Roof Overlay Construction Procedure

1. Dismantling of existing ridge and snow guards, removal of skylights (top lights)

We will dismantle unnecessary areas (such as ridge cap) for the roof overlay! The durability of wooden purlins is about 10 to 15 years.
Once the durability period is exceeded, corrosion and discoloration can occur, leading to the detachment or scattering of the ridge cap, which can result in leaks.
Additionally, we have removed the skylight that was causing the leaks. After removing the skylight, we will create a base and adjust the unevenness.

2. Roofing Installation (Waterproof Sheet)

Next, we will apply the waterproof sheet! The roofing used is TAJIMA/New Liner Roofing!
It is a highly durable non-woven fabric roofing!
As a primary waterproofing measure, if the roofing is solid, it generally won’t leak!
We will ensure it is securely applied so it won’t be blown away by the wind.
Since there are various durability periods and characteristics for roofing sheets, it is important to choose roofing sheets that match the durability of the new roof and the roof slope!

3. Component Processing (Curly, Eaves, Valley)

Before the main roofing work, we will process and install the eaves, decorative elements, and valleys!
The materials used are genuine Galtect components made of SGL copper plate! We will also install a waste board integrated Galvalume steel base.

4. Main Construction (Aiji Industry / Super Galtect)

After processing the components, we will install the Galtect main roofing up to the ridge!
Once the roofing is completed up to the ridge, we will install necessary materials called “nakanita” to secure the ridge flashing. We offer three types of nakanita: cedar, resin, and Galvalume steel, and since the customer requested high durability this time, we used the Galvalume type for the ridge base.

The Galvalume steel is expected to have three times the durability compared to cedar! Unlike resin or cedar, it won’t crack, providing peace of mind!

Our original waste board integrated Galvalume steel ridge base is highly durable, has strong fixing power, and excellent wind resistance! Even if rainwater enters from the ridge, it has a mechanism to discharge rainwater to the outside, demonstrating high waterproofing performance! It is perfect for the Super Galtect ridge base!

5. Ridge Flashing & Rain DiverterMetal Processing and Sealing at Various Locations

Next, we will process and install the ridge flashing. We will thoroughly apply sealing on the inside of the joints. The screws used for fixing are made of stainless steel, which is resistant to rust!

We use Auton Exceed with a durability of approximately 30 years for our sealing materials!

Unlike nails, screws with packing are less likely to come loose and securely fix the ridge cap to the underlying board!

5. Cleaning

Finally, we will clean up any debris that has fallen onto the balcony and other areas. We will thoroughly remove items like nails and metal fragments that could cause injuries. We will also wipe away any footprints left on the roof to keep it clean.

6. Completion

This concludes the roof overlay work.
This time, we used high-durability materials for the roofing materials, roofing sheets, ridge underlayment, and sealing materials.

About Roofing Materials

The roofing material used this time is the Super Galtect from Aijii Industry.
The Super Galtect comes with a manufacturer warranty of 15 years for the coating and 25 years for perforation.
We also provide a 10-year construction warranty!
Made of SGL steel plate, it is resistant to rust.
Insulation material is tightly applied from edge to edge of the roofing material, creating a metal plate that integrates steel and insulation.
When installed, insulation is applied even to the parts where the roofing materials overlap, and the surface is coated with a highly heat-reflective paint, allowing for a cool summer and warm winter.
Additionally, it has soundproofing properties, reducing the sound of rain.
Being lighter than other roofing materials, it also reduces the sway during earthquakes, contributing to earthquake resistance.

What is the Roof Overlay (Cover Method)?

The roof overlay (cover method) involves leaving the existing roof almost intact and placing a new roof on top of it.
Literally, it is a method of covering a roof with another roof. Because the existing and new roofs are layered, it is also referred to as “overlapping roofing.”

Advantages of the Overlay Method

Since we are placing a “new roof” over the “existing roof,” demolition work is almost unnecessary, meaning that very little waste is generated.
This is the biggest feature and leads to various advantages.

The only parts that require demolition and waste disposal are the ridge cap, so compared to complete roof replacement, the cost is lower.
In 2004, regulations regarding the concentration of asbestos in raw materials were changed (for details, please refer to the Ministry of Health, Labour and Welfare website).
Some building materials used in structures built before 2004 contain asbestos. Asbestos-containing materials are difficult to demolish due to their high environmental impact, and the costs for demolition and waste disposal are also high. The overlay method, which generates almost no waste, is ideal for such roofs.

You may be wondering, “Is it safe to live in a building that uses asbestos-containing materials?” but rest assured. As long as there is no destruction or crushing, it will not disperse into the air.
