Background to the Construction

We received an inquiry from a customer living in Tama-ku, Kawasaki, stating, “A passing craftsman pointed out that the tiles are misaligned, so I would like you to take a look. Since the house is old, I would like to replace it with a lighter roof.”

Although there was no significant misalignment of the tiles, we observed cracks in the tiles and cuts and deterioration in the roofing sheet.

The existing tile roof consists of “ibushi-gawara,” which is more prone to cracking compared to ceramic Japanese tiles. Since the customer expressed a desire to replace it with lightweight and highly durable roofing materials, we proposed a replacement with “Super Galtect.”
Tile roofs have high insulation properties, and if new roofing materials are chosen based on cost alone, the interior can become hot. Therefore, we recommended Super Galtect, which has better insulation properties than tiles!

Since we are setting up scaffolding, we were also entrusted with the exterior painting!

Roof Replacement Construction Procedure

1. Dismantling Existing Roofing Materials


We will dismantle the existing roofing materials! Starting from the ridge tiles and mortar, we will remove the tiles from the entire roof. Once the tiles are removed, the “tile battens” that secure the tiles will be exposed, and we will also dismantle the tile battens.

2. Installing New Sheathing Boards


Once the existing roofing material is dismantled, we will process and install new sheathing boards according to the dimensions!

3. Installing Roofing (Waterproof Sheet)

Next, we will install the roofing sheet (waterproof sheet)! The roofing used is Tajima Roofing/New Liner Roofing!
This underlayment boasts the highest quality, unmatched in both waterproofing and durability. By sandwiching a modified asphalt layer between non-woven fabric and base paper, it fully demonstrates the inherent performance of modified asphalt.
The expected durability is about 30 years! Since there are various durability periods and characteristics for roofing sheets, it is important to choose a roofing sheet that matches the durability of the new roof and the roof slope!

 

4. Fabrication of Accessories (Karakusa and Keraba)

Before the main roofing work, we will fabricate and install accessories such as keraba and karakusa!
The accessories used are genuine SGL steel plates from Super Galtect.

5. Main Construction (Aijii Industry/Super Galtect)

After the accessory fabrication, we will install the Galtect main body up to the ridge!
At the ridge, we will install the necessary ridge base to secure the ridge flashing. We offer three types of ridge boards (ridge base) made of cedar, resin, and Galvalume steel, and this time we used the Galvalume steel version!
The Galvalume steel version is expected to have three times the durability compared to the cedar version! Unlike resin and cedar, it does not crack, providing peace of mind!

Our original integrated waste board made of Galvalume steel is highly durable, has strong fixing power, and excellent wind resistance! Even if rainwater enters from the ridge, it has a mechanism to discharge rainwater to the outside, demonstrating high waterproofing performance! It is perfect for the Super Galtect ridge base!

6. Ridge Cap Processing and Sealing at Various Locations


We will process and install the ridge cap. To enhance waterproofing, we will install a face plate on the inside of the ridge! We will firmly apply sealing on the inside of the joints.
The screws used for fixing are made of rust-resistant stainless steel with waterproof packing!

Screws with packing are less likely to come loose compared to nails, securely fixing the ridge cap to the purlin!

Although it is not visible after construction, installing a face plate on the inside of the ridge cap enhances waterproofing!
It firmly protects the ridge, which is a critical point of the roof.

Exterior Wall Painting Construction Procedure

1. High-Pressure Washing

First, we thoroughly remove dirt and moss from the exterior walls using high-pressure washing! If dirt remains, it can affect the adhesion of the paint and its durability, so we wash carefully.
We will also wash the ground and inside the rain gutters.

2. Protection of Various Areas

We will protect areas that will not be painted, such as windows, sashes, and floors, using masking tape, blue sheets, and polymer masks. This is a very important task in the painting process! If protection is neglected, gaps can form, allowing paint to seep in or resulting in uneven lines.

3. Primer Application

This is the first step of applying paint after high-pressure washing and surface preparation, ensuring that the middle and top coats adhere well to the painted surface. A solid primer application greatly impacts durability and finish!

The primer we use has surface adjustment functions, which can also seal fine cracks! The premium filler used is compatible with mortar exteriors, depending on the existing finish paint.

4. Middle Coat

This is an important process to bring out the performance of the paint, achieve a beautiful finish, and eliminate uneven application!

5. Top Coat

Next is the top coat. This will be the finishing touch for the exterior wall painting. We will be mindful to ensure a beautiful finish without any unevenness or missed spots! We used the premium silicone paint from Esukei Kaken. The manufacturer’s expected durability is about 14 to 16 years.

After finishing the surface preparation such as scraping for

, for iron parts, we apply rust prevention in the primer, followed by mid-coat and top-coat with Yumelock. We ensure to paint every detail thoroughly!

Partial Eaves Ceiling Installation

We will dismantle the deteriorated and peeling eaves ceiling section and replace it with a new one! After painting from above, the project will be completed! [/chat]

About the Roofing Materials Used

The roofing material used is the Super Galtect from Aijii Industrial.
The Super Galtect comes with a manufacturer warranty of 15 years for the coating and 25 years for perforation.
