What is a foundation?

First, let me explain what part of the building the foundation painting refers to.

Simply put, the foundation is the part that serves as the base of the building.

The foundation plays a crucial role in supporting the building, so it is made by combining concrete and rebar that can withstand heavy loads.

The foundation is created by pouring a type of concrete called “discard concrete” onto the ground and assembling the rebar. Then, more concrete is poured on top to complete the foundation.

This process ensures that the rebar acts as a core, making it strong enough to withstand heavy loads.

The Importance of Foundation Painting You Should Know

As mentioned above, the foundation plays an important role in supporting the building.

The foundation also connects the ground and the building. It evenly transmits vibrations from earthquakes and strong winds to the ground, constantly protecting the building.

Additionally, it protects the building from moisture in the ground.

What happens if there is no foundation?

Without a foundation, vibrations from earthquakes cannot be transmitted to the ground, and the vibrations affecting the exterior walls cannot be controlled effectively, leading to direct damage to the walls and an accelerated deterioration compared to normal conditions.

Improvement of Aesthetics

The materials commonly used for foundations in Japan are concrete, mortar, and cement.

Concrete, mortar, and cement lack waterproofing and have water absorption properties. Materials like concrete absorb water daily, expand, and then dry out repeatedly. Suppression of Concrete Neutralization

Concrete neutralization is caused by carbon dioxide present in the atmosphere, which dissolves in the excess water of the concrete and eventually transforms into carbonic acid.

As neutralization progresses, it can ultimately lead to dangerous symptoms such as spalling in the rebar of the foundation.

Since it is caused by carbon dioxide, covering the surface with a waterproof coating can prevent neutralization!

If No Painting is Done

Since concrete, mortar, and cement lack waterproofing, they absorb moisture and dry out, which can lead to cracks in the foundation.

If cracks occur, rainwater can enter through the gaps in the cracks, reaching the rebar and causing rust. Once rainwater reaches the rebar, durability will decrease, so it is best to cover it with paint before that happens.

Symptoms of Foundation Deterioration

Now, what are the symptoms of foundation deterioration? I briefly explained above, but I will provide a more detailed explanation.

Hairline Cracks

Hairline cracks refer to very small cracks, about the size of a hair.

Generally, those measuring less than 0.3mm are considered to pose low risk and do not require repair. However, it is important to note that some may progress and become larger over time.

In the case of hairline cracks, painting can be expected to stop the progression of the cracks!

Structural Cracks

Structural cracks refer to larger cracks that can significantly impact the structure.

Generally, those exceeding 0.3mm are considered to pose a higher risk and require appropriate repairs.

If structural cracks have occurred, epoxy resin or sealing materials will be used to fill the cracks.
When painting, repairs to the cracks should be done first before applying the paint.
