Hello!
I am Yamanaka from Kakeru Koumuten Co., Ltd., a specialist in roofing, exterior painting, and exterior renovations located in Aoba-ku, Yokohama, Kanagawa Prefecture!
This is a case study of exterior renovations in Miyamae-ku, Kawasaki City, Kanagawa Prefecture.
There are several types of exterior renovations, and this project involves a roof replacement (Alma)!
We implemented measures against leaks caused by the roofing work!

On this page, I will explain the actual results of the work carried out by Kakeru Koumuten!

1. Dismantling Existing Roofing Materials

We will dismantle the existing roofing materials (tiles)! The dismantled roofing materials are waste products from Sekisui/Tiles U! Some may contain asbestos, but the materials dismantled this time do not contain asbestos! I will introduce how to distinguish them in the future! Tiles U without asbestos are prone to cracking and are roofing materials that often cause leaks.

2. Installing New Sheathing

After dismantling the existing roofing material, we will process and install the new field board to fit the dimensions!

3. Roofing Installation (Waterproof Sheet)

The roofing used is Tajima Roofing/Tadisel Self!
It is made of a delayed adhesive modified asphalt roofing material, which is said to have double the durability of regular asphalt roofing.
As a primary waterproofing measure, if the roofing is solid, there will be no leaks!
We will ensure it is securely installed to prevent it from blowing away.

4. Custom Fabrication (Karakusa, Keraba, Valley)

Before the main roofing work, we will fabricate and install the custom pieces such as keraba, karakusa, and valley metal!
The materials used for the custom pieces will be galvalume steel.

4. Main Construction (Nichihara/Alma)

After the custom fabrication, we will install the Alma main roofing all the way to the ridge! We will also securely apply the single cement during the installation.
Once we have installed up to the ridge, we will set up the necessary materials to secure the ridge board, known as the kanban. There are types of kanban made from cedar and resin, and this time, due to budget considerations, we used cedar!

5. Ridge Cap Processing and Sealing

We will process and install the ridge cap and ventilation ridge. We will thoroughly apply sealing on the inside of the joints.
We will process and install a component called rain stop flashing along the wall edges.
We use stainless steel nails and screws that are resistant to rust!

6. Cleaning

We will clean up any debris that has fallen onto the balcony and rain gutters. We will conduct a thorough cleaning to prevent injuries from nails and metal fragments.

About Roofing Materials

The roofing material used is Nichiha’s Aruma.
Aruma comes with a 10-year manufacturer warranty.

Nichiha’s Aruma excels in finish, durability, sound insulation, and wind resistance. It is lightweight compared to other roofing materials, which reduces the sway during earthquakes, making it a good earthquake countermeasure.
Since it uses natural stone that is baked on the surface, it is a roofing material that does not require painting, thus reducing maintenance costs!
The use of fine natural stones on the surface means you won’t be troubled by rain noise.

What is the Roof Overlay (Cover Method)?

The roof overlay method involves leaving the current roof almost as it is and placing a new roof on top of it, effectively covering it.
Literally, it is a method of covering a roof with another roof. Therefore, the roof becomes double-layered. Since the roof is laid over, it is also referred to as “overlapping roofing.”

Advantages of the Overlay Method

Since a “new roof” is placed over the “current roof,” demolition work is almost unnecessary, meaning that very little waste is generated.
This is its biggest feature, leading to various advantages.

The only parts that require demolition and waste disposal are the ridge caps, so compared to complete roof replacement, the cost is lower.
In 2004, regulations regarding the concentration of asbestos in raw materials were changed (for details, please refer to the Ministry of Health, Labour and Welfare’s website).
Building materials used in structures constructed before 2004 may contain asbestos. Asbestos-containing materials are difficult to demolish due to their high environmental impact, and the costs for demolition and waste disposal are also high. The overlay method, which generates almost no waste, is ideal for such roofs.

Some may wonder, “Is it safe to live in a building that uses asbestos-containing materials?” but rest assured. As long as there is no destruction or crushing, it will not disperse into the air.

Additionally, we can complete the work in a shorter time frame compared to painting or re-roofing. A shorter construction period means lower labor costs, which in turn makes the overall cost more affordable.
