〇Inquiry Details
We received an inquiry from a customer living in Fujisawa City, Kanagawa Prefecture, with the following requests:
“I am considering roof work as my house is over 30 years old.”
“I have never done any work on the roof, and I would like you to investigate whether painting will suffice.”
“I would like a proposal for a plan that keeps costs down while ensuring the work lasts for 20 years.”
“If scaffolding is to be installed for the roof work, I would also like an estimate for exterior painting.”

〇Investigation Results
・Roof
The existing roofing material is an asbestos-containing slate roof, which has deteriorated significantly, with the paint film completely peeling off.
Asbestos-containing slate is more durable than non-asbestos products, and since the roof has a steep slope, there were few cracks, and the roof’s substrate was solid.
The steeper the roof slope, the less damage to the substrate.
However, since the existing slate has exceeded its durability and is severely deteriorated, roof painting was not recommended.

・Exterior Walls
The existing exterior is finished with mortar and has not developed serious deep cracks for its age, but there are a considerable number of fine cracks present.

〇Proposal Details
・Roof
Since you requested a low-cost roofing material that lasts for 20 years, we proposed the roof overlay method using the single material “Nichihara/Alma”!
Alma is the most cost-effective roofing material used in the overlay method!
It is a highly flexible roofing material that is resistant to cracking and requires no maintenance until it reaches its durability lifespan!

・Exterior Wall
Regarding the exterior wall painting, you also expressed a desire to keep costs down, so we proposed “SK Kaken/Premium Silicon”!
Premium Silicon is a popular paint with a durability of 14 to 16 years and is cost-effective!
For the primer, we suggested “SK Kaken/Premium Filler” to prevent cracking!
Since the existing exterior wall had a rough finish, we recommended a “matte finish”!
While applying a glossy paint over a rough finish does not cause functional issues, it tends to create unevenness, so we recommend a matte finish.

You also obtained estimates from other companies, and since ours was the most affordable, you entrusted the work to us!

Exterior Wall Painting Construction Procedure

1. High-Pressure Washing



First, we thoroughly wash the exterior walls with high-pressure washing to remove dirt and moss! If any dirt remains, it can affect the adhesion and durability of the paint, so we wash carefully.
We also cleaned the balcony and exterior structures, as well as the stairs and inside the rain gutters!

2. Surface Preparation

After high-pressure washing, we assess the deterioration of the exterior wall and perform surface preparation, including crack repairs.

3. Protection of Various Parts

Next, we will protect areas that will not be painted, such as windows, sashes, and floors, using masking tape, blue sheets, and polymer tarps. This is a very important task in the painting process! If we neglect the protection, gaps may form, allowing paint to seep in, or we may not achieve clean lines.

4. Primer Coat



This is the first step of applying paint after high-pressure washing and surface preparation. It is the primer that ensures that the middle and top coats adhere well to the surface. By applying the primer properly, there will be a significant difference in durability and finish!

The primer we use has surface adjustment properties, which can also seal fine cracks! The premium filler used is compatible with existing finishing paints, especially suitable for mortar exteriors.

5. Middle Coat

Next is the middle coat. This is a crucial step to bring out the performance of the paint, achieve a beautiful finish, and eliminate unevenness!

6. Top Coat

Next is the top coat. This is the finishing touch for the exterior wall painting. We will focus on ensuring there are no uneven spots or missed areas, achieving a beautiful finish! We used SK Kaken’s premium silicone paint. The manufacturer’s expected durability is said to be about 14 to 16 years.

7. Painting of Auxiliary Parts (Canopy Metal, Shutters, Rain Gutters, Eaves, Fascia, Soffit)

For the attached parts, after finishing the surface preparation such as scraping, for metal parts, we apply a primer with rust prevention, followed by a mid-coat and top-coat with Yumelock. We ensure to paint every detail thoroughly! The eaves, fascia, and soffit are made of the same material as the exterior walls, so we will paint them with SK Kaken/Premium Silicon!

The exterior wall painting work is complete!

Roof Overlay Construction Procedure

1. Demolition of Existing Ridge and Snow Stops

We will dismantle unnecessary parts (ridge cap) for the overlay method! The durability of wooden purlins is about 10 to 15 years. Exceeding the durability period can lead to corrosion and discoloration, resulting in the ridge cap coming loose or being blown away.

2. Installing Roofing (Waterproof Sheet)

The roofing used is Jouyu Pulp Industry/Sunlight G!
It is made from modified asphalt roofing, which is said to have double the durability of regular asphalt roofing.
With the roofing serving as the primary waterproofing, if it is properly installed, there will be no leaks! We will ensure it is securely attached to prevent it from blowing away.

4. Component Processing (Curly Patterns & Eaves)


Before the main roof construction, we will process components such as eaves and curly patterns!
The materials used for the components are galvalume steel sheets.

4. Main Construction (Nichiwa/Alma)

After processing the components, we will install the Alma main roofing up to the ridge! We will also ensure that the single cement is properly applied during the installation.
Once the roofing is completed up to the ridge, we will install the necessary materials to secure the ridge cap, known as the “kanban.” There are types made from cedar and resin, and this time we used the resin type!
The resin type is expected to have twice the durability compared to the cedar type!

5. Ridge Cap Processing & Sealing at Various Locations


Next, we will process and install the ridge cap. We will thoroughly apply sealing on the inside of the joints. At the wall edge, we will process and install a component called a rain guard metal.
We use stainless steel nails and screws that are resistant to rust for fastening!

Unlike nails, screws with packing are less likely to come loose and securely fasten the ridge cap to the base board!

Although it is not visible after installation, by attaching a face plate inside the ridge cap, we enhance waterproofing!
We will thoroughly protect the ridge, which is a critical part of the roof.

6. Cleaning

Cleaning

We will clean up the debris that has fallen onto the balcony and rain gutters. We will be thorough in our cleaning as nails and metal scraps can lead to injuries.

About Roofing Materials

The roofing material used is Nichiha’s Alma.
Alma comes with a 10-year manufacturer warranty.
Since it uses natural stone that is baked onto the surface, it is a roofing material that does not require painting, thus reducing maintenance costs!
Additionally, because it uses fine natural stones on the surface, you won’t be troubled by the sound of rain.

It excels in finish, durability, sound insulation, and wind resistance, and is lightweight compared to other roofing materials, which reduces the sway during an earthquake, making it a good earthquake countermeasure.
In the roof overlay (cover method) work we performed this time, the roof becomes double-layered, which increases the weight, but Alma is a lightweight roofing material, making it suitable for the overlay (cover method) work.

What is the roof overlay (cover method)?

The roof overlay (cover method) involves leaving the current roof almost intact and placing a new roof on top of it, effectively covering it.
It is literally a method of covering a roof with another roof. Therefore, the roof becomes double-layered. Since the roof is layered, it is also referred to as “overlapping roofing.”

Benefits of the Cover Method

Since the “new roof” is placed over the “existing roof,” demolition work is almost unnecessary, meaning that very little waste material is generated.
This is the most significant feature, leading to various benefits.

The only parts that require demolition and waste disposal are the ridge flashing, making it more cost-effective compared to complete roof replacement.
In 2004, regulations regarding the concentration of asbestos in raw materials were changed (for more details, please refer to the Ministry of Health, Labour and Welfare website).
Building materials used in structures constructed before 2004 may contain asbestos. Asbestos-containing materials are difficult to demolish due to their high environmental impact, resulting in high costs for both demolition and waste disposal. The cover method, which generates almost no waste, is ideal for such roofs.

Some may wonder, “Is it safe to live in a building that uses asbestos-containing materials?” but rest assured. As long as there is no destruction or crushing, it will not disperse into the air.
