Hello!
I am Yamanaka from Kakeru Koumuten Co., Ltd., a specialist in roofing, exterior painting, and exterior renovations located in Aoba-ku, Yokohama, Kanagawa Prefecture!
This is a record of our work on roof ridge cap replacement and rain gutter replacement in Totsuka-ku, Yokohama, Kanagawa Prefecture!
Thank you very much for choosing Kakeru Koumuten Co., Ltd. from among many contractors!
The ridge cap is the metal covering that protects areas of the roof where roofing materials cannot be laid, such as the peak of the roof.
It is susceptible to damage from wind disasters and can also cause leaks.
Ridge Cap Replacement Procedure in Totsuka-ku, Yokohama
1. Existing Ridge Demolition
We will remove the old ridge cap and the wooden batten inside the ridge. Care is taken not to break the roofing materials during this process.
This time, it was also corroded.
We recommend replacing the internal wooden batten every 10 to 15 years.
When the ridge cap is removed, there is a batten inside.

2. New Batten Installation
We will install a new batten. This time, we used a cedar batten, but there are also batten options made of durable resin (Tough Mock, Eco Lumber).

3. Ridge Cap Joint Sealing
We apply sealing on the inside of the overlaps to enhance strength and waterproofing.
4. New Ridge Cap Installation
We will process and install the ends and joints.

5. Clean Up and Completion!
Rain Gutter Replacement Work Procedure
1. Dismantling Existing Eaves Gutter and Downspout
We will remove the eaves gutter and brackets carefully to avoid damaging the fascia board.
2. Installing New Eaves Brackets
We will install new eaves brackets. When installing the brackets, we will use kite string or chalk lines to set the slope of the rain gutter, as the slope is crucial!

Note that due to the fascia board (where the eaves brackets were attached) or building distortion, even if we set the slope with the brackets, there may be backflow. It is important to check the slope with a level against the fascia board before attaching the brackets!
3. Installing Eaves Gutter and Downspout
We will install the new eaves gutter and downspout!

4. Connecting Downspout
We will connect the downspout to the eaves gutter.

5. Water Flow Test, Clean Up, and Completion!
The eaves gutter used was Panasonic PC50.
Unlike rain gutters from Denka and Esron, it has a steel plate inside, providing greater strength.

Cost Estimates for Rain Gutter Replacement and Cleaning
We will also introduce the typical costs associated with general rain gutter replacement, repair, and cleaning.
While the specific prices vary depending on the repair details, we will summarize the general costs!
Types of Rain Gutter Replacement, Repair, and Cleaning Cost Estimates
Rain Gutter Replacement/Repair 3,000–5,000 yen/m
Joint Repair 5,000–20,000 yen/per location
Rain Gutter Painting (Entire) 50,000–100,000 yen
Complete Rain Gutter Replacement 150,000–600,000 yen
Rain Gutter Cleaning 5,000–30,000 yen/per house
In cases of missing or damaged rain gutters, we will either repair them partially or replace them with new ones. If the rain gutter is tilted outward, we will remove the support brackets and replace them with new rain gutters and support brackets.
When joints are detached, it is common practice to clean the application surface of the rain gutter, apply adhesive, and fit a new joint. If there are multiple areas of tilt or if the support brackets of the rain gutter are also missing, partial repairs may not be sufficient, and a complete replacement repair of the rain gutter will be necessary.
When is the Best Time for Rain Gutter Replacement, Repair, and Cleaning?
The lifespan of rain gutters is approximately 15 to 20 years, and it is common to consider maintenance around the same time as the painting of exterior walls and roofs. However, if you notice any of the following issues, it may be time for rain gutter replacement, repair, or cleaning.
If rain gutters are left clogged, the weight of accumulated water and mud can cause them to warp.
Rain gutter cleaning should be done every 1 to 3 years, so please ensure regular cleaning.
● Damage or missing rain gutters
● The angle of the slope is too steep
● Fittings are detached or broken
● Joints are disconnected
● Rainwater is overflowing, causing leaks
● Plants are growing from the rain gutters
Issues with the installation position or malfunction of the rain gutters can lead to leaks and potentially escalate into neighborhood disputes. In such cases, prompt leak repairs are necessary.
Additionally, since rain gutters are simply attached to the building, they can be blown away by strong winds or heavy rain. Especially during periods when typhoons pass through consecutively, quick action is required, so be sure to check the rain gutters after a typhoon.
Is scaffolding necessary for rain gutter replacement, repair, or cleaning?
Whether scaffolding is needed for rain gutter replacement, repair, or cleaning depends on the location of the work.
For rain gutters on the first floor, work is generally done using a ladder, so scaffolding is not required. However, for rain gutters on the second floor or higher, or if it is unsafe to work from a ladder on the first floor, scaffolding will be set up. There are exceptional cases where work can be done on the second floor or higher without scaffolding.
The cost of scaffolding for rain gutter work is often included in the estimate from the contractor, but if you’re unsure, it’s a good idea to confirm just to be safe.
Can fire insurance be applied to rain gutter replacement, repair, or cleaning?
It is possible to apply fire insurance to rain gutter work. If you have fire insurance, you can cover repair costs with insurance money if the damage is recognized as a natural disaster covered by the policy.
For example, typical cases include damage from strong winds or heavy rain due to typhoons, tornadoes, heavy snow or avalanches, and water, wind, or snow disasters. The cost of scaffolding during leak repair work may also be covered by insurance. Please check the coverage details on your insurance company’s official website or brochure.
Basic eligibility conditions for applying for fire insurance for rain gutter repair work
・Repair costs for rain gutters must be 200,000 yen or more, or 100,000 yen or more (varies by insurance company and contract).
・Claims must be made within three years of damage from natural disasters such as wind or snow.
・The condition for strong winds is generally damage caused by winds with a maximum instantaneous wind speed of 20 m/s or more.
Even if the repair or renovation work has already been completed, you can still apply within three years.
Flow of fire insurance application
This is the process for applying for claims under fire insurance for damage or distortion of rain gutters due to natural disasters. Request a cost estimate for the rain gutter repair work from a reliable renovation company or contractor. If you are unsure whether the damage is due to a natural disaster, it is advisable to have them investigate.
Partial repairs of rain gutters that can be done at a low cost are generally not covered by fire insurance. If the damage is due to a natural disaster and the estimated repair cost is 200,000 yen or more, you can claim fire insurance.
However, with the increasing prevalence of all-risk fire insurance in recent years, you may receive compensation equivalent to the actual loss.
Documents required for application
Contact your insurance company to request the necessary application documents.
● Insurance claim form: to be filled out by yourself
● Accident situation explanation: to be filled out by yourself or the repair contractor
● Repair cost estimate: prepared by the repair contractor
● Photos of the damaged items: taken by the repair contractor or yourself
The estimate should be prepared by the repair contractor. For photos of dangerous areas like the second floor, it is best to ask the repair contractor to take them. Gather the necessary documents and submit them to the insurance company for your application and claim.
For more details, you can ask the repair contractor, who should be able to guide you through the application process, so please feel free to contact us.
