This is a case study of an exterior renovation project in Kohoku-ku, Yokohama.
There are several types of exterior renovations, and this project involves a roof replacement (Galtect)!

This is a roof replacement project utilizing fire insurance in Kohoku-ku, Yokohama.
Thanks to the fire insurance, we were able to significantly reduce the customer’s burden.
This time, at the customer’s request, we focused on seismic resistance for the roof replacement work.

About the roofing materials used

The roofing material used is the Super Galtect from Aijii Industrial.
The Super Galtect comes with a manufacturer warranty of 15 years for the coating and 25 years for perforation.
We also provide a 10-year construction warranty!
Additionally, it is made of SGL steel plate, which is resistant to rust.
Insulation material is tightly applied from edge to edge of the roofing material, creating a metal plate that integrates the steel plate and insulation.
During installation, insulation is applied even to the parts where the roofing materials overlap, and the surface is coated with a highly heat-reflective paint, allowing for a cool summer and warm winter experience.
Moreover, it has soundproofing properties, which reduce the sound of rain.
Being lighter than other roofing materials, it also minimizes sway during earthquakes, contributing to earthquake resistance.
It excels in finish, durability, insulation, soundproofing, and wind resistance, and the Super Galtect from Aijii Industrial is the most frequently used material in our construction projects, gaining significant attention!

What is the Roof Overlay (Cover Method)?

The roof overlay method involves leaving the current roof almost as it is and placing a new roof on top of it, effectively covering it.
Literally, it is a method of covering a roof with another roof. Therefore, the roof becomes double-layered. Since the roof is laid over another, it is also referred to as “overlapping roofing.”

Benefits of the Overlay Method

“Since we overlay “new roofs” on the “current roofs,” demolition work is almost unnecessary, meaning that very little waste is generated.
This is the biggest feature and leads to various benefits.

The only part that requires demolition and waste disposal is the ridge cap, so compared to complete roof replacement, the cost is lower.
In 2004, regulations regarding the concentration of asbestos in raw materials were changed (for details, please see the Ministry of Health, Labour and Welfare’s website below).

Building materials used in structures constructed before 2004 may contain asbestos. Asbestos-containing materials are difficult to demolish due to their high environmental impact, and both demolition and waste disposal costs are high. The roof overlay method, which generates almost no waste, is ideal for such roofs.

Some may wonder, “Is it safe to live in a building that uses asbestos-containing materials?” but rest assured. As long as there is no destruction or crushing, it will not disperse into the air.

Additionally, we can complete the work in a shorter period than painting or complete roof replacement. A shorter construction period means lower labor costs, which in turn makes the costs lower.

3. Decision on Whether to Proceed with Roofing Work

Based on the inspection results and estimate, you will decide whether to proceed with the roofing work.

4. Contract & Schedule Construction

After thoroughly reviewing the estimate and deciding to request our services at Kakeru Koumuten, you will fill out the contract (by mail or in person), and we will discuss your availability to schedule the construction dates.

5. Start of Construction

Experienced workers will carry out the construction responsibly! Depending on the content of the work and weather conditions, the planned construction period may shift or extend. (We will strive to conduct the work in consideration of minimizing inconvenience to you and your neighbors.)

6. Completion of Construction (Photo Confirmation)
