“I was advised of aging deterioration during a regular inspection by the house manufacturer, so I requested a quote for exterior wall painting. However, the cost was high, so I would like to narrow it down to three companies and compare estimates.”

●Proposal Details
We observed deterioration of the exterior wall coating and joints, so we proposed exterior painting and sealing work based on the customer’s request for an estimate!
We prepared several estimates using heat-insulating paint and high-durability paint, and we were entrusted with the exterior painting using premium silicone and sealing work using high-durability sealing materials!

Joint Replacement Construction Procedure

1. Removal of Existing Sealing Material

Remove the existing sealing material using a cutter or similar tool. This is referred to as sealing, caulking, or jointing. It is prone to causing leaks and can lead to cracking or lifting of the siding, making it a critical area. Cracks and peeling are signs of deterioration!

2. Masking Tape Application

Check the position for applying the tape and attach it carefully to avoid embedding it into the surface.

3. Primer Application

Apply the primer with a brush or similar tool, ensuring there are no missed spots.

4. Filling with Sealing Material

Next, apply the sealing material. Position the nozzle of the caulking gun at the bottom of the joint and fill it adequately.

The sealing material used this time is Penguin / two-component urethane seal. Urethane-based sealing materials have high adhesion, are inexpensive, and offer excellent cost performance. However, they have disadvantages such as low weather resistance, vulnerability to UV rays, and a tendency to attract dust, so protection with paint is necessary when used outdoors.

The durability is approximately 10 to 15 years, making it a cost-effective material!

5. Finishing with a Trowel

Using a spatula that matches the joint width, we press firmly and finish smoothly.

6. Removal of Masking Tape and Completion

After finishing, we remove the masking tape, completing the joint sealing work.

Exterior Wall Painting Work Procedure

1. High-Pressure Washing (Bio Cleaning)


First, we thoroughly remove dirt and moss from the exterior walls with high-pressure washing! If dirt remains, it will affect the adhesion and durability of the paint, so we wash carefully.
We also wash the exterior structures, the ground, and inside the rain gutters.
The white foam is the bio cleaning agent!

2. Substrate Adjustment

After high-pressure washing, we assess the deterioration of the exterior walls and perform substrate adjustments such as crack repairs.

3. Protection of Various Parts

Next, we will protect areas that will not be painted, such as windows, sashes, and floors, using masking tape, blue sheets, and polymer tarps. This is a very important task in the painting process! If the protection is neglected, gaps may form, allowing paint to seep in, or it may result in uneven lines.

4. Primer Coat


This is the first step of applying paint after high-pressure washing and surface preparation, and it is the paint that ensures the middle and top coats adhere well to the surface. By applying the primer coat thoroughly, there will be a significant difference in durability and finish!

The primer we use has surface adjustment capabilities, which also seal fine cracks! The SD Surf Epoxy Premium used is a surf-type primer specifically for siding!

5. Middle Coat

Next is the middle coat. This is an important process to bring out the performance of the paint, achieve a beautiful finish, and eliminate uneven application!

6. Top Coat

Next is the top coat. This will be the finishing touch for the exterior wall painting. We will be mindful to ensure a beautiful finish without any unevenness or missed spots! We used the premium silicone paint from Esuke Kaken. The manufacturer’s expected durability is said to be about 14 to 16 years.

For the attached parts, after finishing the surface preparation such as scraping, if it is a metal part, we apply an anti-rust primer, followed by a mid-coat and top-coat with Yumelock. We make sure to paint every detail thoroughly!

Surface Roughening

Top Coat will undergo a surface roughening process to improve adhesion. By intentionally creating fine scratches on the surface of the substrate at this stage, we enhance the paint’s grip (adhesion). For example, when the application surface is smooth and flat like glass, it is more difficult for the new paint to adhere compared to a surface with slight irregularities.

Acetone Wipe

Next, we will perform an acetone wipe! This is also an important substrate treatment. The acetone wipe is the process of removing the oil film from the FRP waterproofing surface! Skipping this step can lead to paint peeling.

Top Coat – First Application

When performing waterproofing work, it is generally necessary to apply a primer before applying the top coat, but the water-based FRP top used this time does not require a primer.

Top Coat – Second Application

The top coat is generally applied in two layers!
After finishing the application, we will check for any missed spots or unevenness.

Balcony Top Coat – Completion

We also completed the waterproofing (top coat) for the balcony!
The material used is Kanae Chemical’s water-based FRP top in gray!

We were able to finish it beautifully!
