Exterior Wall Painting Construction Procedure

1. High-Pressure Washing

First, we thoroughly remove dirt and moss with high-pressure washing! If dirt remains, it can affect the adhesion and durability of the paint, so we wash meticulously.

2. Substrate Adjustment

After the high-pressure washing is complete, we assess the condition of the exterior walls and perform substrate adjustments such as crack repairs.

3. Protection of Areas

Next, we use masking tape, blue sheets, and polymer masks to protect areas that will not be painted, such as windows, sashes, and floors. This is a very important task in the painting process! If protection is neglected, gaps may form, allowing paint to seep in or resulting in uneven lines.

4. Primer Application

After completing high-pressure washing and substrate treatment, we apply the first coat of paint, which is essential for ensuring that the middle and top coats adhere well to the surface. A proper primer application significantly impacts durability and finish!

The primer we use has substrate adjustment functions, which also seal fine cracks! The primer used (from SK Kaken / Elastic Premium Filler) is compatible with mortar exterior walls, depending on the existing finish paint.

5. Middle Coat Application

Next is the middle coat. This is a crucial step to bring out the performance of the paint, achieve a beautiful finish, and eliminate uneven application!

6. Top Coat

Next is the top coat. This will be the finishing touch for the exterior wall painting. We will ensure that there are no uneven spots or missed areas, aiming for a beautiful finish! We used the premium silicone paint from Esuke Kaken. The manufacturer’s expected durability is said to be about 14 to 16 years. This time, since the base is a rishin finish, we will use a matte finish to avoid unevenness. Using glossy paint on a rishin finish can easily lead to unevenness, so matte paint is stylish and highly recommended!

7. Painting of Auxiliary Parts (Water Diverter, Shutter Box, Rain Gutter)

For auxiliary parts, after finishing the surface preparation such as scraping, if it is a metal part, we will apply an anti-rust primer, followed by a middle coat with Hyper Yumelock, and then the top coat. We will carefully paint even the small details!

Roof Repair (Roof Overlay Construction) Procedure

1. Dismantling Existing Ridge and Snow Guards

We will dismantle unnecessary parts (ridge cap) for the roof overlay (cover method)! The durability of wooden purlins is about 10 to 15 years.

Once the durability period is exceeded, corrosion and discoloration can occur, leading to the detachment and scattering of the ridge cap.

2. Roofing Installation (Waterproof Sheet)

We will lay the roofing sheet (waterproof sheet) on the substrate! The roofingused isTajima Roofing / Tadi Self Cover.

Tadi Self Cover is a roofing sheet specifically designed for the cover method, as the name suggests. When covering fragile slates like Resas or Colonial NEO, we recommend using the dedicated roofing Tadi Self Cover! It is said to have three times the durability compared to regular asphalt roofing, with a durability of about 30 years. Since it is a self-adhesive roofing that does not require fixing and does not create holes, it has high waterproofing properties and has a durability close to Super Galtect. This gives you peace of mind!

As a primary waterproofing measure, if the roofing is solid, there will be no leaks!

3. Accessory Processing (Curlicue & Eaves)

Before the main roof construction, we will process and install accessories such as eaves and curlicues!

The accessories used are genuine Galtect accessories made of SGL copper plate!

4. Main Construction (Aiji Industry / Super Galtect)

After processing the components, we will install the Galttect main body up to the ridge!
Once it is installed up to the ridge, we will place the necessary materials to secure the ridge cap, known as the kanban. We offer three types of kanban: cedar, resin, and Galvalume steel, and this time we used the Galvalume steel version!
The Galvalume steel version is expected to have three times the durability compared to the cedar version! Unlike the resin and cedar versions, it does not crack, providing peace of mind!

Our original integrated waste board made of Galvalume steel for the ridge base is,
highly durable, has strong fixation, and excellent wind resistance!
Even if rainwater enters from the ridge, it has a mechanism to discharge rainwater to the outside, demonstrating
high waterproofing performance!
It is perfect for the Super Galttect ridge base!

5. Processing of Ridge Cap and Sealing at Various Locations

Next, we will process and install the ridge cap. We will firmly apply sealing on the inside of the joints. For the wall edge, we will process and install a component called the rain guard metal. The nails and screws used for fixation are made of stainless steel, which is resistant to rust!

Packaged screws are less likely to come out compared to nails, securely fixing the ridge cap to the kanban!

 

Although it won’t be visible after construction,
installing a face plate inside the ridge cap enhances waterproofing!
It firmly protects the ridge, which is a critical part of the roof.

5. Cleaning

We will clean up any debris that has fallen on balconies and other areas. We thoroughly remove items like nails and metal scraps that could cause injuries. Additionally, we will wipe away any footprints left on the roof to ensure it looks clean.

About the Roofing Material

The roofing material used is Ai-Gi Kogyo’s Super Galtect.

Super Galtect comes with a 15-year paint warranty and a 25-year hole warranty!

Additionally, we also provide a 10-year workmanship warranty.

Made of SGL steel, it is resistant to rust. The insulation material is tightly applied from edge to edge of the roofing material, creating a metal sheet that integrates the steel plate and insulation.

During installation, insulation is applied even to the parts where the roofing materials overlap, and the surface is coated with a highly heat-reflective paint, allowing for a cool summer and a warm winter. It also has soundproofing properties, reducing the noise of rain.

Furthermore, it is lighter compared to other roofing materials, which reduces the sway during an earthquake, providing additional earthquake resistance.
