Construction Data

Regarding the roof, since the underlying structure was solid, we proposed the roof overlay (cover method)!
For the roofing materials, we created estimates for four different types of roofing materials and explained the advantages and disadvantages of each.
As you requested a highly durable roofing material, we were entrusted with the roof overlay (cover method) using the highly durable Diplomat Star!
For the solar panel removal and reinstallation, it was difficult to use the existing base rack, so we will replace it with aluminum catch-type fittings.

We also created estimates for four different types of exterior wall painting, and after comparing them, you entrusted us with the ultra-durable exterior wall paint, Super Ceranflex!

Roof Repair (Roof Overlay Construction) Procedure

1. Temporary Removal of Solar Panels

We will dismantle the solar panels and the base rack. Since a dedicated rack is required, all existing base racks and fittings will be disposed of.。

The slate roof rack is fixed by making holes in the roof, so after the rack is removed, the holes will be repaired with caulking.

The removed solar panels will be carefully stored in our warehouse.

2. Dismantling Existing Ridge and Snow Guards

We will dismantle unnecessary parts (ridge flashing and snow guards) for the roof overlay method! The lifespan of wooden purlins is about 10 to 15 years. Exceeding the lifespan can lead to corrosion and discoloration, resulting in the ridge flashing coming loose or being blown away.

3. Installing Roofing (Waterproof Sheet)

Next, we will install the roofing sheet (waterproof sheet)! The roofing used isTajima Roofing/New Liner Roofing!

This underlayment material boasts the highest quality, unmatched in waterproofness and durability. By sandwiching a modified asphalt layer between non-woven fabric and base paper, it fully demonstrates the inherent performance of modified asphalt.
The expected durability is about 30 years!
As a primary waterproofing measure, if the roofing is properly installed, there will be no leaks! We will ensure it is securely attached to prevent it from blowing away.
When selecting the durability of the roofing sheet, choose one that is as close as possible to the durability of the new roofing material! New Liner Roofing has a durability that is relatively close to Diplomat Star, so we recommend using New Liner Roofing when performing roofing work with Diplomat Star!

4. Heat Insulation Sheet Installation

The heat insulation sheet can be expected to provide energy-saving effects by keeping it cool in summer and warm in winter!
We will ensure it is securely attached to prevent it from blowing away.

5. Component Processing (Karakusa, Keraba)

Before the main roof construction, we will process and install components such as eaves and decorative brackets!
The components used are genuine parts made of galvalume steel!

6. Main Construction (D’s Roofing / Diplomat Star)

After processing the components, we will install the Diplomat Star roofing material up to the ridge! We will secure the roofing material with stainless steel screws.

7. Installation of Ridge Base (Nail Board)

We will install the necessary ridge underlayment to secure the ridge cap. The types of batten (ridge underlayment) we handle include cedar, resin, and Galvalume steel, and this time we used the Galvalume steel H&R ridge underlayment!
The Galvalume steel is expected to have three times the durability compared to cedar! Unlike resin or cedar, it does not crack, providing peace of mind!
We recommend choosing a ridge underlayment that has a durability similar to that of the new roofing materials, just like the roofing sheet.

8. Sealing at Various Locations

Next, we will thoroughly apply sealing to the inside of the joints at various locations. The screws used for securing are made of stainless steel, which is resistant to rust!

9. Installation of New Solar Panel Base Rack Hardware

The existing base was fixed by drilling holes in the roof, but the new hardware uses a catch-type that grips the roofing material itself to secure the solar panels. This reduces the risk of leaks and the burden on the roof. The base hardware is made of aluminum, making it resistant to rust.
There are specific hardware options available for each manufacturer and model of solar panel, so we will select the appropriate hardware for your solar panels.
Be careful, as there may be no applicable hardware for older solar panels!

10. Installation of Solar Panels

We will finish by putting back the removed solar panels! Finally, we will also check to ensure they are generating power properly. If the solar panels are dirty, we will clean them before installation.
We have confirmed that the power generation amount is the same as before the removal!!

11. Cleaning

We will clean up any debris that has fallen onto the balcony and rain gutters. We will thoroughly remove nails and metal scraps that could cause injuries. Additionally, we will wipe away footprints and small stains to ensure everything is clean.

About Roofing Materials

The roofing material used is Deez Roofing’s Diplomat Star.
Deez Roofing comes with a 30-year warranty on the base material.
Our company also provides a 10-year workmanship warranty!
It uses zinc-aluminum steel, which has the same composition as galvanized steel, known for its rust resistance.

Deez Roofing reduces heat conduction to the steel layer due to the effect of the surface stone granules. This structure makes it more difficult for heat to transfer to the attic compared to other roofing materials, as it secures a sufficient air layer between the roofing material and the roof substrate.
Moreover, the unevenness of the surface stone granules helps to disperse raindrops, causing them to hit the surface smaller than they would on a normal smooth surface. As a result, the high-frequency noise caused by the micro-vibrations of the steel plate when raindrops hit, which is the cause of the “noisy sound” from steel roofs, can be suppressed by the natural stone granule layer on the surface.

By adopting the “interlocking method” that integrates the roofing materials, it has excellent performance that can withstand winds of 60m/s, as well as superior fire resistance and waterproofing.

Exterior Painting Construction Procedure

1. High-Pressure Washing

First, we thoroughly remove dirt and moss attached to the exterior walls using high-pressure washing! We will also wash the exterior and concrete areas as well!

2. Masking

Next, we use masking tape, blue sheets, and polymer masks to
protect areas that will not be painted, such as windows, sashes, and floors.
Masking is a very important task in the painting process! If masking is neglected, gaps can form, allowing paint to seep in and cause stains, or resulting in uneven lines. Therefore, we will work carefully on each area.

3. Primer Application

Primer application is the first step in painting after high-pressure washing and substrate treatment, using a paint that ensures that the subsequent middle and top coats adhere well to the surface. It also serves as a primer with substrate adjustment functions, providing elasticity and reducing the occurrence of cracks. By applying the primer properly, there will be a significant difference in durability and the final color finish!

The paint used for the primer this time is Seika Japan’s Diaacres Filler. Generally, we use products from the same manufacturer for the middle and top coats.

4. Middle Coat

It is an important process to bring out the performance of the paint, to achieve a beautiful finish, and to eliminate unevenness in application!

5. Top Coat

The final step is the top coat, which is the finishing touch for exterior wall painting. We focus on ensuring that there are no uneven areas or missed spots, resulting in a beautiful finish! The paint used is from Seika Japan / Dia Super Selan Flex!

Balcony Waterproofing Construction Procedure

1.Surface Preparation

To improve the adhesion of the

top coat, we will perform surface preparation. By intentionally creating fine scratches on the surface of the substrate at this stage, we enhance the paint’s grip (adhesion). For example, when the application surface is smooth and flat like glass, compared to a surface with slight irregularities, the latter allows the new paint to adhere more easily.

2.Acetone Wipe

Next, we will perform an acetone wipe! This is also an important substrate treatment. The acetone wipe is the process of removing the oil film from the FRP waterproofing surface! Skipping this step can lead to paint peeling.

3.Primer Application (Base Coat)

The primer acts as an adhesive that promotes the adhesion between the waterproof layer and the top coat! When performing waterproofing work, it is generally necessary to apply the primer before applying the top coat.

4.Top Coat Application

The

top coat is generally applied in two layers!
After finishing the application, we will check for any missed spots.

5. Balcony Waterproofing Work Completed

The balcony is complete once it dries!

This time, we also performed floor cleaning and air conditioning hose repairs as a complimentary service during the high-pressure washing.
