Construction Data for Roof Repair in Aoba-ku, Yokohama
Roof Replacement Construction Procedure in Tsuzuki-ku
1. Demolition of Existing Roof
We will dismantle the existing roofing materials.
The existing roofing material is Sekisui’s U tile, which has been discontinued, and partial repairs or replacements are not possible!
Therefore, we will proceed with a roof replacement construction this time!
2. Installation of New Sheathing
After dismantling the existing roofing materials, we will process and install new sheathing according to the dimensions!
3. Installation of Roofing (Waterproof Sheet)
The roofing used this time is Tajima Roofing’s P-color asphalt roofing. This roofing is an overwhelmingly proven material used as an underlayment for sloped roofs!
4. Fabrication of Accessories (Curved Patterns, Eaves, Valleys)
Before the main roofing work, we will process and install components such as eaves and decorative metalwork!
The materials used will be galvalume steel.
5. Main Construction (Inagaki Shouji / Stanby 333)

After processing the components, we will install the Stanby main roofing! At the wall edge, we will raise the Stanby main roofing to enhance waterproofing.
Once the main roofing is completed, we will install the ridge board, apron face board, and purlins.
There are two types of purlins: cedar and resin. This time, we used cedar, but there are also resin purlins that are resistant to corrosion!
6. Ridge Metalwork & Wall Edge Rain Guard Metalwork Processing

Next, we will process and install the ridge metalwork. We will thoroughly apply sealing on the inside of the joints.
For the wall edge, we will process and install a component called rain guard metalwork.
The nails and screws used for fixing are made of stainless steel, which is resistant to rust!
7. Cleaning

Finally, we will remove any footprints and debris that may have fallen around the house and in the rain gutters, and perform a thorough cleaning.
We strive to ensure that the area looks cleaner after the work than it did before!
Roof Materials Used
The roof material used is Stanby 333 from Inagaki Shoji.
Stanby 333 comes with a 15-year paint film warranty and a 25-year hole warranty from the manufacturer.
We also provide a 10-year construction warranty for re-roofing and overlaying!
If there are any leaks within 10 years, we will repair them free of charge.
Stanby is made of Galvalume steel, which is resistant to rust.
It pursues the basic functions of a roof, such as water drainage and strength, and enhances the roof’s strength by applying ripples and ribs to the surface of the roofing material, preventing the phenomenon of board noise.
Additionally, it is a molded, integrated standing seam roof that does not require any clips or fasteners, consisting of a single long sheet of metal (long metal sheet) from the peak of the roof to the eaves. This design eliminates horizontal seams, which can obstruct the flow of rainwater and provide opportunities for water to enter beneath the roofing material, thus minimizing the risk of leaks. It is recommended for homes with a gentle roof slope.
Moreover, it is the lightest among metal roofs, and by reducing the weight of the roof, it is possible to make your home more earthquake-resistant through re-roofing.

The Necessity of Roofing Work (Roof Repair) and Maintenance Schedule
◇ Necessity of Roofing Work and Maintenance
・The Necessity and Purpose of Roofing Work
The roof is directly exposed to damage from rain, wind, and ultraviolet rays, and issues such as cracks and leaks surface over time. By carrying out roofing work, we enhance the durability of the building and maintain a comfortable living space. Additionally, improvements in energy efficiency can be expected. For example, using highly insulated roofing materials can lead to reductions in heating and cooling costs.
In terms of long-term cost performance, roofing work can be considered an important investment.
・Schedule for Roofing Work (Roof Repair)
Depending on the type of roofing material and the local climate, it is generally recommended that roofing work (roof repair) be performed every 10 to 15 years. After that, it is advisable to conduct inspections approximately every 5 years and carry out repairs or painting as needed. Regular maintenance can allow for early detection of minor deterioration or damage, reducing the risk of large-scale construction or repairs.
However, this is merely a guideline, and it can vary based on the material of the roof and environmental conditions such as high humidity, strong winds, and snowfall. Under severe weather conditions, more frequent checks may be necessary. Additionally, roofing work (roof repair) involves working at heights, so it is advisable to hire a professional contractor.
Post-Construction Maintenance
◇Importance of Post-Construction Maintenance
Maintenance after exterior painting and roof repair is a crucial factor in extending the lifespan of the house. Neglecting maintenance can lead to the newly painted exterior and repaired roof deteriorating quickly, resulting in the risk of incurring high costs. The exterior walls and roof of the building are constantly exposed to harsh natural environments such as rain, wind, ultraviolet rays, and temperature changes. Regular maintenance can minimize damage and maintain the aesthetics and comfort of the home. Furthermore, it can help avoid large-scale repair work and the associated significant expenses.
◇Maintenance Methods and Frequency
For post-construction maintenance, inspections by professional contractors are effective. This allows for early detection and repair of even minor damage. The recommended frequency for maintenance is generally every 5 years for exterior painting and every 3 years for roof repair. This is merely a guideline and can vary based on local climate conditions and the structure of the house.
Benefits of Roof Replacement
◇Extended Lifespan
With roof replacement, not only is a new roof installed, but repairs to the underlying structure are also carried out, which can extend the overall lifespan of the roof.
As a result, the interval for re-maintenance can be extended, making it easier to reduce costs.
◇Fresh Appearance of the Home
By replacing the roof, you can completely refresh the appearance of your home.
Removing the old roof and installing a new one can restore it to a condition similar to that of a new build.
By simultaneously carrying out exterior painting along with the roof replacement, you can also improve the appearance of properties that have aged since their new construction.
Additionally, by performing exterior painting and roof replacement at the same time, you may be able to reduce costs, so please consider this option.
◇Improvement in Earthquake Resistance
When performing roof replacement, lighter materials are generally used compared to the existing roof.
By using lightweight roofing materials, we can reduce the burden on the foundation and pillars of the house, which makes it easier to improve seismic resistance.
