Ceiling Replacement Procedure in Aoba Ward, Yokohama City

1. Removal of Existing Ceiling

We are removing the existing ceiling! After demolition, we confirmed the steel structure. It is necessary to build a ceiling base separate from the structure.

2. Building the Ceiling Base

We are building the base! This time, we used wood for the base!

3. Attaching Gypsum Board

We are attaching the gypsum board! We attach the gypsum board on top of the wooden ceiling base and secure it with special screws. We also perform opening processing for lighting and inspection ports, preparing the base before finishing with wallpaper.

What is Gypsum Board?
It is a board made of a white powder that hardens when mixed with water and becomes hard when dried.
It is also fire-resistant and is commonly used for walls and ceilings.

4. Applying Putty

We are applying putty! To prepare for wallpapering, we performed base treatment to flatten the seams, screw holes, steps, and unevenness of the board.

If wallpaper is applied without putty, it may peel off easily, show unevenness, or in some cases, may not adhere at all, so we generally recommend applying putty.

5. Wallpaper Application

We apply the new wallpaper using special adhesive. We align the seams and edges to ensure there are no bubbles or peeling.

Since the adhesive for wallpaper contains moisture, there may be a phenomenon where the wallpaper swells partially right after application (for a few hours to a few days).
As the moisture evaporates, the wallpaper will be pulled and adhere to the wall, resulting in a clean finish.

After the Ceiling Replacement Work

After removing the existing louvered ceiling, we built a new ceiling base and attached the gypsum board! After smoothing the board seams and screw holes with putty, we applied a wood grain wallpaper that resembles a louvered ceiling, maintaining the atmosphere of the Japanese-style room! *There are no actual grooves like a louvered ceiling.

What is a Louvered Ceiling?
It is a ceiling commonly used in Japanese-style rooms, characterized by thin grooves between the boards.

Maintenance Timing Guidelines

1. Wallpaper Renovation

  • 10 to 15 years
Wallpaper deteriorates depending on usage frequency and environment, so it is advisable to consider replacement every 10 to 15 years. In particular, in places with high humidity like kitchens and bathrooms, or areas with strong sunlight, fading, staining, and mold growth may occur more quickly.

2. Flooring Renovation

  • 10 to 15 years
Flooring tends to show wear and tear, so it is good to consider renovation every 10 to 15 years. Especially in households that frequently move heavy furniture or have pets, wear progresses more quickly. It is important to not only repair the surface of the flooring but also check the condition underneath and renovate as necessary.

3. Toilet Renovation

  • 10 to 15 years
Toilets generally have a replacement guideline of about 10 years.

4. Kitchen and Bathroom Renovation

  • 10 to 20 years
Kitchens and bathrooms are used frequently, so the equipment may become outdated or deteriorate. In particular, sinks, stoves, and bathtubs deteriorate quickly, so it is advisable to consider renovation every 10 to 20 years. Additionally, replacing with the latest equipment can improve usability and energy efficiency.

5. Lighting and Outlet Renovation

  • 10 to 20 years
Replacing lighting fixtures and outlets is typically done when they look old or their functionality declines. Incorporating the latest LED lighting and smart features can enhance convenience and energy efficiency.

6. Door and Window Renovation

  • 15 to 20 years
Renovation of doors and windows is considered when they become difficult to open and close or when insulation performance declines. In particular, replacing insulation materials or installing double-glazed windows can greatly improve energy efficiency.

7. Air Conditioning and Heating Equipment Renovation

  • 10 to 15 years
Air conditioning and heating equipment may lose performance after about 10 years, so it is recommended to replace or maintain them every 10 to 15 years. In particular, air conditioners tend to accumulate dirt in filters and interiors, reducing efficiency.

8. Overall Renovation (Complete Interior Update)

  • 20 to 30 years
Overall interior renovation (walls, flooring, ceilings, equipment, etc.) is typically done every 20 to 30 years.

Points to Consider When Deciding on Renovation Timing

Changes in Lifestyle

It is good to create opportunities to review the interior in line with changes in family structure or work and hobbies.

Malfunctions in Equipment or Functions

For example, if heating and cooling become ineffective, or if the usability of the kitchen or bathroom declines, these are signs that it may be time for renovation.

Appearance and Comfort

If dirt, scratches, or fading become noticeable, or if you feel that the interior has become outdated, it is time to consider renovation.
