Inquiry Details
We received an inquiry from a customer residing in Mitaka City stating, “I purchased a 21-year-old used property and am considering roof work before moving in. I would also like to know if there are other areas that need repairs!”

Upon visiting for a site survey, it appeared that the property likely had no maintenance history in the past. We proposed our most popular Super Galtect to the customer, and they decided to entrust the work to us. Additionally, we observed deterioration in the sealing material and some cracks in the siding, so we agreed to carry out repairs on those as well.

Roof Overlay (Cover Method) Construction Procedure

1. Demolition of Existing Ridge and Snow Stops

We will dismantle unnecessary parts (ridge flashing and snow guards) for the roof overlay (cover method)!
The existing ridge base is made of cedar, which has a durability of about 10 to 15 years.

Exceeding the durability period can lead to corrosion and discoloration, resulting in the ridge flashing coming loose or being blown away.

2. Installing Roofing (Waterproof Sheet)

Next, we will lay the roofing sheet (waterproof sheet) on top of the base. We used Tajima Roofing / Tadi Self Cover, which is a highly durable and waterproof roofing material.

Tadi Self Cover is the ideal roofing sheet for the cover method of fragile slate materials, such as non-asbestos roofing materials. It serves as a secondary waterproofing layer, and as long as the roofing is solid, it basically won’t leak!

We will securely attach this to prevent it from being blown away by the wind. Since there are various durability periods and characteristics for roofing sheets, it is important to choose a roofing sheet that matches the durability of the new roofing material and the roof slope!

3. Processing of Accessories (Kera, Karakusa, Valley)

Before the main roof construction, we will process and install accessories such as kera and karakusa. The accessories used are genuine accessories from Super Galtect and are made of SGL copper plate!

4. Main Construction (Aiji Industry / Super Galtect)

After processing the components, we will install the Galttect main body up to the ridge. After processing the components, we will install the Galttect main body up to the ridge!
The roofing material will be secured with stainless steel renovation screws!

At the ridge, we will install the necessary underlayment to secure the ridge cap. The boards we handle include cedar, resin, and galvalume steel, three types, and this time we used galvalume steel.

Galvalume steel is expected to have three times the durability compared to cedar, and unlike resin or cedar, it does not crack, providing peace of mind!

Our original integrated waste board made of galvalume steel for the ridge underlayment is highly durable, has strong fixing power, and excellent wind resistance! Even if rainwater enters from the ridge, it has a mechanism to discharge rainwater to the outside, demonstrating high waterproofing performance!

5. Ridge Cap Processing and Sealing at Various Locations

Next, we will process and install the ridge cap. We will firmly apply sealing on the inside of the joint and process and install a component called a rain stop flashing at the wall edge.

The screws used for fastening are rust-resistant stainless steel screws with washers!

Unlike nails, screws with washers are less likely to pull out and securely fasten the ridge cap to the purlin!

Although it is not visible after installation, by attaching a face plate to the inside of the ridge cap, we enhance waterproofing! This firmly protects the ridge, which is a critical area of the roof.

5. Cleaning

We will clean up any debris that has fallen onto balconies and other areas. We will thoroughly remove items like nails and metal scraps that could cause injuries. Additionally, we will wipe away any footprints left on the roof to keep it clean.

About Roofing Materials

The roofing material used is Aijii Industrial’s Super Galtect. Super Galtect comes with a 15-year coating warranty and a 25-year hole warranty, and we also provide a 10-year construction warranty!

Made of SGL steel plate, it is highly resistant to rust. Insulation material is thoroughly applied from edge to edge of the roofing material, creating a metal plate that integrates steel and insulation.

When installed, insulation is applied even to the parts where the roofing materials overlap, and the surface is coated with a highly heat-reflective paint, allowing for a cool summer and warm winter experience. Additionally, it has soundproofing properties, which reduce the sound of rain.

Moreover, it is lightweight compared to other roofing materials, which reduces the sway during earthquakes, making it a good earthquake countermeasure. It excels in finish, durability, insulation, soundproofing, and wind resistance, and Super Galtect from Aijii Industrial is our most frequently used material, gaining significant attention!

Joint Resealing Work Procedure

1. Removal of Existing Sealing Material


We will remove the existing sealing material using a cutter or similar tool.

This area, referred to as sealing, caulking, or joints, is crucial as it can easily lead to water leaks and cause cracks or lifting in the exterior walls. Cracks or peeling are signs of deterioration!

2. Masking Tape Application

Check the position for applying the masking tape and carefully apply it to avoid any overlap on the surface.

3. Primer Application

Apply the primer with a brush or similar tool, ensuring there are no missed spots.

4. Filling with Sealing Material

Apply the nozzle of the caulking gun to the joint base and fill it sufficiently.

This time, the sealing material used is Auto Chemical Industry / Auton Exceed in double gray. Auton Exceed has a durability of about 30 years, making it an ultra-high durability sealing material. Compared to urethane and silicone-based sealing materials, it is expected to have about 3 times the durability!

5. Finishing with a Trowel

Use a trowel that matches the joint width to press firmly and finish smoothly and flat.

6. Removal of Masking Tape

After finishing, promptly remove the masking tape to complete the job.
