This is a case study of exterior renovations in Suginami-ku, Tokyo.
There are several types of exterior renovations, and this project involves exterior wall painting!

The exterior wall here features a front wall made of Jolly Pat type exterior wall called Granada, while the both sides and the back are made of siding.

For the front wall with Granada, we used Granada Fresh for painting, and for the siding on both sides and the back, we used Premium Silicon.

Joint Replacement Work Procedure

1. Removal of Existing Sealing Material

First, we remove the existing sealing material using a cutter or similar tool.
This is referred to as sealing, caulking, or joints. It is a critical area that can easily lead to leaks and cause cracking or lifting of the siding. Cracks and peeling are signs of deterioration!

2. Preparation (Masking Tape Application)

Next, we check the position for applying the tape and carefully attach it to avoid embedding in the surface.

3. Application of Primer

Next, apply the primer with a brush or similar tool, ensuring there are no missed spots.

4. Filling the Sealing Material

Next, we will apply the sealing material. The sealing material used this time is a urethane seal! Urethane-based sealing materials have high adhesion and are cost-effective. However, they have disadvantages such as low weather resistance, vulnerability to UV rays, and a tendency to attract dust, so protection through painting is necessary when used outdoors. The durability is approximately 10 to 15 years, making it a cost-focused material!

5. Finishing with a Trowel

Next, use a trowel that matches the joint width to press firmly and finish smoothly.

6. Removing the Masking Tape

Finally, promptly remove the masking tape after finishing.

Exterior Wall Painting Construction Procedure

1. High-Pressure Washing

First, thoroughly wash the exterior walls with high-pressure water to remove dirt and moss! We will also wash the exterior structures and concrete floors. The white foam is from the bio-cleaning process!

2. Protecting Each Area & Crack Repair

Next, we will protect areas that will not be painted, such as windows, sashes, and floors, using masking tape, blue sheets, and polymer masks. This is a very important task in the painting work! If the protection is neglected, gaps may form, allowing paint to seep in, or clean lines may not be achieved. We will also repair cracks with resin mortar!

3. Primer

This is the first step of applying paint after high-pressure washing and surface preparation. It is the paint that ensures that the middle and top coats adhere well to the surface. By applying the primer thoroughly, there will be a significant difference in durability and finish! The primer for siding surfaces will be SD Surf Epoxy Premium, while the Jolly Pat surface will use cationic sealer!

4. Middle Coat

Next is the middle coat. This is an important process to bring out the performance of the paint, achieve a beautiful finish, and eliminate unevenness in application!

5. Top Coat

Next is the top coat. This will be the finishing touch for the exterior wall painting. We will be mindful to ensure there are no uneven spots or missed areas, resulting in a beautiful finish! This time, we changed the paint used for the siding exterior wall and the front exterior wall! The paint used for the siding exterior wall is SK Kaken/Premium Silicon!

For the front exterior wall, we used Kikusui Chemical Industry/Granada Fresh.

6. Painting of Auxiliary Parts (Rain Gutter, Balcony Flashing)

The auxiliary parts will be completed after surface preparation such as scraping, followed by the primer and top coat!
