・Inquiry Details
We received the following inquiry from a customer living in Meguro-ku, Tokyo!
“I was told by a passing contractor that the joints of the exterior wall are becoming narrow, so I would like you to check it once. There are also fine cracks appearing on the surface of the balcony, so I would like you to check that as well.”

・Proposal Details
Since the vertical joints and the sealing around the sashes were deteriorating, we proposed sealing work.
Regarding the balcony, the surface topcoat of the FRP waterproofing was deteriorating, so we proposed reapplying the topcoat.

Joint Replacement Construction Steps

1. Removal of Existing Sealing Material

We will remove the existing sealing material using a cutter or similar tools. This is referred to as sealing, caulking, or joints. It is a critical area that can easily lead to water leaks and can also cause cracking or lifting of the siding. Cracks and peeling are signs of deterioration! If the bond breaker that prevents three-sided adhesion is peeling, we will apply a new bond breaker.

2. Protection

We will perform protection using masking tape and other materials. This is done to prevent dirt on the exterior wall and to ensure a clean finish.

We will carefully check the position of the tape and apply it without it digging into the surface.

3. Application of Primer

To enhance the adhesion of the sealing material to the substrate, apply primer to the work surface using a brush or similar tool.

4. Filling the Sealing Material

Next, inject the sealing material. Position the nozzle of the caulking gun at the bottom of the joint and fill adequately.

The sealing material used this time is Auton Exceed from Auto Chemical Industry. This polyurethane-based sealing material has high adhesion and excellent durability.

The expected lifespan is about 30 years, emphasizing high durability!

5. Finishing with a Trowel

Use a trowel that matches the width of the joint to press firmly and finish smoothly.

6. Removal of Masking Tape – Completion of Joint Replacement Work

After finishing, remove the masking tape, and the joint replacement work is complete.

Balcony Top Coat Repainting – Construction Procedure

Cleaning

First, we will clean the balcony area.

Grinding and Roughening

To improve the adhesion of the top coat, we will perform a surface roughening process. By intentionally creating fine scratches on the surface of the substrate at this stage, we enhance the paint’s grip (adhesion). For example, when the application surface is smooth and flat like glass, compared to a surface with slight irregularities, the latter allows the new paint to adhere more easily. When applying the top coat, we generally carry out this surface preparation work.

Acetone Wipe

Next, we will perform an acetone wipe! This is also an important surface preparation step. The acetone wipe is the process of removing the oil film from the FRP waterproof surface! Skipping this step could lead to paint peeling.

Top Coat – First Application

When carrying out waterproofing work, we generally apply a primer before the top coat; however, the water-based FRP top used this time does not require a primer. We will apply this as the undercoat.

Top Coat – Second Application

The top coat is generally applied in two layers! After finishing the application, we will check for any missed spots or uneven areas.

Balcony Top Coat – Completion

This concludes our work here. This time, we have repainted the balcony top coat!

The top coat material used is Kanae Chemical / Water-based FRP Top in gray!

We were able to finish beautifully once again! The client was pleased with the work done, and we are happy as well!
