For those considering renovation of used properties and vacant houses in Aoba-ku

I bought a used property, but I’m not sure if the renovation estimate I received is reasonable.

This is my first full renovation, and I’m worried about making mistakes.

I want to make the most of subsidies and grants.

For these concerns, Kakeru Koumuten Co., Ltd., which is based in Aoba-ku and has numerous achievements, will clearly explain the key points for a successful renovation.

Be sure to obtain estimates from at least three companies!

Kakeru Koumuten Renovation of Used Properties and Vacant Houses

01Reasons for the Increase in Renovations of Used Properties and Vacant Houses in Aoba-ku

Aoba-ku, Yokohama, is a popular area for families with children, featuring well-planned residential neighborhoods centered around the Tokyu Den-en-toshi Line’s Tamaplaza, Azamino, and Aobadai. Greenways and parks are well-maintained, preserving a calm streetscape.

On the other hand, residential areas developed in the 1960s and 70s are entering a period of generational change, with many homes reaching around 50 to over 60 years old. This is why the option of “buying a quality used house and renovating it to fit our lifestyle” is expanding in Aoba-ku. Kakeru Koumuten has its headquarters in Aoba-ku, allowing us to provide proposals that take local conditions into account.

A

Well-Planned Residential Areas Along the Den-en-toshi Line

Residential areas such as Tamaplaza, Azamino, and Aobadai are well-planned. There is an active movement to renovate and continue living in quality used houses.

B

Generational Change in Land Developed in the 1960s and 70s

Houses that were initially sold are now around 50 to over 60 years old. There is a demand to update exteriors, water facilities, and insulation to match modern living.

C

Hilly Terrain and Retaining Walls

With many slopes and developed land, it is important to check the elevation differences, retaining walls, and drainage. Homes on sunny elevated ground also require consideration for exterior wear.

D

Colors and Designs Considerate of the Landscape

Because the area maintains a calm streetscape, it is recommended to consider exterior wall colors and roofing materials through simulations that harmonize with the surroundings.

This article summarizes the reasons, points to note, cost estimates, the latest subsidies for 2026, and contractor selection from the perspective of Kakeru Koumuten, aimed at helping those considering renovations of used properties and vacant houses in Aoba-ku to avoid “mistakes.”

The Most Important Thing is “Comparative Estimates”

To avoid failures in renovations, the most crucial step is comparative estimates. First, obtain estimates from at least three companies that operate in Aoba-ku. Our company, Kakeru Koumuten Co., Ltd., also receives numerous consultations and requests for renovations of vacant houses and used properties.

02Reasons for Renovating Vacant Houses and Used Properties

Reasons for Renovating Vacant Houses and Used Properties

In recent years, the Japanese housing market has expanded options not only for new builds but also for utilizing used properties through renovations. There is a growing interest in living in renovated or refurbished used homes. Here, we will explain the typical reasons for renovating vacant houses and used properties.

Reason 1 To Live Comfortably as Your Own Home

The most common reason for purchasing and renovating a used property is “to live comfortably.” Older homes often have issues with the roof, exterior walls, and water facilities, making them less livable as they are. By renovating and upgrading the facilities and interiors, you can create a comfortable living environment. Additionally, through layout changes and interior refreshment, you can finish your home to suit your family’s lifestyle while keeping costs lower than new construction depending on the condition of the property and the scope of work.

Reason 2 To Increase Asset Value for Sale

More people are purchasing and renovating used properties with the intention of selling them. Used homes are often undervalued in their current state, but renovations can enhance their appearance and performance, increasing their value as properties.

Reason 3 To Utilize as Investment or Business

When purchasing for investment or business purposes, renovations are essential. By transforming properties into stylish rentals or share houses, you can differentiate them from others, and depending on the location and planning, you can also expect improved profitability. Depending on the condition of the property and the scope of renovations, initial costs can be lower than new construction, and depending on the use and conditions, there may also be cases where subsidies or tax incentives apply, leading to an increase in the number of people utilizing vacant houses for business.

03Points to Note When Renovating Vacant Houses and Used Properties

Points to Consider for Renovation

Point 1 Choose a Reliable Construction Company

First and foremost, it is essential to select a contractor that you can trust to handle your renovation with peace of mind. Since used properties have had previous occupants, the internal structure and condition are often not clear until you actually see them. Choose a contractor that can carry out the work thoroughly according to your wishes, the structure of your home, and the surrounding environment, and that also provides aftercare following the construction.

Point 2 Always Check the Deterioration of the Building

For used properties and vacant houses, it is crucial to confirm which parts are deteriorating and to what extent beforehand. Since other people have lived there before, internal damage is often not apparent without investigation. Make sure to understand any hidden deterioration through a current condition survey before starting the work.

Point 3 Review Earthquake Resistance and Insulation Performance

In the renovation of used and vacant houses, it is particularly important to review earthquake resistance and insulation. The earthquake resistance standards were significantly revised in June 1981, and houses built before that may not meet current standards. Additionally, for wooden houses, regulations regarding joints and foundations were clarified in June 2000. Check the condition of the building before starting work and be sure to check the earthquake resistance and insulation performance.

Point 4 Check Subsidy Programs and Renovation Tax Deductions

To keep construction costs down, it is important to check for subsidies and renovation tax deductions. Subsidies are provided by the national and local governments, supporting part of the costs for earthquake-resistant renovations, energy-saving construction, and barrier-free renovations. Tax deductions include the “housing loan tax deduction” when using a mortgage, and there are systems that allow for deductions on certain works even with personal funds. These can sometimes be used in combination, so it is crucial to check in advance and plan to utilize them strategically for a successful renovation (for the latest information, see this subsidy section).

05[Latest 2026] Subsidies and Grants Available in Aoba-ku

Utilizing subsidies and grants for cost-effective renovations

One way to renovate used properties and vacant houses cost-effectively is to utilize subsidy and grant programs. We have summarized the main programs available for residents of Aoba-ku as of 2026.

*The following information is as of August 28, 2026. The content, duration, and budget of programs change annually, and many will end once the budget limit is reached. Please check with our company or the respective offices for the latest information before applying. Kakeru Koumuten can assist with confirming programs and providing necessary documents, but the applicant and application method may vary depending on the program.

National Program: Housing Energy Saving 2026 Campaign

The government is implementing several subsidy projects targeting energy-saving renovations under the “Housing Energy Saving 2026 Campaign.” Construction for insulation, windows, and water heaters may be eligible for combined use.

Mirai Eco Housing 2026 Project Insulation & Energy Saving Renovation
Up to 1,000,000 yen per unit

This is a national program for 2026 that supports energy-saving renovations of existing homes. Requirements for energy-saving performance after renovation must be met, and eco-friendly housing equipment, child-rearing support renovations, disaster prevention improvements, and barrier-free renovations are also included as eligible for subsidies.

In principle, homes built before December 31, 2016, are eligible. The maximum subsidy is 1,000,000 yen per unit for homes built before 1991 (50,000 yen depending on construction requirements), and 800,000 yen per unit for homes built between 1992 and 2016 (400,000 yen for the same). Renovations that start after November 28, 2025, are eligible, and applications are being accepted from June 30, 2026. Reservations must be made by November 16 at the latest, and grant applications must be submitted by December 31 at the latest (early termination may occur if the budget limit is reached). Only projects that started on or after November 28, 2025, are eligible, and applications will be accepted starting March 31, 2026. Reservations must be made by November 16 at the latest, and grant applications must be submitted by December 31 at the latest (early termination may occur if the budget limit is reached). Yokohama City Programs

Subsidy for Promoting Relocation and Settlement of Child-Rearing Generations Utilizing Vacant Houses Vacant House Purchase
Up to 2 million yen

This program provides subsidies for part of the purchase cost of vacant houses and their land for child-rearing generations relocating within Yokohama City. It is not a subsidy for renovation costs themselves, but it may be useful in financial planning when purchasing used houses or vacant houses.

The subsidy amount is the lesser of half of the eligible purchase cost or “base amount of 1 million yen + additions (300,000 yen for vacant houses over 3 years, 400,000 yen for two or more dependent children, and 300,000 yen for relocation from outside the city).” You must receive a grant decision before the sales contract, and the application deadline for the 2026 fiscal year is November 27. There are requirements regarding households, housing, and intent to reside for 10 years. For more details, please check the official page of Yokohama City.

Yokohama City Existing Housing Insulation Renovation Subsidy System Insulation / Used Housing
Relocation for Child-Rearing Generations up to 1.5 million yen / Settlement up to 1.2 million yen

This is a unique program by Yokohama City for the fiscal year 2026 (Reiwa 8) that supports renovations to improve the thermal insulation performance of existing homes. It targets families with children who are moving to a used house and conducting full thermal insulation renovations, as well as households that continue to live in their current homes while making full or partial thermal insulation renovations.

Reservation applications are from April 1 to November 30, 2026, and the main application period is from May 1 to November 30 (may end early if the budget limit is reached). Only registered contractors of “Yokohama Healthy and Energy-Saving Housing” can apply; direct applications from individuals are not permitted. There are requirements regarding housing, households, contracts, and contractors. For more details, please check the official Yokohama City page.

Yokohama City Wooden House Earthquake Resistance Renovation Subsidy Program Earthquake Resistance
Earthquake resistance renovation: Up to 1,150,000 yen for general households / Up to 1,550,000 yen for non-taxable households (an additional maximum of 1,000,000 yen for simultaneous energy-saving renovations)

This is the main program for reinforcing old wooden detached houses against earthquakes. It is particularly effective for those who purchase used detached houses and conduct earthquake resistance renovations.

Eligible properties are wooden individual houses built under the conventional frame construction method that received construction approval before the end of May 2000 and are two stories or less, which have been determined to have an upper structure evaluation score of less than 1.0 based on an earthquake resistance diagnosis by an architect. The owner or a relative within the first degree of kinship must reside in the house until the renovation work is completed. The subsidy amount is the lowest of the subsidy limit amount for each household category, the calculated amount based on the limit unit price for the type of work, and the lowest amount of the eligible construction costs. If energy-saving renovations that meet ZEH level or higher are conducted simultaneously with earthquake resistance renovations, an additional maximum of 1,000,000 yen is available. For more details, please check the official Yokohama City page.

Home Renovation through Long-Term Care Insurance Barrier-Free
Maximum subsidy limit of 200,000 yen (maximum benefit of 180,000 yen)

This program is for those who have been certified as requiring support or care. Eligible renovations include the installation of handrails, changes to flooring for step elimination and slip prevention, door replacements to sliding doors, and toilet replacements from Japanese-style to Western-style, among others, necessary for the home life of certified individuals. In two-family homes, renovations necessary for the residence of the certified individual may also be eligible.

Of the maximum subsidy limit of 200,000 yen, those with a 10% burden will receive 90% (up to 180,000 yen) as a benefit. Depending on income, there may be a 20% or 30% burden. A prior application before the start of construction and a reason statement for the necessary home renovation prepared by a care manager are required. For more details, please consult your care manager, the ward office, or check the official Yokohama City page.

Yokohama City Vacant House Renovation Subsidy (Community Contribution Type) Utilization of Vacant Houses
Total Maximum 2.5 million yen

This system is for utilizing vacant houses as community contribution facilities (such as child-rearing support, elderly support, coworking spaces, and NPO activity bases). Eligible entities include neighborhood associations and NPOs where citizens can freely participate and engage in continuous activities, or businesses that lease the target vacant houses to conduct community contribution projects. General investments in vacant houses for rental or resale purposes are not eligible.

The subsidy rate is 1/2, with a maximum of 1 million yen for interior and exterior renovations for community contribution facilities, a maximum of 1.5 million yen for seismic renovations, and a total maximum of 2.5 million yen when both are combined. The property must be a single-family home in Yokohama that has not been used for more than one year from the time of application, must not violate the Building Standards Act, and must not be designated as a specific vacant house. Contracts or construction started before the grant decision will be excluded, so prior consultation during the planning stage is necessary. For more details, please check the official Yokohama City page.

View information on renovation tax reductions and other systems
  • Housing Loan Tax Reduction: If you use a housing loan for renovations that meet certain requirements, income tax and other deductions will be applied based on the year-end balance.
  • Renovation Promotion Tax System: For certain works such as seismic, energy-saving, barrier-free, long-term excellent housing, multi-generational living, and child-rearing support, you may receive income tax deductions regardless of whether you use a housing loan. In principle, it cannot be applied in conjunction with the housing loan tax reduction, but seismic renovations may be combined.
  • Reduction of Fixed Asset Tax: There is a system that reduces fixed asset tax for a certain period for seismic renovations, energy-saving renovations, and barrier-free renovations. In principle, you must report to the municipality where the property is located within three months after the completion of the work.
  • Kanagawa Prefecture Existing Housing Energy-Saving Renovation Subsidy: For the fiscal year 2026, the maximum subsidy is either 1/3 of the eligible expenses or 150,000 yen, whichever is lower. Eligible properties are existing houses in the prefecture that the applicant owns or has a share in and resides in, provided they meet specified seismic performance standards. Renovations of windows or entrance doors that are exposed to the outside are mandatory, while insulation renovations for walls, ceilings, and floors can be combined optionally. Additional applications are scheduled to be accepted from September 7, 2026, at 8:30 AM to September 30, on a first-come, first-served basis for about 25 cases, only through electronic application. Applicants must apply at least two months before the start of construction and must begin work after the grant decision. Please check the official Kanagawa Prefecture page for more information.

While subsidies and tax reductions can sometimes be combined, there are restrictions on duplicating the same work. Kakeru Koumuten will assess the site and provide suggestions on “which systems can be used for your renovation.”

06How to Choose a Renovation Contractor for Used Properties and Vacant Houses in Aoba-ku

There are many renovation companies that serve Aoba-ku, and it can be confusing to decide which one to choose. When requesting renovations, be sure to check the following 5 points.

  • Experience in renovation work
  • Check for warranties and after-sales maintenance
  • Obtain estimates from multiple contractors (at least 3 companies)
  • Confirm whether they perform renovations in-house
  • Check if they offer color simulations and perspective drawings

1. Experience in Renovation Work

Rich experience in renovation work

Many renovation contractors publish their construction achievements on their websites. If the contractor provides detailed explanations of the process with photos, it can help you visualize the outcome after the request, giving you peace of mind. If you’re feeling uncertain, choose a contractor with rich experience.

Google and review sites can also be helpful. It’s important to check the content of low ratings, the company’s responses, and the timing of the posts. In particular, Google reviews can be informative, but don’t make your decision based solely on reviews; assess them alongside construction achievements, estimates, and warranty details for a comprehensive judgment.

2. Confirm the presence of warranties and aftercare services

Warranties and aftercare services

When selecting a contractor, be sure to check for warranties. If repairs are needed within the warranty period, they may be done for free. The presence, duration, and coverage of warranties vary depending on the type of work, materials used, and the contractor. Some contractors also offer aftercare services separately, so be sure to check that as well.

Kakeru Koumuten Co., Ltd. provides warranties tailored to the type of work and materials used, including sealing, exterior wall painting, and roofing. The warranty conditions for interior and equipment work differ by type and product, so we will inform you of the coverage and duration at the time of the estimate. We also conduct aftercare maintenance and send out annual reminder DM, making annual inspections possible.

3. Obtain estimates from multiple contractors (at least 3)

Obtaining estimates from multiple contractors

When requesting renovations, be sure to obtain estimates from multiple contractors. Even for the same construction work, warranties, aftercare services, and costs can vary significantly. Having multiple estimates makes price negotiations easier.

When comparing estimates, it’s important to look at not just the costs but also the “items in the estimate,” “check the primer, sealing materials, and additional paint,” and “confirm the process” in detail. Lowering the rank of additional parts or skipping processes can reduce costs, so it’s crucial not to judge solely by price.
See detailed points for comparing estimates

4. Confirm whether the company performs renovations in-house

Confirmation of In-House Construction

At Kakeru Koumuten Co., Ltd., we conduct detailed hearings and surveys regarding the existing “condition,” “location,” “materials,” “desired durability,” and “design” to propose the optimal plan. While there is nothing inherently wrong with a system where a partner company performs the construction, it is essential to confirm whether the contracted company understands the construction details and clearly defines the responsibilities for quality control and guarantees. With in-house construction, it becomes easier to coordinate with the site, allowing for a quicker response in case of any troubles.

5. Do they support color simulations and perspective creation?

Color Simulation and Perspective

Choosing colors and envisioning the post-construction appearance can be challenging for both exterior and interior projects. With simulations, you can reduce the risk of mistakes like “it turned out differently than I imagined.” Since it is difficult to redo once construction is completed, it is advisable to choose a company that can accommodate flexible simulations.

08Renovation of Used Properties and Vacant Houses in Aoba-ku | Frequently Asked Questions

We will answer the most frequently asked questions from those considering the renovation of used properties and vacant houses in Aoba-ku.

Is it better to consult before buying or after buying a used property for renovation?

If possible, please consult us before making a purchase decision. Used properties often have deterioration that is not visible, and it is not uncommon to encounter cases where “unexpected construction costs arose” after purchase. By having Kakeru Koumuten check the condition of the property you are considering in advance and provide an estimate for necessary renovations, you can establish a feasible financial plan.

What renovations should be prioritized for a used detached house in Aoba-ku?

It depends on the condition of the building, but we prioritize areas such as leaks, termites, structure, and seismic resistance, which can cause damage if left unattended. After that, we will decide the order of roof and exterior, water areas (kitchen, bathroom, toilet), and insulation according to your budget and impact on daily life. In residential areas developed in the 1960s and 70s along the Den-en-toshi Line, roofs and exteriors may reach the end of their lifespan first, so we recommend starting with a comprehensive inspection of the building, including the exterior.

I bought a used detached house along the Den-en-toshi Line in Aoba-ku. What should I look at first?

Aoba-ku has many residential areas developed in the 1960s and 70s, and the exterior, such as roofs and walls, may have reached the end of their lifespan earlier. We recommend starting with inspections for exterior, leaks, and seismic resistance. Due to the hilly terrain, it is also important to check retaining walls, slopes, and drainage. Kakeru Koumuten Co., Ltd. has its headquarters in Aoba-ku and will provide proposals based on the local housing situation. Feel free to leave the color simulations that match the beautiful streets to us.

How much does a full renovation (full remodeling) cost?

The cost of a full renovation for a detached house varies greatly depending on the area, condition of the building, scope of work, and grade of equipment. A combination of partial renovations may cost around 5 million yen, while a large-scale renovation that includes interior and exterior work, water areas, insulation, and seismic upgrades may exceed 10 million to 20 million yen. We will first assess the condition through a site survey and propose a prioritized plan that fits your budget.

Do I need to apply for subsidies myself? Is the process difficult?

The application主体 and procedures vary by program. For example, the national “Mirai Eco Housing 2026 Project” has a system where registered contractors (construction companies) apply. The subsidy for seismic retrofitting of wooden houses in Yokohama is processed by the design contractor delegated by the applicant. For home modifications under long-term care insurance, the insured must consult with a care manager and apply to the ward office before construction begins. We will organize and inform you about “which programs are available,” so please feel free to consult with us first.

What risks are there if I leave a vacant house unattended?

Risks include the progression of leaks and termite damage, depreciation of asset value due to deterioration of exterior walls and roofs, and neglect of garden trees and equipment. Additionally, if you receive a recommendation from the municipality as a “poorly managed vacant house” or “designated vacant house,” there is a possibility that the special tax exemption for residential land will be revoked. Early inspections and necessary repairs according to your plans to live in, rent, sell, or utilize the property can ultimately help reduce costs.

I’m worried about seismic resistance. How can I assess the seismic safety of a used detached house?

The construction date is a significant indicator. Check if it was built after June 1981 (new seismic standards), and further if it was built after June 2000 (strengthening of joint and foundation regulations). For wooden detached houses built before that, we recommend a seismic diagnosis. Your city or ward may also offer subsidies for seismic retrofitting of wooden houses, which can significantly reduce costs if eligible (for details, see the subsidy section above). Kakeru Koumuten Co., Ltd. will assist you from diagnosis to renovation.

Will I need temporary housing during construction? How long will it take?

This depends on the scope of work. Exterior renovations and partial interior work can often be done while you remain in your home, but for large-scale full renovations that include water areas, we may recommend temporary housing. The estimated duration is about 2 to 4 weeks for exterior work and about 1 to 3 months or more for full renovations. We will provide a schedule in advance and propose a plan that minimizes the impact on your daily life.

Is Aoba-ku within your service area? Will there be a travel fee?

Yes, Aoba-ku is within the service area of Kakeru Koumuten Co., Ltd. Our headquarters is located in Aoba-ku, Yokohama, and we have five branches throughout Kanagawa Prefecture and Tokyo, including Aoba-ku, Yokohama and Machida City, Tokyo.
