We are Kakeru Koumuten Co., Ltd., a specialist in roofing, exterior wall painting, and exterior renovations located in Aoba-ku, Yokohama, Kanagawa Prefecture!
This is a case study of an exterior renovation project we undertook in Asakura City, Saitama Prefecture, commissioned by Company S.
There are several types of exterior renovations, and the work we performed this time was a roof overlay (cover method) using Galtect!
We implemented measures against leaks due to the roofing work!

Roof Replacement Construction Procedure

1. Removal of Existing Roof Ridge Metal

Removal of ridge metal

We will dismantle the unnecessary existing roofing materials (ridge metal, snow guards) for the overlay method! The durability of wooden purlins is about 10 to 15 years. Exceeding the durability period can lead to corrosion and discoloration, resulting in the ridge metal coming loose or being blown away.

2. Roofing Installation (Waterproof Sheet)

The roofing used is Nissin Kogyo/Kappa 23! It is made of modified asphalt roofing material, which is said to have double the durability of regular asphalt roofing. With the roofing serving as the primary waterproofing, if it is installed properly, there will be no leaks! We will ensure it is securely attached to prevent it from blowing away.

3. Component Processing (Curly Patterns, Eaves, Valleys)

Before the main roof construction, we will process components such as eaves and curly pattern metal sheets!
The components used are genuine SGL steel sheets from Galtect.

4. Main Body Construction (Aijii Kogyo/Super Galtect)

After processing the components, we will install the Galtect main body up to the ridge!
Once the installation reaches the ridge, we will raise it on the rafters and install the ridge metal. There are types of batten, including cedar and resin, and this time we used cedar!

5. Ridge Sheet Metal Processing and Sealing

Next, we will process and install the ridge sheet metal. We will firmly apply sealing on the inside of the joints. At the wall edge, we will process and install a component called a rain gutter flashing.
We use stainless steel nails and screws that are resistant to rust!

6. Cleaning

We will clean up any debris that has fallen onto the balcony or rain gutters. We will thoroughly remove items like nails and metal scraps that could cause injury. Additionally, we will wipe off any footprints left on the roof to ensure it is clean.

About Roofing Materials

The roofing material used is the Super Galtect from Aijii Industrial.
The Super Galtect comes with a manufacturer warranty of 15 years for the coating and 25 years for perforation.
Our company also provides a 10-year construction warranty!

It is made of SGL steel plate, which is also resistant to rust.
The insulation material is tightly applied from end to end of the roofing material, creating a metal sheet that integrates both the steel plate and insulation.
During installation, insulation is applied even to the parts where the roofing materials overlap, and the surface is coated with a highly heat-reflective paint, allowing for a cool summer and warm winter experience.
Additionally, it has soundproofing properties, which help reduce the sound of rain.
Furthermore, it is lighter compared to other roofing materials, which reduces the sway during earthquakes, providing earthquake resistance as well.
It excels in finish, durability, insulation, soundproofing, and wind resistance, and the Super Galtect from Aijii Industrial is our most frequently used material, gaining significant attention in our construction achievements!

What is the Roof Overlay (Cover Method)?

The roof overlay method involves leaving the current roof almost as it is and placing a new roof on top to cover it.
Literally, it is a method of covering a roof with another roof. Therefore, the roof becomes double-layered. Since the roof is laid over another, it is also referred to as “overlapping roofing.”

Benefits of the Roof Overlay Method

Since a “new roof” is placed over the “existing roof,” demolition work is almost unnecessary, meaning that very little waste is generated.
This is the biggest feature and leads to various benefits.

The only parts that require demolition and waste disposal are the ridge cap, so compared to complete roof replacement, the cost is lower.
In 2004, regulations regarding the concentration of asbestos in raw materials were changed (for details, please refer to the Ministry of Health, Labour and Welfare website).
Building materials used in structures constructed before 2004 may contain asbestos. Asbestos-containing materials are difficult to dismantle due to their high environmental impact, resulting in high costs for both demolition and waste disposal. The roof overlay method, which generates almost no waste, is ideal for such roofs.

Some may wonder, “Is it safe to live in a building that uses asbestos-containing materials?” but rest assured. As long as there is no destruction or crushing, it will not disperse into the air.

Additionally, we can complete the work in a shorter time frame compared to painting or complete roof replacement. A shorter construction period means lower labor costs, which in turn makes the overall cost lower.
The psychological anxiety of having to live in an unusual environment is also reduced.
When scaffolding is set up, you may experience inconveniences such as difficulty entering and exiting or being unable to open windows. Being able to return to normal life in a short period is a significant advantage.
