Construction Data for Mr. S’s Residence in Aoba-ku, Yokohama

Exterior Painting Construction Procedure

1. Surface Preparation (Crack Repair)

First, we will cut the cracks with a grinder and then repair them with resin mortar.

2. High-Pressure Washing

Next, we will thoroughly remove dirt and moss from the exterior walls using high-pressure washing! We will also wash the ground as a bonus.

3. Protection of Various Areas

Next, we will protect areas that will not be painted, such as windows, sashes, and floors, using masking tape, blue sheets, and polymer masks. This is a very important task in the painting process! If protection is neglected, gaps may form, allowing paint to seep in, or clean lines may not be achieved.

4. Primer Application

This is the first step of applying paint after high-pressure washing and substrate treatment, which is a paint that ensures the middle and top coats adhere well to the surface. By applying the primer thoroughly, there will be a significant difference in durability and finish! The primer used is SK Kaken’s Elastic Premium Filler, which works well with mortar exteriors and helps prevent cracks.

5. Middle Coat

Next is the middle coat. This is an important process to bring out the performance of the paint, achieve a beautiful finish, and eliminate uneven application!

6. Top Coat

Next is the top coat. This will be the finishing touch for the exterior wall painting. We will ensure that there are no uneven spots or missed areas, aiming for a beautiful finish! The paint used is ESKE Kaken’s Premium Silicon. It is said that the manufacturer’s expected durability is about 14 to 16 years.

7. Painting of Auxiliary Parts (Ventilation Hood, Lower Roof, Cap Flashing)

The auxiliary parts will be completed after surface preparation such as scraping, followed by the application of the primer and top coat!

The metal parts will be adjusted, primed, and then coated with a weak solvent paint in two layers. We will ensure that every detail is thoroughly painted!

Roof Overlay Construction Procedure

1. Demolition of Existing Ridge and Snow Guards

We will dismantle unnecessary parts (ridge flashing) for the overlay method! The durability of wooden purlins is about 10 to 15 years. Exceeding the durability period can lead to corrosion and discoloration, resulting in the ridge flashing coming loose or being blown away.

2. Installing Roofing (Waterproof Sheet)

The roofing material used is Jouyu Pulp Industry/Sunlight G!
It is made from modified asphalt roofing, which is said to have double the durability of regular asphalt roofing.
With a role as the primary waterproofing, if the roofing is solid, there will be no leaks! We will ensure it is firmly attached so it won’t blow away.

3.Accessory Processing (Karakusa, Keraba, Valley)

Before the main roofing work, we will process and install accessories such as keraba, karakusa, and valley metal!
The accessories used are the genuine accessories from Galtect, made of SGL copper plate!

4. Main Construction (Aijii Industry/Super Galtect)

After processing the accessories, we will install the Galtect main roofing up to the ridge!
Once the roofing is completed up to the ridge, we will install the necessary materials for securing the ridge board, known as the kanban. There are types made of cedar and resin, and this time we used the resin type!
The resin type is expected to have twice the durability compared to the cedar type!

5. Ridge Cap Processing & Sealing at Various Locations

Next, we will process and install the ridge cap. We will firmly apply sealing on the inside of the joints. At the wall edge, we will process and install a component called the rain stop metal.
The nails and screws used for fixing are made of stainless steel, which is resistant to rust!

6. Cleaning

We will clean up the debris that has fallen on the balcony and rain gutters. We will thoroughly remove items like nails and metal scraps that could cause injuries. Additionally, we will wipe away any footprints left on the roof to ensure it looks clean.

About Roofing Materials

The roofing material used is Aijii Industry’s Super Galtect.
Super Galtect comes with a manufacturer warranty of 15 years for the coating and 25 years for perforation.
Our company also provides a 10-year construction warranty!
Made from SGL steel plates, it is resistant to rust.
Insulation material is tightly applied from edge to edge of the roofing material, creating a metal plate that integrates steel and insulation.
When installed, insulation is applied even to the parts where the roofing materials overlap, and the surface is coated with high heat-reflective paint, allowing for a cool summer and a warm winter.
Additionally, it has soundproofing properties, reducing the sound of rain.
