Exterior Painting Construction Procedure

1. High Pressure Washing

First, we thoroughly wash the exterior walls with high pressure to remove dirt and moss! If any dirt remains, it can affect the adhesion and durability of the paint, so we wash carefully.
We also wash the exterior structures, concrete floors, and inside the rain gutters.

2. Surface Preparation

After high pressure washing, we assess the condition of the exterior walls and perform surface preparation such as crack repairs.

3. Masking

Next, we use masking tape, blue sheets, and polymer masks to cover windows, sashes, floors, and other areas that will not be painted. This is a very important task in the painting process! If masking is neglected, gaps can form, allowing paint to seep in or resulting in uneven lines.

4. Primer Application

This is the first step of applying paint after high-pressure washing and substrate treatment. It is a primer that ensures the middle and top coats adhere well to the surface. By applying the primer thoroughly, there will be a significant difference in durability and finish!

The primer used has substrate adjustment functions, which can also seal fine cracks! The premium filler used depends on the existing finish paint, but it is compatible with mortar exterior walls.

5. Middle Coat

Next is the middle coat. This is an important process to bring out the performance of the paint, achieve a beautiful finish, and eliminate uneven application!

6. Top Coat

Next is the top coat. This is the finishing touch for the exterior wall painting. We pay attention to ensure there are no uneven areas or missed spots, resulting in a beautiful finish! The paint used is SK Kaken’s Premium Silicon. The manufacturer’s expected durability is said to be about 14 to 16 years.

7. Painting of Auxiliary Parts (Rain Gutter, Water Cut, Shutter Box)

For the attached parts, after finishing the surface preparation such as scraping, if it is a metal part, we apply an anti-rust primer, followed by a middle coat and top coat using Yumelock. We ensure to paint thoroughly, even in the fine areas!

Balcony Waterproofing Top Coat

We also completed the balcony waterproofing (top coat)! The product used is the gray Kanae water-based top coat! After roughening the surface and wiping with acetone, we apply the top coat twice!
