This is a case study of an exterior renovation project in Tachikawa City, Tokyo.
For this roofing renovation, we performed a roof overlay (cover method) using Super Galtect!
The roof overlay involves dismantling and removing the existing roofing materials and replacing them with new roofing to prevent leaks.

Additionally, switching from tiles to a roof overlay significantly reduces the weight of the roof, enhancing seismic resistance.
The weight of Super Galtect is one-tenth that of tiles!

Construction Data for Tachikawa City, Tokyo

Roof Replacement Construction Procedure

1. Dismantling Existing Roofing Material

We will dismantle the existing roofing material! After removing the ridge tiles, we will dismantle the mortar and flat tiles. After dismantling the tiles, we will also remove the wood that holds the remaining tiles. We will peel off the roofing sheet and clean the entire roof.

2. Installing New Roof Sheathing

After dismantling the existing roofing material, we will process and install new sheathing boards to fit the dimensions!

3. Installing Roofing (Waterproof Sheet)

Next, we will install the roofing sheet (waterproof sheet)!
With the role of secondary waterproofing, if the roofing is properly installed, there will be no leaks! We will ensure it is firmly attached to prevent it from blowing away.

4. Fabrication of Accessories (Karakusa and Keraba)

Before the main roofing work, we will fabricate and install accessories such as keraba and karakusa!
The accessories used will be made of SGL steel plate.

5. Main Construction (Aiji Industry/Super Galtect)

After the accessory fabrication, we will install the Galtect main roofing up to the ridge! After the accessory fabrication, we will install the Galtect main roofing up to the ridge!
Once the roofing is completed up to the ridge, we will install the necessary materials to secure the ridge board known as the kanban. We offer three types of kanban: cedar, resin, and galvalume steel, and this time we used galvalume steel!
Galvalume steel is expected to have three times the durability compared to cedar! Unlike resin or cedar, it does not crack, providing peace of mind!

Our original integrated waste board made of Galvalume steel for the ridge base is highly durable, has strong fixation, and excellent wind resistance! Even if rainwater seeps in from the ridge, it has a mechanism to discharge rainwater to the outside, providing high waterproofing performance! It is perfect for the Super Galtect ridge base!

6. Ridge Flashing Processing and Sealing at Various Locations

We will process and install the

ridge flashing. To enhance waterproofing, we will install a face plate on the inside of the ridge! We will thoroughly apply sealing on the inside of the joints.
The screws used for fixation are strong against rust and equipped with waterproof packing!

Unlike nails, screws with packing are less likely to come loose and securely fix the ridge flashing to the purlin!

 

Although it is not visible after construction,
installing a face plate on the inside of the ridge flashing enhances waterproofing!
It firmly protects the ridge, which is a critical point of the roof.

7. Cleaning

We will clean up the debris that has fallen onto the balcony and rain gutters. We will thoroughly remove items like nails and metal fragments that could cause injuries. Additionally, we will wipe away any footprints left on the roof to keep it clean.

About Roofing Materials

The roofing material used is the Super Galtect from Aijii Industry.
The Super Galtect comes with a manufacturer warranty of 15 years for the coating and 25 years for perforation.
We also provide a 10-year workmanship warranty!
Made of SGL steel plate, it is resistant to rust.
Insulation material is thoroughly applied from edge to edge of the roofing material, creating a metal plate where the steel plate and insulation are integrated.
When installed, insulation is applied even to the parts where the roofing materials overlap, and the surface is coated with a high heat-reflective paint, allowing for a cool summer and warm winter experience.
Additionally, it has soundproofing properties, reducing the sound of rain.
Moreover, it is lightweight compared to other roofing materials, which minimizes the sway during earthquakes, making it a good earthquake countermeasure.
It excels in finish, durability, insulation, soundproofing, and wind resistance, and the Super Galtect from Aijii Industry is the most frequently used in our construction projects, gaining significant attention!
