Setagaya-ku Roof Overlay (Cover Method) Construction Procedure
1. Existing Roof Material Demolition
Tile battens are wooden materials used to hook the tiles.
2. New Sheathing Installation
3. Roofing Installation (Waterproof Sheet)

The roofing used is Nissin Kogyo/Kappa 23!
It is made of modified asphalt roofing material, which is said to have double the durability compared to regular asphalt roofing.
With the roofing serving as the primary waterproofing, if it is properly installed, there will be no leaks!
We will ensure it is securely attached so it won’t blow away. [/chat]
4. Custom Fabrication (Karakusa and Keraba)

Before the main roofing work, we will process and install custom parts such as keraba and karakusa sheet metal!
The materials used for the custom parts are the same SGL steel plate as the Super Galtect main body. [/chat]
5. Main Construction (Aiji Industry/Super Galtect)

After the custom fabrication, we will install the Galtect main body up to the ridge!
Once it is installed up to the ridge, we will place the necessary materials to secure the ridge board, known as the kanban. There are types of kanban made from cedar and resin, and this time we used a resin type!
The resin type is expected to have three times the durability compared to the cedar type! [/chat]
6. Ridge Cap Fabrication and Sealing at Various Locations

We will process and install the ridge cap. We will thoroughly apply sealing on the inside of the joints.
For the wall edge, we will process and install a component called a rain guard metal.
We use stainless steel nails and screws that are resistant to rust!
7. Cleaning
The roofing material used is Aijii Industrial’s Super Galtect.
Super Galtect comes with a 15-year warranty on the coating and a 25-year warranty against perforation.
Our company also provides a 10-year construction warranty!
Made of SGL steel plate, it is also resistant to rust.
Insulation material is tightly applied from end to end of the roofing material, creating a metal plate that integrates steel plate and insulation.
When installed, insulation is applied even to the parts where the roofing materials overlap, and the surface is coated with a highly heat-resistant paint, making it possible to stay cool in summer and warm in winter.
Additionally, it has soundproofing properties, which also reduces the sound of rain.
Moreover, it is lightweight compared to other roofing materials, which reduces the sway during earthquakes, providing earthquake resistance.
It excels in finish, durability, insulation, soundproofing, and wind resistance, and our company’s track record shows that Aijii Industrial’s Super Galtect is the most popular and highly regarded!

What is the Roof Overlay (Cover Method)?
The roof overlay method involves leaving the current roof almost as it is and placing a new roof on top of it, effectively covering it.
Literally, it is a method of covering a roof with another roof. Therefore, the roof becomes double-layered. Since the roof is laid on top, it is also referred to as “overlapping roofing.”
Advantages of the Overlay Method
Since a “new roof” is placed over the “current roof,” demolition work is almost unnecessary, meaning very little waste is generated.
This is its biggest feature, leading to various advantages.
The only part that requires demolition and waste disposal is the ridge cap, so compared to complete roof replacement, the cost is lower.
In 2004, regulations regarding the concentration of asbestos in raw materials were changed (for details, please refer to the Ministry of Health, Labour and Welfare’s website).
Some building materials used in constructions completed before 2004 contain asbestos. Asbestos-containing materials are difficult to dismantle due to their high environmental impact, and the costs for demolition and waste disposal are also high. The overlay method, which generates almost no waste, is ideal for such roofs.
Some of you may be wondering, “Is it safe to live in a building that uses materials containing asbestos?” Rest assured. As long as it is not destroyed or crushed, it will not disperse into the air.
If you are unsure about the type of roof on your home, please feel free to consult with us.
Additionally, we can complete the work in a shorter time frame than painting or re-roofing. A shorter construction period means lower labor costs, which in turn makes the expenses more affordable.
This also reduces the psychological anxiety of having to live in an unusual environment.
When scaffolding is set up, you may experience inconveniences such as difficulty entering and exiting or being unable to open windows. Being able to return to your normal life in a short period is a significant advantage.
Our company specializes in roofing work, and the roof overlay (cover method) is the most frequently performed type of work we undertake. We are very grateful that we are continuously able to carry out roof overlay (cover method) projects without interruption.

Tips for Estimating Exterior Painting and Roof Repairs
If you are considering exterior painting or roof repairs around Setagaya-ku, it is important to be knowledgeable about your budget and estimates!
◇ Basic Knowledge to Know Before Requesting an Estimate
Before requesting an estimate, it is crucial to understand the processes and roles involved in exterior painting and roof repairs. Each process directly affects the quality and durability of the paint, which is also reflected in the cost. Additionally, the type of paint used and the painting area also impact the costs, so be sure to gather this information as well. Furthermore, it is important to check the reliability, track record, and level of after-sales service of the contractors to choose one you can trust.
◇ Reasons to Obtain Estimates from Multiple Contractors
Exterior painting and roof repairs are large-scale projects, and costs can often be high. Therefore, it is recommended to obtain estimates from multiple contractors.
Service offerings and prices vary among contractors, and comparing estimates makes it easier to select a contractor that fits your budget. It also serves to identify any inappropriate estimates or unclear items. This not only helps in understanding unnecessary costs but also prevents issues after the contract is signed.
Estimates can be requested through the contractor’s website or by contacting them directly.
Kakeru Koumuten Co., Ltd. offers free inspections and estimates, so please feel free to consult us even for comparative estimates!
◇ How to Read an Estimate and Points for Comparison
When comparing estimates, key points include each item, total amount, materials used, construction methods, and after-service. For example, if only a part is inexpensive, it is necessary to determine whether it is truly appropriate. It is advisable to compare each estimate and choose based on the overall balance.
◇ Checkpoints for Additional Costs
For exterior painting and roof repairs, additional costs may arise. By understanding the checkpoints in advance, you can prevent going over budget. Setting up scaffolding is necessary for construction. Be sure to confirm whether the cost of scaffolding is included in the estimate.
Additionally, in older buildings, damage may progress more than it appears, and if there are many areas to be worked on, additional costs may incur. Furthermore, the cost may vary depending on the type of paint used. If durability and appearance are prioritized, expensive paints may be considered.
By checking the detailed breakdown when obtaining an estimate, you can reduce the risk of incurring high additional costs.
Post-Construction Maintenance
◇ Importance of Post-Construction Maintenance
Post-exterior painting and roof repair maintenance is a crucial factor in extending the lifespan of your home. Neglecting maintenance can lead to rapid deterioration of newly painted exteriors and repaired roofs, resulting in the risk of incurring high costs. The exterior walls and roofs of buildings are constantly exposed to harsh natural environments such as rain, wind, UV rays, and temperature changes. Regular maintenance minimizes damage and helps maintain the beauty and comfort of your home. Additionally, it can help avoid large-scale repair work and the associated significant expenses.
◇ Maintenance Methods and Frequency
Effective post-construction maintenance methods include inspections by professionals. This allows for early detection and repair of minor damages. The recommended frequency for maintenance is generally about once every 5 years for exterior painting and once every 3 years for roof repairs. This is just a guideline and may vary depending on local climate conditions and the structure of the house.
Implement regular maintenance to protect your valuable home. If you are considering exterior painting or roof repairs in Setagaya-ku, please contact Kakeru Koumuten.
