Roof Painting Construction Procedure

1. Cleaning and Surface Preparation

First, we thoroughly remove moss and dirt from the roof using high-pressure washing and scraping. The white foam is the bio-cleaning foam. We will also repair any cracks in the roof.

2. Protection of Various Parts

Next, similar to exterior wall painting, we will protect areas that will not be painted, such as rain gutters, using masking tape and polymer sheeting.
This is an important task.

3. Primer Application

Next, by applying a solid primer, we can achieve differences in durability and finish.

4. Installation of Spacer

Next, after the primer, we insert spacers between the roofing materials to ensure a pathway for rainwater and moisture to escape.

5. Intermediate Coating

Next is the middle coating. We used Fine Perfect Best in dark gray for the paint.
The durability is said to be about 10 to 12 years. The durability may vary depending on the environment.

6. Top Coating

Next is the top coating. This will finish the roof painting.

7. Completion

Finally, we will clean up any fallen debris and finish the job!

Exterior Painting Work Procedure

1. High-Pressure Washing

First, we will thoroughly remove dirt and moss from the exterior walls using high-pressure washing! If dirt remains, it will affect the adhesion and durability of the paint, so we wash carefully. We will also wash the exterior structures, floors, and inside the rain gutters.

3. Masking

After high-pressure washing, we will mask off areas that will not be painted, such as windows, sashes, and floors, using masking tape, blue sheets, and polymer masks. This is a very important task in the painting work!

If masking is neglected, gaps may form, allowing paint to seep in, or clean lines may not be achieved.

3. Surface Preparation

Next, we will perform surface preparation, such as crack repairs, while checking the deterioration of the exterior walls.

4. Primer Coating

This is the first step of applying paint after high-pressure washing and surface preparation. It is a primer that ensures the middle and top coats adhere well to the surface. By applying the primer thoroughly, there is a significant difference in durability and finish!

The primer used is a premium filler!

5. Middle Coat

Next is the middle coat. This is an important process to bring out the performance of the paint, achieve a beautiful finish, and eliminate uneven application!

6. Top Coat

Next is the top coat. This is the finishing touch for exterior wall painting. We pay close attention to ensure there are no uneven spots or missed areas, resulting in a beautiful finish!

The paint used is SK Kaken’s Escape Premium Silicon. The manufacturer’s expected durability is said to be about 14 to 16 years.

7. Painting of Auxiliary Parts (Drip Edge Metal, Rain Gutter, Slim Duct, Eaves Vent, Shutter Box)

The slim duct will be disassembled for painting to avoid sticking! By detaching and painting, we can thoroughly paint the exterior wall beneath the slim duct as well!

After completing the surface preparation such as scraping, for metal parts, we apply a rust-inhibiting primer, followed by an intermediate coat with Yumelock, and then a top coat. We ensure that every detail is thoroughly painted!

Balcony Top Coat Application Procedure

1. High-Pressure Washing

　First, we perform high-pressure washing to remove dirt from the existing substrate. By washing, we eliminate dirt and enhance the adhesion between the new top coat and the substrate.

2. Scraping and Roughening

To improve the adhesion of the top coat, we perform scraping and roughening. By intentionally creating fine scratches on the surface of the substrate, we enhance the paint’s grip (adhesion).
When the application surface is smooth and flat like glass, compared to a surface with slight irregularities, the latter increases the contact area with the paint, making it easier for the new paint to adhere.

3. Acetone Wiping

Next, we will perform acetone wiping! This is also an important surface preparation step. Acetone wiping involves removing the oil film from the FRP waterproofing surface! Skipping this step can lead to paint peeling or bubbling.

4. Top Coat Application

The top coat is applied in two layers! After painting, we check for any missed spots.

6. Completion of Balcony Top Coat Work

Once the top coat is dry, the work is complete!
