This is a case study of an exterior renovation project in Aoba-ku, Yokohama.
There are several types of exterior renovations, but the work this time includes roof overlay (cover method) using Super Galtect, exterior wall painting, and exterior work (tiling)!

Roof Overlay Construction Procedure
Here, we provide a detailed explanation regarding roofing materials that cannot be painted!
1. Removal of Existing Ridge Cap and Snow Guards
2. Installation of Roofing (Waterproof Sheet)
It is made of modified asphalt roofing, which is said to have double the durability of regular asphalt roofing.
As a primary waterproofing measure, if the roofing is properly installed, there will be no leaks!
We will ensure it is securely attached to prevent it from blowing away.
3. Fabrication of Accessories (Curlicue, Valley, Eaves)
The components used are specially designed for Galtect and are made of the same material, SGL steel plate.
4. Main Construction (Aijii Industry/Super Galtect)
Once the installation reaches the ridge, we will install the necessary materials to secure the ridge cap, known as the “kanban.” There are types made of cedar and resin, and this time we used the resin type!
The resin type is expected to have three times the durability compared to the cedar type!
5. Ridge Cap Processing & Sealing at Various Locations
For the wall edges, we will process and install components called rain stop flashing.
The nails and screws used for fixing are made of stainless steel, which is resistant to rust!
6. Cleaning
We will clean up the debris that has fallen on the balcony and rain gutters. We will thoroughly remove items like nails and metal scraps that could cause injury. [/chat]
About Roofing Materials
The roofing material used is the Super Galtect from Aijii Industrial.
The Super Galtect comes with a 15-year warranty on the coating and a 25-year warranty against perforation.
We also provide a 10-year construction warranty!
Made of SGL steel, it is resistant to rust.
Insulation material is tightly applied from edge to edge of the roofing material, creating a metal sheet that integrates steel and insulation.
When installed, insulation is applied even to the parts where the roofing materials overlap, and the surface is coated with a high heat-reflective paint, allowing for a cool summer and a warm winter.
Additionally, it has soundproofing properties, reducing the sound of rain.
Being lighter than other roofing materials, it also reduces the sway during earthquakes, making it a good earthquake countermeasure.
It excels in finish, durability, insulation, soundproofing, and wind resistance, and the Super Galtect from Aijii Industrial is the most frequently used in our construction achievements, gaining significant attention!

What is the Roof Overlay (Cover Method)?
The roof overlay method involves leaving the current roof almost intact and placing a new roof on top of it, effectively covering it.
Literally, it is a method of covering a roof with another roof. Therefore, the roof becomes double-layered. Since the roof is laid on top, it is also referred to as “overlapping roofing.”
Advantages of the Overlay Method
Since a “new roof” is placed over the “current roof,” demolition work is almost unnecessary, meaning that very little waste is generated.
This is the biggest feature and leads to various advantages.
The only part that requires demolition and waste disposal is the ridge cap, so compared to a complete roof replacement, the cost is lower.
In 2004, regulations regarding the concentration of asbestos in raw materials were changed (for more details, please visit the Ministry of Health, Labour and Welfare website).
Some building materials used in constructions completed before 2004 contain asbestos. Because materials containing asbestos have a high environmental impact, demolition is also difficult, and the costs for both demolition and waste disposal are high. The roof overlay method, which generates almost no waste, is ideal for such roofs.
Some may wonder, “Is it safe to live in a building that uses asbestos-containing materials?” but rest assured. As long as there is no destruction or crushing, it will not disperse into the air.

Additionally, it can be completed in a shorter timeframe than painting or a full roof replacement. A shorter construction period means lower labor costs, which in turn reduces the overall cost.

Exterior Tile Installation Procedure
We were informed that no matter how many times the exterior is painted, it gets dirty or the paint film starts to peel off, so we proposed tile installation and were entrusted with the work!
1. Substrate Adjustment
2. Cleaning
We wash away the dust and debris that comes from cutting
3. Application of Tile Adhesive & Tiling
We used Tile Ace for the tile adhesive! The tiles we installed are from Lixil. We carefully place them to ensure they don’t shift.
4. Tile Grouting
The grout material we used this time is white! You can choose colors like white, gray, and black for the grout material! Just changing the grout can significantly alter the impression! Personally, I prefer white! (laughs)
5. Completed!!
After cleaning, the work is complete! The customer confirmed and was pleased!
However, the grout lines may get dirty, so if you’re concerned, you can wash them off with a brush or similar tool!
There are various designs available, allowing for a wide range of atmospheres!
The tiles used this time are from LIXIL / Hi-color Sound!
