Roof Overlay Construction Procedure

1. Removal of Existing Ridge Flashing and Snow Guards

We will only dismantle the ridge flashing and snow guards that will interfere with the

overlay work!

2. Installation of Roofing (Waterproof Sheet)

The roofing used is Nissin Kogyo/Kappa 23!
It is made of modified asphalt roofing, which is said to have double the durability of regular asphalt roofing.
As a primary waterproofing measure, if the roofing is properly installed, there will be no leaks!

About Roofing Materials

The roofing material used is the Super Galtect from Aijii Industrial.
The Super Galtect comes with a manufacturer warranty of 15 years for the coating and 25 years for perforation.

Made from SGL steel plate, it is resistant to rust.
Insulation material is thoroughly applied from edge to edge of the roofing material, creating a metal sheet that integrates steel plate and insulation.
When installed, insulation is applied even to the parts where the roofing materials overlap, and the surface is coated with high heat-reflective paint, allowing for a cool summer and a warm winter.
Additionally, it has soundproofing properties, reducing the sound of rain.

What is the Roof Overlay (Cover Method)?

The roof overlay method involves leaving the existing roof almost intact and placing a new roof on top of it.
Literally, it is a method of covering a roof with another roof. Therefore, the roof becomes double-layered. Since the roof is installed over the existing one, it is also referred to as “overlapping roofing.”

Advantages of the Overlay Method

Since a “new roof” is placed over the “existing roof,” there is almost no need for demolition work, meaning that very little waste is generated.
This is the biggest feature and leads to various advantages.

The only part that requires demolition and waste disposal is the ridge cap, so compared to a complete roof replacement, the cost is lower.
In 2004, regulations regarding the concentration of asbestos in raw materials were changed (for details, please refer to the Ministry of Health, Labour and Welfare’s website).
Some building materials used in constructions completed before 2004 contain asbestos. Asbestos-containing materials are difficult to demolish due to their high environmental impact, and the costs for demolition and waste disposal are also high. The overlay method, which generates almost no waste, is ideal for such roofs.

Some may wonder, “Is it safe to live in a building that uses asbestos-containing materials?” but rest assured. As long as there is no destruction or crushing, it will not disperse into the air.

We use masking tape, blue sheets, and polymer masks to protect areas that will not be painted, such as windows, sashes, and floors. This is a very important task in the painting process! If protection is neglected, gaps may form, allowing paint to seep in, or clean lines may not be achieved.

3. Primer Application

This is the first step of applying paint after high-pressure washing and surface preparation, ensuring that the middle and top coats adhere well to the painted surface. A solid primer application greatly affects durability and finish!

4. Middle Coat

It is an important process to bring out the performance of

paint, to achieve a beautiful finish, and to eliminate unevenness!

5. Top Coating

This is the finishing of

exterior wall painting. We consciously work to ensure there are no uneven spots or missed areas, achieving a beautiful finish! The paint used is from SK Kaken / Premium Silicon!
