Construction Data for Asao-ku, Kawasaki City
Roof Overlay Construction Procedure
1. Existing Roof Ridge Flashing
2. Installing Roofing (Waterproof Sheet)
Tadis Self Cover is said to have about three times the durability of regular asphalt roofing. It is a self-adhesive roofing material specifically designed for covering brittle roofing materials.
If the existing roofing material is non-asbestos materials such as Pamir or Colonial NEO, we recommend Tadis Self Cover.
As long as the roofing is solid, it will prevent leaks as a primary waterproofing measure!
We will securely adhere it to prevent it from blowing away.
3.Accessory Processing (Karakusa, Keraba, Valley)

The accessories used are genuine Galtect accessories made of SGL copper plate!
4. Main Construction (Aiji Industrial/Super Galtect)

Once the roofing is completed up to the ridge, we will install necessary materials called “kanban” to secure the ridge metal. We offer three types of kanban: cedar, resin, and galvalume steel, and this time we used the resin type!
The resin kanban is expected to have three times the durability of the cedar type!
The durability of the galvalume steel kanban is about 30 to 35 years, which is highly durable and does not crack like resin or cedar!
5. Ridge Metal Processing and Sealing at Various Locations

We use stainless steel nails and screws that are resistant to rust!
6. Cleaning

About Roofing Materials
The roofing material used is Aijii Industry’s Super Galtect.
Super Galtect comes with a manufacturer warranty of 15 years for the coating and 25 years for perforation.
Our company also provides a 10-year construction warranty!
It is made of SGL steel plate, which is also resistant to rust.
Insulation material is tightly applied from edge to edge of the roofing material, creating a metal plate that integrates steel and insulation.
When installed, insulation is applied even to the parts where the roofing materials overlap, and the surface is coated with a high heat-reflective paint, allowing for a cool summer and warm winter experience.
Additionally, it has soundproofing properties, reducing the sound of rain.
Moreover, it is lighter compared to other roofing materials, which reduces the sway during earthquakes, making it a good earthquake countermeasure.
It excels in finish, durability, insulation, soundproofing, and wind resistance, and our company’s installation records show that Aijii Industry’s Super Galtect is the most commonly used and is highly regarded!

What is the Roof Overlay (Cover Method)?
The roof overlay (cover method) involves leaving the existing roof almost intact and placing a new roof on top of it.
Literally, it is a method of covering a roof with another roof. Therefore, the roof becomes double-layered. Since the roof is laid over, it is also referred to as “overlapping roofing.”
Advantages of the Overlay Method
Since a “new roof” is placed over the “existing roof,” demolition work is almost unnecessary, meaning that very little waste is generated.
This is its biggest feature, leading to various advantages.
The only parts that require demolition and waste disposal are the ridge caps, making it more cost-effective compared to complete roof replacement.
In 2004, regulations regarding the concentration of asbestos in raw materials were changed (for more details, please refer to the Ministry of Health, Labour and Welfare website).
Some building materials used in constructions completed before 2004 contain asbestos. Asbestos-containing materials are difficult to demolish due to their high environmental impact, resulting in high costs for both demolition and waste disposal. The overlay method, which generates almost no waste, is ideal for such roofs.
Some may wonder, “Is it safe to live in a building with asbestos-containing materials?” but rest assured. As long as there is no destruction or crushing, it will not disperse into the air.
If you are unsure about the type of roof on your home, please feel free to consult us.
Additionally, it can be completed in a shorter time frame compared to painting or full replacement. A shorter construction period means lower labor costs, which in turn makes the overall cost cheaper.
The psychological anxiety of having to live in an unusual environment is also reduced.
When scaffolding is set up, there may be inconveniences such as difficulty entering and exiting or being unable to open windows. Being able to return to normal life in a short period is a significant advantage.
Our company specializes in roofing work, and the roof overlay (cover method) is the most frequently performed service we offer. We are very grateful that we are continuously able to carry out roof overlay (cover method) projects without interruption.
Basics of Leak Repair
Roof work after leak repairs is necessary to prevent the recurrence of leaks and to maintain the overall durability and safety of the building.
◇ Limitations of DIY Leak Repairs
While it may seem that leak repairs can be handled on your own, they are merely a temporary fix. The causes of leaks are varied, and repairs must be tailored to those specific causes. Additionally, factors such as roofing materials, shapes, and surrounding environments must also be considered. A challenge of performing DIY leak repairs is that you may lack the necessary tools and skills, which could worsen the situation. Moreover, climbing onto the roof itself can be dangerous.
Therefore, we recommend hiring a professional with specialized knowledge and skills for leak repairs.
◇ Cases Where It’s Better to Hire a Professional for Leak Repairs
There are many situations where you would want to hire a professional.
・When the cause of the leak cannot be identified
The causes of leaks can include deterioration, cracks, or holes in the roof itself and lifting or misalignment of ridge flashing, among others. It is difficult to identify the cause through visual inspection alone, and a judgment based on specialized knowledge and experience is required.
・When the repair area is at a height
Working at heights involves risks, so for safety reasons, we strongly recommend hiring a professional.
・When leaks are occurring in multiple areas
Leaks from multiple locations require appropriate repair methods for each area. Expert judgment and skills are necessary.
If the leaks are serious or if DIY repairs are challenging, it is advisable to promptly contact a specialized contractor.
Cost Estimates for Roof Repairs
◇ Cost Estimates for Roof Repairs
The cost estimate for roof repairs is said to be around 200,000 to 1,000,000 yen. However, costs vary depending on the repair content, scope, and materials used. For example, minor repair work such as replacing tiles or ridge replacement may cost around 20,000 to 100,000 yen, while larger projects like roof overlay work or complete roof replacement can exceed 400,000 to 1,000,000 yen. Obtaining estimates from multiple contractors can help you understand fair costs and serve as a reference when choosing a cost-effective contractor.
◇ Cost Estimates for Simultaneous Work
In the case of simultaneous work, overall cost reductions are expected. Scheduling and personnel allocation can be managed at once, improving work efficiency and allowing for cost savings.
Generally, it is said that overall construction costs can be reduced by about 10 to 20%. For example, if exterior wall painting costs 1,000,000 yen and roof repairs also cost 1,000,000 yen, doing them separately would require 2,000,000 yen. However, simultaneous work could potentially reduce that to around 1,800,000 yen.
Post-Construction Maintenance
◇Importance of Maintenance After Construction
Maintenance after exterior painting and roof repairs is a crucial factor in extending the lifespan of your home. Neglecting maintenance can lead to the newly painted exterior and repaired roof deteriorating quickly, resulting in the risk of incurring high costs. The exterior walls and roof of a building are constantly exposed to harsh natural environments such as rain, wind, UV rays, and temperature changes. Regular maintenance can minimize damage and help maintain the beauty and comfort of your home. Additionally, it can help avoid large-scale repair work and the associated significant expenses.
◇Maintenance Methods and Frequency
One effective maintenance method after construction is inspections by professional contractors. This allows for early detection and repair of even minor damage. The recommended frequency for maintenance is generally exterior painting every 5 years and roof repairs every 3 years. This is just a guideline and may vary based on local climate conditions and the structure of the house.
