Consultation for Renovation of Used Properties and Vacant Houses in Yokohama

For those considering renovation of used properties and vacant houses in Yokohama

I bought a used property, but I’m not sure if the renovation estimate I received is reasonable.

This is my first full renovation, and I’m worried about making mistakes.

I want to make the most of subsidies and grants.

Kakeru Koumuten Renovation of Used Properties and Vacant Houses

01Reasons for the Increase in Renovations of Used Properties and Vacant Houses in Yokohama City

Yokohama City is a designated city with a population of approximately 3.76 million and 18 administrative wards, making it the most populous designated city in Japan. The characteristics of Yokohama include a city center (Naka-ku, Nishi-ku, Minami-ku) that opens to the sea, suburban residential areas in hilly regions (Aoba-ku, Kohoku-ku, Totsuka-ku, etc.), and coastal areas (Kanazawa-ku, Isogo-ku), where the nature of housing varies significantly by ward.

Moreover, Yokohama City has many large-scale residential areas and complexes developed from the period of rapid economic growth to the late Showa era, many of which have buildings over 40 years old. This is why the option of “buying a used house or apartment and renovating it to suit our lifestyle” is becoming increasingly popular across all wards in Yokohama City.

A

Different Housing Conditions in 18 Wards

The age and condition of buildings vary in the city center, suburban hilly residential areas, and coastal regions. Because the optimal renovation differs by area, choosing a local contractor who knows the city of Yokohama is essential.

B

Generational Transition in Large-Scale Residential Areas from the Late Showa Era

In large-scale residential developments such as Youkodai, Konandai, and Kanazawa Seaside Town, there are also single-family homes and apartment complexes that are over 40 years old. There is an option to purchase used homes with the premise of renovation after checking the condition of the building.

C

Increase in Vacant Houses and Demand for Utilization

The number of vacant houses that are no longer used due to inheritance and other reasons is increasing in the city. Yokohama City is also promoting their utilization, and consultations for renovations and repairs aimed at “living, renting, and selling” are on the rise.

D

Topography of Slopes and Valleys and Salt Damage in Coastal Areas

With many slopes and valleys, there can be significant differences in sunlight and humidity, and in coastal areas such as Kanazawa Ward and Isogo Ward, metal parts are prone to rust due to sea breezes, leading to unique exterior wear and tear specific to Yokohama.

This article summarizes the reasons, points to consider, cost estimates, the latest subsidies for 2026, and how to choose contractors from the perspective of Kakeru Koumuten, aimed at helping those considering renovations for used properties and vacant houses in Yokohama to avoid “failures.”

The Most Important Thing is “Comparative Estimates”

The most crucial factor in avoiding failures in renovations is comparative estimates. First, obtain estimates from at least three construction companies that serve the Yokohama area. Our company, Kakeru Koumuten Co., Ltd., also receives numerous consultations and requests for renovations of vacant houses and used properties.

02Reasons for Renovating Vacant Houses and Used Properties

Reasons for Renovating Vacant Houses and Used Properties

In recent years, the Japanese housing market has expanded options not only for new constructions but also for utilizing renovated used properties. There is growing interest in the lifestyle of purchasing used homes and renovating or remodeling them. Here, we explain the typical reasons for renovating vacant houses and used properties.

Reason 1 To Live Comfortably as Your Own Home

A typical reason for purchasing and renovating a used property is “to live comfortably.” Older homes often have issues with roofs, exterior walls, and plumbing, making them difficult to live in as they are. By renovating and upgrading the facilities and interiors, you can create a comfortable living environment. Additionally, with changes to the layout and refreshing the interior, depending on the property price and scope of work, you can achieve a home that fits your family’s lifestyle while keeping costs lower than new construction.

Reason 2 To Increase Asset Value for Sale

There are cases where used properties are purchased and renovated for the purpose of resale. Used homes may be evaluated at a low asset value as they are, but renovations can enhance their appearance and performance, increasing their value as a property.

Reason 3 Utilizing as an Investment or Business

When purchasing for investment or business purposes, renovations may be necessary. By transforming into a highly designed rental or share house, you can differentiate from other properties, and depending on the location and planning, you can also expect an increase in profitability. Depending on the property price and scope of work, initial costs can be lower than new construction, and depending on the use and conditions, there may be cases where subsidies and tax incentives apply, making it an option to utilize vacant houses for business.

03Points to Consider When Renovating Vacant or Used Properties

Points to Consider for Renovation

Point 1 Choose a Reliable Construction Company

First and foremost, it is essential to choose a contractor you can trust to handle the renovation. Since used properties have had previous occupants, the internal structure and condition are often not clear until you actually see them. Choose a contractor who can carry out the work thoroughly according to your wishes, the structure of the house, and the surrounding environment, and who also provides aftercare following the construction.

Point 2 Always Check the Deterioration of the Building

For used properties and vacant houses, it is crucial to confirm which parts have deteriorated and to what extent in advance. Since there have been other occupants, internal damage is often not apparent without investigation. Conduct a current condition survey before starting work to understand any hidden deterioration.

Point 3 Review Earthquake Resistance and Insulation Performance

In the renovation of used and vacant houses, it is particularly important to review earthquake resistance and insulation. The earthquake resistance standards were significantly revised in 1981, and houses built before that may not meet current standards. Furthermore, in 2000, regulations regarding joints and foundations were strengthened, making older buildings more likely to lack earthquake resistance. Check the condition of the building before starting work and be sure to check earthquake resistance and insulation.

Point 4 Check Subsidy Programs and Renovation Tax Deductions

To keep construction costs down, it is important to check for subsidies and renovation tax deductions. Subsidies are provided by the national and local governments, supporting part of the costs for earthquake-resistant renovations, energy-saving construction, and barrier-free renovations. Tax deductions include the “housing loan tax deduction” when using a housing loan, and there are systems where part of the costs can be deducted for certain works even with personal funds. These can sometimes be used in combination, so it is crucial to check in advance and plan to utilize them effectively as a key to successful renovation (for the latest information, see this subsidy section).

05[Latest 2026] Subsidies and Grants Available in Yokohama

Utilize subsidies and grants for cost-effective renovations

One way to renovate used properties and vacant houses cost-effectively is to utilize subsidy and grant systems. As of 2026, we have summarized the main systems available for residents of Yokohama City.

*The following information is as of August 28, 2026. The content, duration, and budget of the systems change annually, and many will end once the budget limit is reached. Please check with our company or the respective offices for the latest information before applying. Kakeru Koumuten can assist with confirming the systems and providing necessary documents, but the applicant and application method may vary depending on the system.

National System: Housing Energy Saving 2026 Campaign

The government is implementing multiple subsidy projects targeting energy-saving renovations under the “Housing Energy Saving 2026 Campaign.” Construction for insulation, windows, and water heaters may be eligible for these subsidies.

Mirai Eco Housing 2026 Project Insulation and Energy Saving Renovation
Up to 1 million yen per unit

This is a successor to the “Child-Rearing Green Housing Support Project.” As a general rule, renovation work that includes insulation improvements for openings (windows) and the building structure is required, and eco-friendly housing equipment, child-rearing compatible renovations, disaster prevention improvements, and barrier-free renovations are eligible.

Subsidy limit guidelines: For buildings constructed before 1991, up to 1 million yen per unit (50,000 yen depending on the construction content); for buildings constructed between 1992 and 2016, up to 800,000 yen per unit (400,000 yen for the same). Eligible construction must start on or after November 28, 2025, and applications are being accepted from June 30, 2026. Reservations must be made by November 16 at the latest, and grant applications must be submitted by December 31 at the latest (early termination if the budget limit is reached). Applications must be made through registered contractors.

Advanced Window Renovation 2026 Project Windows and Insulation
Up to 1 million yen per unit

This project covers insulation renovations for windows, including the installation of interior windows, replacement of exterior windows, and glass replacement. The subsidy amount is significant and effective for addressing cold, heat, and condensation issues. It allows for easy enhancement of the insulation performance of used homes.

The subsidy amount varies based on the window construction method, performance, size, and the type of house. If the total subsidy amount for one application is less than 50,000 yen, it is not eligible. Applications are being accepted from March 31, 2026, and grant applications must be submitted by December 31 at the latest (early termination if the budget limit is reached). Applications must be made through registered contractors.

Applicants must apply themselves, and construction before the grant decision is not eligible. Please check the official page of Kanagawa Prefecture.

While subsidies and tax reductions can sometimes be combined, there are restrictions on duplication for the same construction. Kakeru Koumuten will organize and propose which systems can be used for your construction after conducting a site survey.

Bathroom and Toilet Renovation Case Studies

This is a case study where a three-point unit consisting of a bathtub, toilet, and washbasin was renovated by removing the bathtub and separating the shower room and toilet. We utilized the limited space to create user-friendly areas for both bathing and toilet use.

07How to Choose a Renovation Contractor for Used Properties and Vacant Houses in Yokohama

There are many renovation companies that cater to Yokohama, and it can be confusing to decide which one to choose. When requesting a renovation, be sure to check the following 5 points.

  • Experience in renovation work
  • Check for warranties and aftercare services
  • Obtain estimates from multiple contractors (at least 3 companies)
  • Confirm whether they perform renovations in-house
  • Check if they offer color simulations and perspective drawings

1. Experience in Renovation Work

Rich experience in renovation work

Many renovation contractors publish their work results on their websites. If a contractor provides detailed explanations of the process with photos, it makes it easier to visualize the outcome after hiring them, giving you peace of mind. If you’re feeling uncertain, choose a contractor with ample experience.

Google and review sites can also be helpful. It’s important to check the content of low ratings, the company’s responses, and the timing of posts. In particular, Google reviews are useful, but don’t make your decision based solely on reviews; evaluate them alongside work results, estimates, and warranty details for a comprehensive judgment.

2. Confirm the presence of warranties and aftercare services

Warranties and aftercare services

When selecting a contractor, be sure to check for warranties. If repairs are needed within the warranty period, they may be done for free. The duration varies by contractor and paint type, but typically ranges from 1 to 10 years (emergency repairs and partial repairs are often not covered). Some contractors also offer aftercare services separately, so be sure to check that as well.

Kakeru Koumuten Co., Ltd. provides warranties for exterior renovations and sealing work. We also conduct aftercare services and send out annual reminder DM, allowing for annual inspections.

3. Obtain estimates from multiple contractors (at least 3)

Obtaining estimates from multiple contractors

When requesting renovations, be sure to obtain estimates from multiple contractors. Even for the same work, warranties, aftercare services, and costs can vary significantly. Having multiple estimates makes it easier to negotiate prices.

When comparing estimates, look closely at not just the costs, but also the “items in the estimate,” “check the undercoat materials, sealing materials, and paint for ancillary parts,” and “confirm the process.” Lowering the rank of ancillary parts or skipping steps can reduce costs, so it’s important not to judge solely by price.

4. Confirm whether the contractor performs renovations in-house

Confirmation of In-House Construction

At Kakeru Koumuten Co., Ltd., we conduct detailed hearings and investigations regarding the existing “condition,” “location,” “materials,” “desired durability,” and “design” to propose the optimal plan. While there is nothing inherently wrong with a system where a partner company performs the construction, it is important to confirm whether the contracted company understands the construction details and has clear responsibilities for quality control and guarantees. With in-house construction, it is easier to coordinate with the site, allowing for a quicker response in the event of any issues.

5. Do they offer color simulations and perspective drawings?

Color Simulation and Perspective Drawing

Choosing colors and envisioning the look after construction can be challenging for both exteriors and interiors. With simulations, you can reduce the risk of mistakes like “it looked different from what I imagined.” Since it is difficult to redo once the construction is done, it is advisable to choose a company that can accommodate flexible simulations.

09Renovation of Used Properties and Vacant Houses in Yokohama | Frequently Asked Questions

We will answer the most frequently asked questions from those considering renovations of used properties and vacant houses in Yokohama.

Is it better to renovate after buying a used property or consult before buying?

If possible, please consult us before making a purchase decision. Used properties often have deterioration that is not visible, and it is not uncommon to encounter cases where “unexpected construction costs arose” after purchase. By having Kakeru Koumuten check the condition of the property you are considering in advance and providing an estimate for necessary renovations, you can establish a feasible financial plan.

For a used detached house in Yokohama, what renovations should be prioritized first?

It depends on the condition of the building, but we prioritize areas that, if left unattended, could lead to further damage, such as leaks, termites, and structural or seismic issues. After that, we decide on the order of exterior renovations such as roofs and walls, water areas (kitchen, bathroom, toilet), and insulation based on your budget and the impact on your daily life. In large residential areas developed in the late Showa period within Yokohama, there are buildings over 40 years old, so we recommend starting with a comprehensive inspection of the entire building, including the exterior.

Yokohama has many hills and coastal areas; do the considerations change by area?

Yes, the environment in Yokohama varies significantly by district. In coastal areas such as Kanazawa-ku, Isogo-ku, and Naka-ku, the sea breeze (salt damage) can accelerate corrosion of metal parts, making it important to choose materials with rust prevention and weather resistance in mind. In hilly areas and valleys, sunlight and humidity can vary greatly, necessitating measures against moisture and consideration for moss and algae. Additionally, in locations with many slopes, care must be taken regarding the installation of scaffolding and the transportation of materials. As a local contractor familiar with the city of Yokohama, Kakeru Koumuten Co., Ltd. will provide proposals tailored to the location.

How much does a full renovation (full remodel) cost?

The cost of a full renovation for a detached house varies greatly depending on the scope and grade. If focusing on partial renovations, it typically starts from around 5 million yen, while large-scale renovations that include interior and exterior work, plumbing, insulation, and seismic upgrades can exceed 10 million to 20 million yen. First, we will assess the condition through an on-site survey and propose a prioritized plan that fits your budget.

Do I need to apply for subsidies myself? Is the process difficult?

The applicant varies depending on the program. For example, the national “Mirai Eco Housing 2026 Project” has a system where registered contractors (construction companies) apply. We will inform you about the feasibility of handling this at Kakeru Koumuten Co., Ltd. and the necessary documents before you sign a contract. For seismic renovations and home modifications under the nursing care insurance in Yokohama City, the application is generally made by the individual, but we will guide you through the necessary documents and process. We will also organize and inform you about “which programs can be used.”

What risks are there if I leave a vacant house unattended?

Risks include the progression of water leaks and termite damage, depreciation of asset value due to deterioration of exterior walls and roofs, and neglect of garden trees and equipment. Additionally, if you receive a recommendation from the municipality as a “poorly managed vacant house” or “designated vacant house,” there is a possibility that the special exemption for residential land property tax will be revoked. Conducting inspections early and performing necessary repairs according to your plans to live in, rent, sell, or utilize the property can ultimately help reduce costs.

I am concerned about seismic resistance. How can I assess the seismic safety of a used detached house?

The construction date is a significant indicator. Check if it was built after June 1981 (new seismic standards), and further if it was built after June 2000 (strengthening of joint and foundation regulations). For wooden detached houses built before that, we recommend a seismic diagnosis. Yokohama City has a “Wooden House Seismic Renovation Promotion Project” (up to 1.15 million yen for general households), which can significantly reduce costs if eligible. Kakeru Koumuten Co., Ltd. will assist you from diagnosis to renovation.

Will I need temporary housing during construction? How long will it take?

This depends on the scope of the work. Exterior renovations and partial interior work can often be done while you remain in your home, but for large-scale full renovations that include plumbing, we may recommend temporary housing. The estimated duration is about 2 to 4 weeks for exterior work and about 1 to 3 months or more for full renovations. We will provide you with a schedule in advance and propose a plan that minimizes the impact on your daily life.

Is Yokohama City within your service area? Will there be travel costs?

Our headquarters is located in Aoba-ku, Yokohama, and we have five bases throughout the city, allowing us to serve the entire Yokohama City.
