This is a case study of an exterior renovation project in Kohoku-ku, Yokohama, Kanagawa Prefecture.
There are several types of exterior renovations, and this time we performed roof work, specifically a roof overlay (cover method) using Galtect and waterproofing work for the balcony to prevent leaks!

Roof Overlay (Cover Method) Construction Procedure

1. Demolition of Existing Roofing Materials

We will dismantle the existing roofing material! The existing roofing material of this residence was asbestos-containing Colonial Quad! The asbestos-containing Colonial will be double-packaged and taken to the final disposal site in Chiba! The existing wooden batten was made of wood. The lifespan of wooden battens is approximately 10 to 15 years. Exceeding the lifespan can lead to corrosion and discoloration, resulting in the separation and scattering of ridge flashing.Due to the deterioration, it is evident that the existing waterproof sheet has also significantly deteriorated.

2. New Sheathing Installation

After dismantling the existing roofing material, we will process and install new sheathing to fit the dimensions! The wood used is coniferous plywood.

The roofing material used is Nisshin Kogyo/Kappa 23!
It is a modified asphalt roofing material, which is said to have double the lifespan of regular asphalt roofing.
As a primary waterproofing measure, if the roofing is properly installed, there will be no leaks!
We will ensure it is securely attached to prevent it from blowing away.

3. Custom Fabrication (Curlicue, Eaves, Valley)

Before the main roof construction, we will process and install accessories such as eaves and decorative metalwork!
The accessories used are genuine accessories from Galttect, made of SGL steel plate.

4. Main Construction (Aijii Industry / Super Galttect)

After processing the accessories, we will install the Galttect main body up to the ridge! Once it is installed up to the ridge, we will set up the necessary materials to secure the waterproofing board, which is essential for fixing the ridge cap, on the rafters. There are types of boards made of cedar and resin, and this time we used the resin type!
The resin type is expected to have three times the durability compared to the cedar type!

5. Ridge Cap Processing and Sealing at Various Locations

Next, we will process and install the ridge cap. We will firmly apply sealing on the inside of the joints. At the wall edge, we will process and install a component called a rain guard.
The nails and screws used for fixing are made of stainless steel, which is resistant to rust!

We will dismantle the existing handrail! You can see that rainwater has entered through the gaps and screws, causing significant deterioration and rotting of the underlying structure.

2. New Underlayment

We will cut the new underlayment to the correct size and secure it with screws! We will apply a water-repellent material to the installed sheathing to prevent corrosion!

3. Installing Roofing (Waterproof Sheet)

We will lay the roofing sheet (waterproof sheet) over the underlayment! The roofing used is Tajima Roofing/Tadisself!
It is made of a delayed adhesive modified asphalt roofing material, which is said to have double the durability of regular asphalt roofing.
Adhesive roofing sticks tightly to the underlayment, providing high waterproofing performance.

4. Installing Accessories (Curly Metal)

, we will process a decorative piece called “karakusa” and proceed with the installation!
The material used for the decorative piece is Galvalume steel plate!

5. Installation of Cap Flashing and Caulking

, we will install the cap flashing. The joints will be folded inward, and caulking will be applied to the overlapping parts of the cap flashing and the exterior wall for waterproofing.! If this caulking is not done properly, rainwater can seep in through the gaps, leading to accelerated deterioration!

6. Cleaning

We will clean up any debris that has fallen onto the balcony or rain gutters. We will thoroughly remove nails and metal scraps to prevent injuries.

About the Roofing Material Used

The roofing material used is the Super Galtect from Aijii Industrial.
The Super Galtect comes with a manufacturer warranty of 15 years for the coating and 25 years for perforation.
We also provide a 10-year construction warranty!

Additionally, it is made of SGL steel plate, which is resistant to rust.
The insulation material is tightly applied from end to end of the roofing material, creating a metal plate that integrates the steel plate and insulation.
When installed, insulation is applied even to the parts where the roofing materials overlap, and the surface is coated with a highly heat-resistant paint, allowing for a cool summer and warm winter experience.
Moreover, it has soundproofing properties, reducing the sound of rain.
Being lighter than other roofing materials, it also reduces the sway during earthquakes, providing earthquake resistance.

What is the Roof Overlay (Cover Method)?

The roof overlay method involves leaving the current roof almost as it is and placing a new roof on top of it, effectively covering it.
Literally, it is a method of covering a roof with another roof. Therefore, the roof becomes double-layered. Since the roof is laid over itself, it is also referred to as “overlapping roofing.”

Benefits of the Roof Overlay Method

Since a “new roof” is placed over the “existing roof,” demolition work is almost unnecessary, meaning that very little waste is generated.
This is the biggest feature, leading to various benefits.

The only part that requires demolition and waste disposal is the ridge cap, making itmore cost-effective compared to complete roof replacement.
In 2004, regulations regarding the concentration of asbestos in raw materials were changed (for more details, please see the Ministry of Health, Labour and Welfare website below).

Building materials used in structures constructed before 2004 maycontain asbestos. Asbestos-containing materials are difficult to demolish due to their high environmental impact, and the costs for demolition and waste disposal are also high. The roof overlay method, which generates almost no waste, is ideal for such roofs.

Some may wonder if it’s safe to live in buildings that use asbestos-containing materials, but rest assured.As long as there is no destruction or crushing, it will not disperse into the air.

3. Decision on Whether to Proceed with Roofing Work

Based on the inspection results and estimate, you will decide whether to proceed with the roofing work.

4. Contract & Schedule Construction Date
