Do I need to apply for subsidies myself? Is the process difficult?
The applicant varies depending on the system. For example, the national “Mirai Eco Housing 2026 Project” is a system where registered contractors (construction companies) apply. For earthquake retrofitting or home modifications under nursing care insurance in your municipality, the application is generally made by the homeowner, but we will guide you through the necessary documents and process. We will organize and inform you about “which systems are available,” so please feel free to consult with us first.
What risks are there if I leave a vacant house unattended?
Risks include the progression of leaks and termite damage, depreciation of asset value due to deterioration of exterior walls and roofs, and neglect of garden trees and equipment. Additionally, if you receive a recommendation from the municipality as a “poorly managed vacant house” or “designated vacant house,” there is a possibility that the special exemption for residential land from fixed property tax will be revoked. Early inspections and necessary repairs aligned with plans to live in, rent, sell, or utilize the property can ultimately help reduce costs.
I am concerned about earthquake resistance. How can I assess the earthquake resistance of a used single-family home?
The construction date is a significant indicator. Check if it was built after June 1981 (new earthquake resistance standards), and further confirm if it was built after June 2000 (strengthening of joint and foundation regulations). We will provide a schedule in advance and propose a plan that minimizes the impact on your daily life.
