Inquiry Details and Progress to Construction

We received an inquiry from a resident in Minami-ku, Sagamihara, stating, “Roof material fragments are falling off, so I would like you to take a look. Since the exterior walls have never been painted, I would also like to request an estimate for that.”

〇Roof
The existing roofing material is a roofing material that cannot be painted, specifically Pamil, which is very brittle and cannot be painted.
The only effective roof repairs are either the roof overlay (cover method) or a complete roof replacement.
The building is 18 years old, and since the existing substrate was in good condition, we proposed a roof repair using the roof overlay method.
The customer desired lightweight and highly durable roofing materials, so we provided options for roofing materials that can be expected to last over 30 years, divided into different plans.
This time, we entrusted the project to Super Galtect, which has the highest thermal insulation properties and solid warranty terms and conditions!
It is important to note that not only the roofing material itself but also auxiliary materials such as “roofing sheets” and “nail boards” are crucial.
Since the existing roofing material is classified as brittle slate (Pamil), it is necessary to use a highly durable roofing sheet that is compatible.
Therefore, we proposed the Tadi Self Cover, which is specifically designed for the cover method for brittle slate.
Regarding the nail board (ridge substrate), we proposed a “galvalume steel ridge substrate” with a durability equivalent to that of Super Galtect.
While it is possible to lower the rank of auxiliary materials according to the budget, Kakeru Koumuten recommends aligning the durability of the roofing material and the auxiliary materials as a principle.

〇Exterior Wall Painting
The existing exterior wall has a mortar-based Rishin finish.
Since this is the first exterior wall painting, we proposed a painting plan suitable for Rishin-finished walls.
Rishin-finished walls have the following characteristics:
“Prone to cracking”
“Easily attracts dirt”
“Requires a matte paint to avoid unevenness”

Therefore, it is necessary to use a filler type that prevents cracking for the primer.
For the topcoat, we recommend a paint that can handle a matte finish to avoid unevenness.

We proposed several plans, and it was decided to go with Nano Composite W, which has an auto-cleaning function!

The auto-cleaning function is a unique feature of Nano Composite W that removes dirt attached to the exterior walls with rainwater!

Exterior Painting Construction Procedure

1. High-Pressure Washing

Next, we thoroughly remove dirt and moss from the exterior walls with high-pressure washing! We also cleaned the ground while we were at it!

2. Base Adjustment

After the high-pressure washing is completed, we will perform substrate adjustments such as crack repairs while checking the condition of the exterior walls!

3. Protection of Various Areas

Next, we will protect areas that will not be painted, such as windows, sashes, and floors, using masking tape, blue sheets, and polymer masks. This is a very important task in the painting process! If protection is neglected, gaps can form, allowing paint to seep in, or clean lines may not be achieved.

4. Primer Application

This is the first step of applying paint after completing high-pressure washing and substrate treatment, and it is the paint that ensures that the middle and top coats adhere well to the surface. By applying the primer thoroughly, there will be a significant difference in durability and finish! The primer used is Mizutani Paint’s Nano Composite Filler!

5. Middle Coat

Next is the middle coat. This is an important process to bring out the performance of the paint, achieve a beautiful finish, and eliminate unevenness!

6. Top Coat

Next is the top coat. This is the finishing touch for the exterior wall painting. We will be mindful to ensure there are no uneven areas or missed spots, achieving a beautiful finish! The paint used is Mizutani Paint’s Nano Composite W.
The manufacturer’s expected durability is about 12 to 16 years.
Durability may vary depending on the region and sunlight exposure.

The main feature of Nano Composite W is its auto-cleaning function!

7. Painting of Auxiliary Parts (Fascia, Soffit, Eaves, Shutter Box, Rain Gutter, Drip Edge Metal, Around Mailbox)

The auxiliary parts are completed with a primer and topcoat after surface preparation such as scraping!

For auxiliary parts, after surface preparation such as scraping, if it is a metal part, we apply a rust preventive primer, followed by an intermediate coat with Yumelock, and then a topcoat. We ensure to paint thoroughly, even in the finer areas!

Roof Overlay Construction Procedure

1. Demolition of Existing Ridge and Snow Stops

We will dismantle unnecessary parts (ridge flashing) for the overlay method!The durability of wooden purlins is about 10 to 15 years. Exceeding the durability period can lead to corrosion and discoloration, resulting in the ridge flashing coming loose or blowing away.

2. Installing Roofing (Waterproof Sheet)

The roofing used is Tajima Roofing/Tadis Self Cover!
It is made of a delayed adhesive modified asphalt roofing material, which is said to have double the durability of regular asphalt roofing.
As a primary waterproofing measure, if the roofing is properly installed, there will be no leaks!
We will ensure it is firmly adhered to prevent it from blowing away.

This is a special roofing sheet for overlaying fragile slates like Colonial NEO and Pamir!

3. Fabrication of Accessories (Eaves, Decorative Elements, Valleys)

Before the main roofing work, we will fabricate and install accessories such as eaves and decorative elements!
The accessories used are genuine Galtect accessories made of SGL copper plate!

4. Main Construction (Aijii Industry/Super Galtect)

After processing the special parts, we will install the Galtect main body up to the ridge! After processing the special parts, we will install the Galtect main body up to the ridge!
Once we have installed it up to the ridge, we will set up the necessary materials to secure the ridge board known as the “kanban.” We offer three types of kanban: cedar, resin, and Galvalume steel, and this time we used Galvalume steel!
Galvalume steel is expected to have three times the durability compared to cedar! Unlike resin or cedar, it does not crack, providing peace of mind!

Our original integrated waste board made of Galvalume steel is highly durable, has strong fixation, and excellent wind resistance! Even if rainwater enters from the ridge, it has a mechanism to discharge rainwater to the outside, demonstrating high waterproofing performance! It is perfect for the Super Galtect ridge base!

5. Processing of Ridge Metal and Sealing at Various Locations

Next, we will process and install the ridge metal. We will firmly apply sealing on the inside of the joints. For the wall edge, we will process and install a component called the rain guard metal.
The screws used for fixation are stainless steel with packing, which are resistant to rust!

Packing screws are less likely to come loose compared to nails, securely fixing the ridge metal to the kanban!

Although it is not visible after construction, by installing a face plate on the inside of the ridge cap, the waterproofing is enhanced!
We will firmly protect the ridge, which is a critical point of the roof.

6. Cleaning

We will clean up the debris that has fallen onto the balcony and rain gutters. We will thoroughly remove items such as nails and metal scraps that could cause injuries. Additionally, we will wipe away any footprints left on the roof to keep it clean.

About Roofing Materials

The roofing material used is Aijii Industrial’s Super Galtect.
Super Galtect comes with a manufacturer warranty of 15 years for the coating and 25 years for perforation.
Our company also provides a 10-year construction warranty!
Made of SGL steel plate, it is resistant to rust.
Insulation material is tightly applied from edge to edge of the roofing material, creating a metal plate that integrates steel and insulation.
