We received an inquiry from a resident in Nishi-Tokyo City, Tokyo, stating, “During an inspection by the house manufacturer, I was pointed out that there are numerous cracks and breaks in the roofing materials. I requested a quote for the roof overlay method, but the cost was high. I would like to request estimates from about three companies.”

The existing roofing material is “Colonial NEO,” which is classified as a brittle slate containing no asbestos and is prone to cracking.
The effective roof renovation is the roof overlay method, and we recommend using a specialized adhesive roofing called “Tadis Self Cover” for the roofing sheet.
We proposed four patterns of roofing material for comparison, and the client chose to proceed with the construction using the highly durable and insulated Super Galtect!
Since the main roofing material is highly durable, we also suggested using Galvalume steel for the purlins (ridge base) and Auton Exceed for the sealing materials, aligning the durability of the auxiliary materials with that of the roofing material!

Roof Overlay (Cover Method) | Construction Steps

1. Demolition of Existing Ridge and Snow Stops

We will dismantle unnecessary parts (ridge flashing) for the roof overlay (cover method)! The existing ridge base is made of cedar, which has a durability of about 10 to 15 years.

Once the durability period is exceeded, corrosion and discoloration can occur, leading to the detachment and scattering of the ridge flashing.

2. Installing Roofing (Waterproof Sheet)

Next, we will lay the roofing sheet (waterproof sheet) over the base. The roofing used is Tajima Roofing / Tadi Self Cover!

Tadi Self Cover is a roofing sheet specifically designed for the cover method, as the name suggests. When covering fragile slates like Resas or Colonial NEO, we recommend using the dedicated roofing Tadi Self Cover! It is said to have three times the durability compared to regular asphalt roofing, with a durability of about 30 years. It is a self-adhesive roofing with high waterproofing, providing durability close to Super Galtect, so you can feel secure!

If the roofing is solid as a primary waterproofing measure, there will be no leaks!

3. Fabricating Accessories (Kera, Karakusa, Valley)

Before the main roof construction, we will fabricate and install accessories such as kera and karakusa. The accessories used are genuine accessories of Super Galtect made from SGL copper plate!

4. Main Construction (Aiji Industry / Super Galtect)

After processing the components, we will install the Galttect main body up to the ridge. After processing the components, we will install the Galttect main body up to the ridge!

Once the installation reaches the ridge, we will set up the necessary materials to secure the ridge board called “kanban.” The kanban we handle includes three types: cedar, resin, and galvalume steel, and this time we used galvalume steel!

Galvalume steel is expected to have three times the durability of cedar and is reassuring because it does not crack like resin or cedar! We also recommend choosing materials for the ridge base that have a durability similar to the new roofing materials, just like the roofing sheet.

5. Processing of Ridge Flashing and Sealing at Various Locations

Next, we will process and install the ridge flashing. We will firmly apply sealing on the inside of the joints and process and install a component called “ameosae” at the wall edge.

The screws used for fixing are rust-resistant stainless steel screws with washers!

Unlike nails, screws with washers are less likely to come loose and securely fix the ridge flashing to the kanban!

Although it is not visible after construction, installing a face plate on the inside of the ridge flashing enhances waterproofing! It firmly protects the ridge, which is a critical point of the roof.

5. Cleaning

We will clean up any debris that has fallen onto balconies and other areas. We will thoroughly remove items such as nails and metal scraps that could cause injuries. Additionally, we will wipe away any footprints left on the roof to ensure it looks clean.

About Roofing Materials

The roofing material used is the Super Galtect from Aijii Industry. The Super Galtect comes with a 15-year paint warranty and a 25-year hole warranty, and we also provide a 10-year construction warranty!

Made from SGL steel, it is resistant to rust. The insulation material is tightly applied from edge to edge of the roofing material, creating a metal sheet that integrates both the steel plate and insulation.

When installed, insulation is applied even to the areas where the roofing materials overlap, and the surface is coated with a high heat-insulating paint, allowing for a cool summer and warm winter experience. Additionally, it has soundproofing properties, which help reduce the sound of rain.

Moreover, it is lighter compared to other roofing materials, which reduces the sway during earthquakes, making it a good earthquake-resistant option. It excels in finish, durability, insulation, soundproofing, and wind resistance, and our company has the most installations of Aijii Industry’s Super Galtect, making it highly regarded!

Balcony Top Coat | Construction Procedure

1. Cleaning, Scraping, and Roughening

To improve the adhesion of the paint, we will create fine scratches on the surface to be painted. This is known as surface preparation, turning a smooth surface into a rough one! We will move or elevate any obstacles, such as outdoor units, that may interfere with waterproofing work.

2. Acetone Wiping

Next, we will perform acetone wiping. This is also an important surface preparation step. Acetone wiping involves removing the oil film from the FRP waterproof surface! Skipping this step can lead to paint peeling. We will thoroughly clean any dirt that could not be removed during washing. This step is crucial for enhancing the adhesion of the top coat.

3. Primer Application (First Coat)

The primer acts as an adhesive that enhances the adhesion between the waterproof layer and the top coat.

4. Top Coat Application (Two Coats)

The top coat is generally applied in two layers! The paint used is Kanae Chemical Industry’s Kanae Water-Based FRP Top. After painting, we check for any missed spots.

5. Balcony Waterproofing Completion

Once the balcony is dry, the work is complete! We return any moved items and outdoor units to their original places to finish up!

6. Cleaning

Finally, we clean up any debris that has fallen on the balcony or rain gutters. We thoroughly check for nails and metal scraps to prevent any injuries.
