Hello everyone! Kakeru Koumuten Co., Ltd. is here!
There are various methods for roof construction,
and the method of construction changes depending on the condition of the roof.
In some cases, only minimal repairs are needed,
while in others, the deterioration has progressed to the interior of the roof,
requiring the existing roof to be dismantled and replaced with a new one.
Therefore, this time
we will introduce the types of roof construction and the methods according to the condition of deterioration!
Types of Roof Construction
There are many types of roof construction, but we must carry out construction according to the condition of deterioration.
There are cases where repairs were made to a leaking area, but leaks occurred from other places.
This is because only the leaking area was fixed, and the root cause of the leak was not addressed.
To prevent such troubles, we will briefly introduce the types of roof construction.
Roof Replacement
Roof replacement refers to the process of
completely removing the existing roof and installing a new roof.
After removal, the roof underlayment (sheathing and waterproof sheet) is replaced with new materials, and new roofing materials are installed on top of that.
Depending on the condition of the building, there are cases where only a part is replaced with a new one, known as “partial replacement”, but if a certain number of years have passed and the deterioration is severe, “full replacement” is often carried out.

Roof Overlay (Cover Method)
The roof overlay method involves laying a waterproof sheet over the existing roofing materials and then covering it with new roofing materials. It is also called roof overlay!
Unlike replacement, there is no waste generated, making it an eco-friendly construction. Additionally, since there is no waste, the costs are lower compared to replacement.

Roof Restoration
Re-roofing involves temporarily storing existing roofing materials in a different location and renewing the roof’s interior (such as the sheathing and waterproof sheets) and returning the roofing materials to their original position.
This method is commonly seen with tile roofs. Since tile roofs have a long lifespan, the underlying structure tends to deteriorate first. Therefore, re-roofing is frequently used.

Roof Painting
Roof painting is, as the name suggests, the process of painting the roof.
Generally, the painting is done in three stages: primer, intermediate coat, and top coat.
It is generally recommended to repaint after 10 years.
Typically, the repainting guideline for roofs is 7 to 10 years, but Japanese tile roofs do not require repainting. This is because the lifespan of Japanese tiles is 50 to 100 years, so repainting is not necessary. However, if there are cracks or other issues, separate work will be needed aside from painting.

Symptoms of Roof Deterioration
Next, I would like to explain the symptoms of roof deterioration by type.
Leaks
The most common inquiry we receive is about leaks, but did you know that leaks are the final form of deterioration?
If you notice leaks from the ceiling, it is best to think that the deterioration has spread to the interior of the roof. In such cases, we recommend a roof replacement.
Leaks are visible symptoms of deterioration, so waiting until you can see them is too late, and there is a risk that other building materials may also deteriorate.
To prevent this, make sure to conduct regular maintenance.
Cracks
In terms of roof deterioration symptoms, there are many cases where the roof cracks or develops fissures due to the impact of debris.
Slate tiles and cement tiles contain calcium, and there is a difference in strength between new roofs and deteriorated roofs. A deteriorated roof has calcium that has leached out due to rain and UV rays, making it brittle.
In this case, it will generally require roof replacement work, but be sure to have a contractor thoroughly assess the condition of the roof and carry out appropriate work for your roof.
There may be cases where only crack repairs are sufficient, so please consult us!
Moss, Mold, and Rust
What is often seen on roofs is the occurrence of moss and mold. This is a phenomenon that occurs when the roof deteriorates, and the waterproof function of the roof declines due to the effects of rain and ultraviolet rays. If moss and mold are left untreated, the speed of deterioration will increase, and the lifespan will rapidly shorten, so it is advisable to request maintenance from a contractor.
Rust is commonly seen on metal roofs. This also occurs when the protective function declines due to the effects of rain and ultraviolet rays, causing the metal to react with oxygen and water, resulting in rust.
If the moss and mold are too severe, we will remove them using high-pressure washing or bio-cleaning before proceeding with the work.
In the case of rust, as a base treatment, we will first remove the rust, apply a rust-inhibiting primer, and then repaint.
Once the moss, mold, and rust are removed, roof painting can also be carried out, so please consult us first!
Tips to Avoid Mistakes in Roofing Work
When it comes to construction, you definitely want to avoid mistakes. Here are some things we highly recommend you implement to prevent that!
To Avoid Mistakes in Roofing Work…
・Do not rush into a contract
・Check the website and construction examples
・Confirm the details of the work and the estimate
The above items are essential to implement.
There are cases where you may be pressured to sign a contract on the same day through cold calls or door-to-door sales, but no matter how good the conditions are, you should not sign a contract immediately. Contractors who use high-pressure sales tactics are 98% likely to be unscrupulous businesses.
If you feel pressured to sign a contract through cold calls or door-to-door sales, say something like ‘I need to discuss this with my family before making a decision‘ and let them know you cannot sign immediately.
For more details, we have an article that thoroughly introduces tips to avoid mistakes in construction, so please take a look!
