This is a case study of exterior renovations in Miyamae-ku, Kawasaki City. There are several types of exterior renovations, and this project involves a roof overlay (cover method) using heat-insulating sheets (Super Galtect) and joint replacement work!

Joint Replacement Work Procedure

1. Removal of Existing Sealing Material

We will remove the existing sealing material using a cutter or similar tool.
It is referred to as sealing, caulking, or joints. This area is crucial as it can easily lead to leaks and cause cracking or lifting of the siding. Cracks and peeling are signs of deterioration!

2. Preparation (Masking Tape Application)

Check the position for applying the tape and carefully apply it to avoid any overlap on the surface.

3. Application of Primer

Apply

primer with a brush or similar tool, ensuring there are no missed spots.

What is primer: It acts like an adhesive! It is often used for surface preparation! It is an essential step in sealing work, enhancing adhesion!

4. Filling the Sealant

Place the nozzle of the caulking gun at the base of the joint and fill it adequately. The caulking material used is Auto Chemical/Auton Exceed.
Auton Exceed has about 3 times the durability of regular caulking materials (such as urethane and modified silicone). The expected durability is about 30 years. The cost will be approximately 50,000 to 100,000 yen higher for a building with a total floor area of 30 tsubo.

5. Finishing with a Trowel

Use a trowel that matches the width of the joint to press firmly and finish smoothly.

6. Removing the Masking Tape

Remove the masking tape promptly after finishing.

Roof Overlay Construction Procedure

1. Dismantling Existing Ridge and Snow Stops

We will dismantle unnecessary ridge flashing and snow guards for the roof overlay (cover method)!The durability of wooden purlins is about 10 to 15 years. Exceeding the durability period can lead to corrosion and discoloration, resulting in the ridge flashing coming loose or being blown away.

2. Installation of Heat-Reflective Sheet

 

The heat-reflective sheet we use is Heat-Reflective Roof Airtex! The heat-reflective sheet keeps it cool in summer and warm in winter, providing energy-saving benefits!
We will securely attach it to prevent it from blowing away.

3. Installation of Battens

We will install battens on top of the heat-reflective sheet. This creates a pathway for air to circulate inside the roof, allowing hot air to ventilate in the summer and efficiently cool the roof. It also plays an important role in providing a way for moisture to escape! When using a heat-reflective sheet, it is essential to construct using a ventilation method that creates an air layer, as shown in the photo!

4. Installation of Roof Sheathing

 

Next, after the installation of the battens is complete, we will process and install the roof sheathing to fit the dimensions!

5. Installation of Roofing (Waterproof Sheet)

 

Next, we will lay down the roofing sheet (waterproof sheet)! The roofing used is Tajima Roofing/New Liner Roofing!
This underlayment boasts the highest quality, unmatched in both waterproofing and durability. By sandwiching a modified asphalt layer between non-woven fabric and base paper, it fully demonstrates the inherent performance of modified asphalt.

6. Fabrication of Accessories (Curlicue, Eaves, Valley)

 

Before the main roof construction, we will fabricate and install accessories such as eaves, curlicues, and valley metal!
The accessories used are genuine Galtect accessories made of SGL copper plate!

7. Main Construction (IG Industrial/Super Galtect)


After fabricating the accessories, we will install the Galtect main body up to the ridge!
Once the roofing is completed up to the ridge, we will install necessary materials called “nail boards” to secure the ridge metal. There are two types of nail boards: cedar and resin, and this time we used the resin type!
The resin type is expected to have twice the durability compared to the cedar type!

8. Fabrication of Ridge Metal and Sealing at Various Locations

 

We will fabricate and install the ridge metal. We will firmly apply sealing on the inside of the joints. At the wall edge, we will fabricate and install a component called rain stop metal. The screws used for fixing are made of rust-resistant stainless steel and come with high waterproofing gaskets!

9. Cleaning

Cleaning  

We will clean up the debris that has fallen onto the balcony and rain gutters. We will thoroughly remove items like nails and metal scraps that could lead to injuries. Additionally, we will wipe away any footprints left on the roof to ensure it looks clean.

What is the Roof Overlay Method?

The roof overlay method involves leaving the existing roof almost intact and placing a new roof on top of it, effectively covering it.
As the name suggests, it is a method of covering a roof with another roof. Therefore, the roof becomes double-layered. This method is also referred to as “overlapping roofing” since the roofs are layered on top of each other.

Advantages of the Overlay Method

Since a “new roof” is placed over the “existing roof,” there is almost no need for demolition work, meaning that very little waste material is generated.
This is the main feature and leads to various advantages.

The only part that requires demolition and waste disposal is typically the ridge cap, making it more cost-effective compared to complete roof replacements.
In 2004, regulations regarding the concentration of asbestos in raw materials were changed (for more details, please refer to the Ministry of Health, Labour and Welfare website).
Some building materials used in structures built before 2004 contain asbestos. Asbestos-containing materials are difficult to demolish due to their high environmental impact, resulting in high costs for both demolition and waste disposal. The overlay method, which generates almost no waste, is ideal for such roofs.

Some may wonder, “Is it safe to live in a building that uses asbestos-containing materials?” Rest assured, as long as there is no destruction or crushing, it will not disperse into the air.

Additionally, the construction can be completed in a shorter time frame compared to painting or complete roof replacements. A shorter construction period means lower labor costs, which in turn makes the overall cost more affordable.
This also reduces the psychological anxiety of having to live in an unusual environment.
When scaffolding is set up, there may be inconveniences such as difficulty entering and exiting or opening windows. Being able to return to normal life in a short period is a significant advantage.
