Roof Overlay Construction Procedure
1. Demolition of Existing Ridge and Snow Stops
We will only dismantle the ridge flashing and snow stops that would obstruct the overlay work.
2. Installation of Roofing (Waterproof Sheet)
The roofing used this time is modified asphalt. It offers double the durability of standard asphalt roofing!
3. Fabrication of Accessories (Karakusa and Keraba)
We will process and install the keraba and karakusa.
4. Main Construction
We will install the main roofing materials while securing the front screws.
5. Sealer and Nailing Board Installation
Once the main body is finished, we will install the sealant on the batten before setting it in place.
This time, we used a cedar batten, but there are also batten options made of corrosion-resistant resin.
5. Ridge Cap Processing
We will process and install the ridge cap. We will apply sealant thoroughly on the inside of the joints.
At the wall edge, we will process and install a component called a rain stop flashing.
6. Cleaning
We will remove footprints and any debris that has fallen around the house and in the rain gutters, and we will do a thorough cleaning.
We strive to make the area cleaner after the work than it was before!

The manufacturer offers a long warranty of 30 years on the base material.
Eco Granit is a lightweight metal roof made from zinc-aluminum steel, which is equivalent to galvalume steel, ensuring high durability.
The surface is coated with natural stone granules, which prevents significant fading and maintains aesthetic appeal over the long term.
Thanks to the stone granules on the surface, it can reduce summer heat and rain noise.
Additionally, it is lightweight, rust-resistant, and excels in durability and seismic resistance.

What is the Roof Overlay (Cover Method)?
The roof overlay method involves leaving the current roof almost as it is and placing a new roof on top of it, effectively covering it.
Literally, it is a method of covering a roof with another roof. Therefore, the roof becomes double-layered. Since the roof is layered, it is also referred to as “layered roofing.”
Advantages of the Overlay Method
Since a “new roof” is placed over the “current roof,” demolition work is almost unnecessary, meaning that very little waste material is generated.
This is its most significant feature, leading to various advantages.
The only parts that require demolition and waste disposal are typically the ridge cap, making it more cost-effective compared to complete roof replacement.
In 2004, regulations regarding the concentration of asbestos in raw materials were changed (for more details, please refer to the Ministry of Health, Labour and Welfare’s website).
Some building materials used in constructions completed before 2004 contain asbestos. Asbestos-containing materials are difficult to dismantle due to their high environmental impact, resulting in high costs for both demolition and waste disposal. The overlay method, which generates almost no waste, is ideal for such roofs.
You may wonder, “Is it safe to live in a building that uses asbestos-containing materials?” Rest assured. As long as there is no destruction or crushing, it will not disperse into the air.

Additionally, the construction can be completed in a shorter timeframe compared to painting or complete replacement. A shorter construction period means lower labor costs, which in turn makes the overall cost more affordable.
