I am Yamanaka from Kakeru Koumuten Co., Ltd., a specialist in roofing, exterior wall painting, and exterior renovations located in Aoba-ku, Yokohama!
This is a case study of an exterior renovation project in Aoba-ku, Yokohama.
There are several types of exterior renovations, and this project involves roof overlay (cover method) and exterior wall covering (siding)!

Roof: Asbestos-containing colonial – Nichiha/Alma
Exterior wall: Tile – Kaimu/Harubanjan (metal siding)

Roof Overlay (Cover Method) Construction Procedure

1. Dismantling Existing Ridge Flashing

We will dismantle the existing ridge flashing that is unnecessary for the cover method! Inside the ridge flashing, there are materials called “nuki” that secure the ridge flashing, but they were quite corroded!

2. Roofing Installation (Waterproof Sheet)

The roofing used is Nissin Kogyo/Kappa 23!
This material is a delayed-type adhesive modified asphalt roofing, which is said to have double the durability of regular asphalt roofing.
With a solid roofing layer serving as the primary waterproofing, there will be no leaks!

We will securely adhere it to prevent it from blowing away.

3. Custom Fabrication (Curlicue, Eaves, Skylight Metalwork)

Before the main roofing work, we will fabricate and install custom pieces such as eaves and curlicues!
This time, the eaves are processed with flat metal sheets. The materials used are Galvalume steel sheets.
The skylight (top light) metalwork will also be processed from flat sheets.

4. Main Construction (Nichiha/Alma)

After the custom fabrication, we will install the Alma roofing up to the ridge!
Once the roofing is completed up to the ridge, we will install necessary materials called “kanbari” to secure the ridge metalwork. There are types of kanbari made from cedar and resin, and this time we used a resin kanbari! The overhang of the dormer will also be covered with flat metal sheets.

5. Ridge Metalwork & Sealing at Various Locations

We will process and install the

ridge sheet metal. We will thoroughly apply sealing on the inside of the joints.
At the wall edge, we will process and install a component called rain gutter flashing.
We use stainless steel nails and screws that are resistant to rust!

6. Cleaning

Cleaning
We will clean up any debris that has fallen onto the balcony and rain gutters. We will conduct a thorough cleaning to prevent injuries from nails and metal scraps. [/chat]

About Roofing Materials

The roofing material used is Nichiha’s Alma.
Alma comes with a 10-year manufacturer warranty.
Since it uses natural stone that is baked on the surface, it is a roofing material that does not require painting, thus reducing maintenance costs!
With fine natural stones on the surface, you won’t be troubled by rain noise.
Additionally, it is a lightweight roofing material, making it strong against earthquakes and providing seismic resistance.

What is the Roof Overlay (Cover Method)?

The roof overlay method involves leaving the current roof almost as it is and placing a new roof on top of it, effectively covering it.
Literally, it is a method of covering a roof with another roof. Therefore, the roof becomes double-layered. Since the roof is installed in layers, it is also referred to as “layered roofing.”

Advantages of the Overlay Method

Since a “new roof” is placed over the “current roof,” there is almost no need for demolition work, meaning very little waste is generated.
This is the biggest feature and leads to various advantages.

The only part that requires demolition and waste disposal is the ridge cap, making it more cost-effective compared to full roof replacement.
In 2004, regulations regarding the concentration of asbestos in raw materials were changed (for details, please refer to the Ministry of Health, Labour and Welfare website).
Some building materials used in constructions completed before 2004 contain asbestos. Asbestos-containing materials are difficult to demolish due to their high environmental impact, and the costs for demolition and waste disposal are also high. The overlay method, which generates almost no waste, is ideal for such roofs.

Some may wonder, “Is it safe to live in a building that uses asbestos-containing materials?” but rest assured. As long as there is no destruction or crushing, it will not disperse into the air.

Additionally, we can complete the work in a shorter time frame than painting or re-roofing. A shorter construction period means lower labor costs, which in turn makes the expenses more affordable.
This also reduces the psychological anxiety of having to live in an environment that is different from usual.
When scaffolding is set up, there may be inconveniences such as difficulty in entering and exiting or opening windows. Being able to return to normal life in a short period is certainly a significant advantage.

Siding Cover Work Construction Steps

1. New Sheathing Installation

We will process and install sheathing over the existing tiles, securing it with concrete nails and specialized adhesive!

2. Installation of Moisture-Permeable Waterproof Sheet & Battens

The moisture-permeable waterproof sheet prevents water from entering from the outside while allowing internal moisture to escape.
After finishing the installation of the moisture-permeable waterproof sheet, we will attach battens to the exterior wall.
An air layer will be created between the battens.
Even if moisture penetrates behind the metal siding, the air layer allows rainwater to be expelled, preventing it from entering the interior of the wall.

Enhances insulation effectiveness.
Improves soundproofing.
Prevents condensation inside the walls (making the building less prone to damage).

3. Installation of Accessories (Base Flashing, Starter, Trim)

We install the base water cut and starter, and at the joints around the windows and exterior walls, we attach a trim called “mikiri-buchi.”
We insert the siding into these trims and secure the metal siding.

4. Metal Siding Installation

While checking the level with a level gauge on the battens, we will nail and install the metal siding.
The direction of this installation is horizontal.
It is also called horizontal siding!
Additionally, there is vertical siding that is installed vertically!

5. Installation of Corner Accessories

The corners of the exterior walls are called “desumi.”
We will attach finishing materials (caps) called corner accessories to this part.
