Roof Overlay (Cover Method) Construction Steps in Tsuzuki-ku, Yokohama
1. Dismantling Existing Ridge Flashing

2. Installing Roofing (Waterproof Sheet)
It is made of modified asphalt roofing, which is said to have double the durability of regular asphalt roofing.
As a primary waterproofing measure, if the roofing is properly installed, there will be no leaks!
We will ensure it is securely attached to prevent it from blowing away.
3. Fabricating Accessories (Curly Patterns and Eaves)
The materials used for the accessories are galvalume steel sheets.
4. Main Construction (Asahi Fiberglass/Ridgeway)
Once the roofing is completed, we will install the necessary materials for fixing the ridge board, known as the ridge metal. There are types of ridge boards made of cedar and resin, and this time we used a resin type!
The resin type is expected to have three times the durability compared to the cedar type!
5. Ridge Metal and Sealing at Various Locations
The nails and screws used for fixing are made of stainless steel, which is resistant to rust!
6. Cleaning

About Roofing Materials (Ridgeway)
The roofing material used is the Ridgeway from Asahi Fiberglass.
Ridgeway comes with a 10-year manufacturer warranty.
Since it uses natural stone that is baked onto the surface, it is a roofing material that does not require painting, which helps reduce maintenance costs!
Additionally, because it uses fine natural stones on the surface, you won’t be troubled by rain noise.
Moreover, it is a lightweight roofing material, making it strong against earthquakes and providing seismic resistance.
*After installation, the surface decorative stones may fall off for about a week, but there is no issue with quality.

What is the roof overlay (cover method)?
The roof overlay (cover method) involves leaving the current roof almost as it is and placing a new roof on top of it, effectively covering it.
Literally, it is a method of covering a roof with another roof. Therefore, the roof becomes double-layered. Since the roof is layered, it is also referred to as “kasanebuki” (overlapping roofing).
Advantages of the Cover Method
Since a “new roof” is placed over the “current roof,” demolition work is almost unnecessary, meaning that very little waste is generated.
This is its most significant feature, leading to various advantages.
The only parts that require demolition and waste disposal are typically the ridge cap, making it more cost-effective compared to complete roof replacement.
In 2004, regulations regarding the concentration of asbestos in raw materials were changed (for more details, please visit the Ministry of Health, Labour and Welfare’s website).
Some building materials used in structures built before 2004 contain asbestos. Asbestos-containing materials are difficult to demolish due to their high environmental impact, and the costs for demolition and waste disposal are also high. The cover method, which generates almost no waste, is ideal for such roofs.
Some may wonder, “Is it safe to live in a building with asbestos-containing materials?” but rest assured. As long as there is no destruction or crushing, it will not disperse into the air.
If you are unsure about the type of roof on your home, please feel free to consult us.
Additionally, the construction can be completed in a shorter time frame compared to painting or complete roof replacement. A shorter construction period means lower labor costs, which in turn makes the overall cost more affordable.
The psychological anxiety of having to live in an unusual environment is also reduced.
When scaffolding is erected, you may experience inconveniences such as difficulty entering and exiting or not being able to open windows. Being able to return to your normal life in a short period is a significant advantage.
Our company specializes in roofing work, and the roof overlay (cover method) is the most frequently performed type of work we undertake. We are very grateful that we have been continuously engaged in roof overlay (cover method) projects without interruption.
Need for Roof Work (Roof Repair) and Maintenance Schedule
◇ Necessity of Roof Work and Maintenance
・Necessity and Purpose of Roof Work
The roof directly suffers damage from rain, wind, and ultraviolet rays, and problems such as cracks and leaks become apparent over time. By performing roof work, the durability of the building is enhanced, and a comfortable living space is maintained. Additionally, improvements in energy efficiency can be expected. For example, using highly insulating roofing materials can lead to reduced heating and cooling costs.
In terms of long-term cost performance, roof work can be considered an important investment.
・Schedule for Roof Work (Roof Repair)
Depending on the type of roofing material and the local climate, it is generally recommended that roof work (roof repair) be carried out every 10 to 15 years. After that, inspections should be conducted approximately every five years, with repairs or painting performed as necessary. Regular maintenance allows for early detection of minor deterioration or damage, which can reduce the risk of large-scale construction or repairs.
However, this is merely a guideline, and it can vary depending on the roofing material and environmental conditions such as high temperature, humidity, strong winds, and snowfall. Under severe weather conditions, more frequent inspections may be necessary. Additionally, since roofing work (roof repairs) involves working at heights, it is advisable to hire a professional contractor.
Post-Construction Maintenance
◇Importance of Post-Construction Maintenance
Maintenance after exterior painting and roof repairs is a crucial factor in extending the lifespan of your home. Neglecting maintenance can lead to the rapid deterioration of newly painted exteriors and repaired roofs, resulting in the risk of incurring high costs. The exterior walls and roofs of buildings are constantly exposed to harsh natural environments, including rain, wind, ultraviolet rays, and temperature changes. Regular maintenance can minimize damage and help maintain the aesthetics and comfort of your home. Furthermore, it can help avoid large-scale repair work and the associated significant expenses.
◇Maintenance Methods and Frequency
Inspection by a professional contractor is an effective method for post-construction maintenance. This allows for the early detection and repair of minor damages. The recommended frequency for maintenance is generally about once every 5 years for exterior painting and once every 3 years for roof repairs. This is only a guideline and may vary based on local climate conditions and the structure of the house.
