., Ltd. among many contractors.

| Inquiry Details |
| We received an inquiry from a customer living in Aoba-ku, Yokohama, stating, “Pieces of the roof are falling off, and we are experiencing leaks, so we are considering roof repairs.” The building is 21 years old, and the existing roofing material is “Zarufugurassa,” which is very brittle and not suitable for painting. The effective roof renovation method is the roof overlay (cover method), so we proposed this method. Since the customer requested “to make it last long with one renovation” and mentioned that “the second floor is hot,” we proposed the highly durable and insulated Super Galtect. |
| Existing Substrate / Materials Used |
|
Existing Roofing Material: Slate (Zarufugurassa) Roof overlay (cover method) materials used: Super Galtect |
| Price Range |
| 1,000,000 – 1,100,000 yen |

| 2 weeks |

| December 2021 |
Roof Overlay Construction Procedure
1. High-Pressure Washing
Before the roof overlay (cover method) construction, we performed high-pressure washing to clean the existing roof materials, as there was a significant amount of moss!
If there is a lot of moss, it can hinder the adhesion of the roofing sheet, so we wash it off!
2. Removal of Existing Ridge and Snow Guards
We will remove any components that may obstruct the cover construction.
・Snow stops (cut at the base)
・Ridge cap and purlin
・Ventilation ridge
We will dismantle and remove the above three items. The ventilation ridge is a component that allows hot air to escape from the attic.
The first photo shows the removal of the ridge cap, and the second photo shows the purlin inside the ridge cap!
The purlin was starting to show signs of corrosion in some areas.
Wooden purlins have a durability of about 10 to 15 years, so if they exceed their lifespan, they will start to corrode.
Corrosion of the purlin can lead to the ridge cap coming loose or leaks, so caution is necessary!
3. Installation of roofing sheet (waterproof sheet)
The roofing used is Tajima Roofing/Tadis Self Cover!
It is made of adhesive modified asphalt roofing, which is said to have three times the durability of regular asphalt roofing.
The durability is about 30 years, making it a highly durable roofing sheet.
As a primary waterproofing measure, if the roofing is solid, there will be no leaks!
We will ensure it is firmly adhered to prevent it from blowing away.
The existing roofing material this time is “Zarufu Glasa”, which is a non-asbestos roofing material that cannot be painted.
It is very brittle and classified as “fragile slate”, so when using the roof overlay method, the use of “Tadis Self Cover” is essential.
Tadis Self Cover is a roofing sheet specifically designed for the roof overlay method for fragile slate.
Since it has a durability close to that of the Super Galtect, it is a perfect match!
Kakeru Koumuten recommends using roofing sheets that have a durability close to that of the roofing material!
What is roofing for roof renovations? Introducing the important building material, roofing sheets!
4. Installation of integrated waste board under the ridge
First, we will install the base for the down ridge.
This is Kakeru Koumuten’s original ridge base, designed as an integrated waste board!
The waste board is a component that discharges rainwater to the outside in case rainwater seeps behind the roofing material!
Made of Galvalume steel, it is highly durable!
We will process and install it according to the dimensions of the roof!
5. Fabrication of Components (Karakusa, Keraba, Valley Metal)
Before the main roofing work, we will fabricate and install components such as keraba and karakusa!
The components used are genuine Galtect components made of SGL copper plate!
The keraba of the roof is a component that covers the edges and ends of the roof, guiding the flow of rainwater and ensuring waterproofing. It also serves as a decorative element that affects the building’s appearance.
The karakusa used is of the setback type for the overlay method!
When performing the roof overlay method, the height of the roof may become higher than the existing one, which can lead to issues with rainwater overflowing into the rain gutter!
By using the setback type karakusa, we can ensure that rainwater flows properly into the rain gutter!
6. Main Construction (Installation of Snow Stops and Nailing Strips)
After fabricating the components, we will install the Galtect main body up to the ridge! If there are skylights, we will also process flat metal around the skylights.
While installing the main body, we will also install the snow stops.
The snow stops are genuine Super Galtect products made of stainless steel!
Once the roofing is completed up to the ridge, we will install the nailing strip, which is necessary for securing the ridge metal. There are various types of nailing strips, including cedar, resin, and Galvalume copper plate, and this time we used Galvalume steel!
Galvalume steel is expected to have 3times the durability of cedar!
Not only is the durability high, but unlike resin or cedar, it does not crack, significantly improving wind resistance!
With a durability of over 30 years, it is well-matched with the durability of Super Galtect!
7. Processing of Ridge Metal and Wall-Edge Rain Guard Metal
Next, we will process and install the ridge cap. We will firmly apply sealing on the inside of the joints.
We will install a face plate on the inside of the ridge cap! By installing the face plate, we enhance waterproofing!
At the wall edge, we will process and install a component called a rain stop flashing.
The screws used for fixing are made of stainless steel with a packing that is resistant to rust!
Unlike nails, screws with packing are less likely to come loose and securely fix the ridge cap to the purlin!
Although it is not visible after construction, installing the face plate on the inside of the ridge cap increases waterproofing!
It firmly protects the ridge, which is a critical point of the roof.
8. Sealing Work at Various Locations
We will apply sealing to the ridge cap and the wall edges of the rain gutters.
After applying primer, we will perform sealing with Oton Exceed!
Oton Exceed has a durability of three times that of standard sealing materials, with a lifespan of approximately 30 years!
Since leaks can occur from the sealing and it can be difficult to notice deterioration on the roof, we use materials that match the durability of the roofing materials as much as possible!
9. Cleaning
We will clean up any debris that has fallen onto the balcony and rain gutters. We will thoroughly remove items like nails and metal scraps that could cause injuries. Additionally, we will wipe away any footprints left on the roof to ensure it looks clean.
We strive to make the area look better after the work than it did before!
That concludes the work!

We have approximately enough scaffolding materials for 50 single-family homes!

We store roofing materials and paints.
By ordering a large quantity of materials at once, we canprocure materials at a lower cost!
Additionally, we always have stock available, allowing us torespond quickly in emergencies!
In-house waste separation
In roof renovations, various waste materials such as paint, wood, and metal are generated.
Most contractors dispose of them all together, but by sorting and recycling the waste materials, significant cost reductions on waste disposal can be achieved.
We have also obtained permission for the collection and transportation of industrial waste.

7. Roofs with installed solar panels can also be renovated!

Our company is capable of handling renovations for roofs that already have solar panels installed.
We can also manage the removal and disposal of solar panels associated with roof renovations, and we are able to take requests for solar panel removal only.
Roof renovations are possible without removing solar panels!

By using the roofing material called “Sea Guard,” it is possible to carry out roofing work without removing solar panels!
However, unlike regular roof overlay (cover method) work, there is no installation of waterproof sheets, and the roofing material is fixed only with adhesive, making it a temporary roofing solution aimed at cost reduction without a budget.
8. Detailed estimates and easy-to-understand materials!
At our company, to help customers considering roofing work make clearer comparisons, we provide not only detailed estimates but also “reports,” “guides,” and “comparison tables for new roofing materials” along with the estimates.
The comparison tables are categorized by the rank of roofing materials, allowing for easy comparison of total costs and durability at a glance!
About Super Galtect (Roofing Material)
The roofing material used is the Super Galtect from Aji Industry Co., Ltd.
The Super Galtect comes with a 15-year paint warranty and a 25-year hole warranty from the manufacturer.
We also provide a 10-year workmanship warranty!
Made of Galvalume steel, it is resistant to rust.
Insulation material is tightly applied from edge to edge of the roofing material, creating a metal sheet that integrates the steel plate and insulation.
When installed, insulation is applied even to the parts where the roofing materials overlap, and the surface is coated with a highly heat-reflective paint, allowing for cool summers and warm winters.
Additionally, it has soundproofing properties, reducing the sound of rain.
Being lighter than other roofing materials, it also minimizes the sway during earthquakes, providing earthquake resistance!
Finish, durability, insulation, soundproofing, and wind resistance are all excellent, and among our construction achievements, the Super Galtect from Aji Industry Co., Ltd. is the most popular and highly regarded!

What is the Roof Overlay (Cover Method)?
The roof overlay method involves leaving the current roof almost intact and placing a new roof on top of it, effectively covering it.
As the name suggests, it is a method of covering a roof with another roof. Therefore, the roof becomes double-layered. Since the roof is layered, it is also referred to as “layered roofing.”
Benefits of the Overlay Method
Since a “new roof” is placed over the “current roof,” demolition work is almost unnecessary, meaning that very little waste is generated.
This is its most significant feature, leading to various advantages.
The only parts that require demolition and waste disposal are typically the ridge cap, making it more cost-effective compared to complete roof replacement.
In 2004, regulations regarding the concentration of asbestos in raw materials were changed (for more details, please visit the Ministry of Health, Labour and Welfare’s website).
Some building materials used in constructions prior to 2004 contain asbestos. Asbestos-containing materials are difficult to demolish due to their high environmental impact, resulting in high costs for both demolition and waste disposal. The overlay method, which generates almost no waste, is ideal for such roofs.
Some may wonder, “Is it safe to live in a building that uses asbestos-containing materials?” Rest assured. As long as there is no destruction or crushing, it will not disperse into the air.
If you are unsure about the type of roof on your home, please feel free to consult with us.
Additionally, the construction can be completed in a shorter time frame compared to painting or complete roof replacement. A shorter construction period means lower labor costs, which in turn makes the overall cost more affordable.
The psychological anxiety of having to live in an unusual environment is also reduced.
When scaffolding is set up, there may be inconveniences such as difficulty entering and exiting or opening windows. Being able to return to normal life in a short period is a significant advantage.
Our company specializes in roofing work, and the roof overlay method is the most frequently performed service we offer. We are very grateful that we have been continuously engaged in roof overlay projects without interruption.
