We received the following inquiry from a resident of Aoba-ku, Yokohama.
“I am considering a roof overlay and exterior painting for my 19-year-old house. I have already obtained estimates from several companies.
I would like to request an estimate using the Super Galtect, which has excellent insulation and wind resistance.
I believe it should last for 20 years, so I would like to lower costs by using lower-grade roofing sheets and purlins.
Regarding the exterior painting, since the existing wall is a plaster finish, I hope to maintain its aesthetic appeal.”

Roof Overlay (Cover Method) | Construction Steps

1. Demolition of Existing Ridge and Snow Stops

We will dismantle unnecessary parts (ridge flashing) for the roof overlay (cover method)! The existing ridge base is made of cedar, which has a durability of about 10 to 15 years.
The existing purlin has discolored beyond its durability period.

Once the durability period is exceeded, corrosion and discoloration can occur, leading to the detachment and scattering of the ridge flashing.

2. Roofing Installation (Waterproof Sheet)

Next, we will install the roofing sheet (waterproof sheet) on top of the base. The roofing used is Tajima Roofing / Tadi Self!

This material is a delayed adhesive modified asphalt roofing, which is said to have double the durability of regular asphalt roofing.

With the role of primary waterproofing, if the roofing is properly installed, there will be no leaks, so we will ensure it is firmly attached to prevent it from blowing away!

3. Component Processing (Kera, Karakusa, Valley)

Before the main roof construction, we will process and install components such as kera and karakusa. The components used are genuine components of Super Galtect, made of SGL copper plate!

4. Main Construction (Aiji Industry / Super Galtect)

After processing the special parts, we will install the Galttect main body up to the ridge. After processing the special parts, we will install the Galttect main body up to the ridge!

Once we have installed it up to the ridge, we will install the necessary materials to secure the ridge cap, known as the kanban. The kanban we handle comes in three types: cedar, resin, and galvalume steel, and this time we used resin!

5. Processing and Sealing of Ridge Cap

Next, we will process and install the ridge cap. We will firmly apply sealing on the inside of the joints and process and install a component called the rain guard at the wall edge.

The screws used for securing are stainless steel screws with washers that are resistant to rust!

Unlike nails, screws with washers are less likely to come loose and securely fix the ridge cap to the kanban!

Although it is not visible after construction, installing a face plate on the inside of the ridge cap enhances waterproofing! It effectively protects the ridge, which is a critical point of the roof.

5. Cleaning

We will clean up any debris that has fallen onto balconies and other areas. We will thoroughly remove items like nails and metal scraps that could cause injury. Additionally, we will wipe away any footprints left on the roof to keep it clean.

About Roofing Materials

The roofing material used is the Super Galtect from Aji Industrial. The Super Galtect comes with a 15-year coating warranty and a 25-year hole warranty, and we also provide a 10-year construction warranty!

Made of SGL steel plate, it is highly resistant to rust. The insulation material is tightly applied from edge to edge of the roofing material, creating a metal plate that integrates the steel plate and insulation.

During installation, insulation is applied even to the parts where the roofing materials overlap, and the surface is coated with a highly heat-reflective paint, allowing for a cool summer and a warm winter. Additionally, it has soundproofing properties, which help reduce the sound of rain.

Moreover, it is lightweight compared to other roofing materials, which reduces the sway during earthquakes, making it a good earthquake countermeasure. It excels in finish, durability, insulation, soundproofing, and wind resistance, and our company’s construction results show that the Super Galtect from Aji Industrial is the most popular and highly regarded!

Exterior Painting | Construction Procedure

1. High-Pressure Washing

Next, we will thoroughly remove dirt and moss from the exterior walls with high-pressure washing!

2. Substrate Adjustment

After the high-pressure washing is complete, we will perform substrate adjustments such as crack repairs while checking the deterioration of the exterior walls!

3. Protection of Surrounding Areas

Next, we will protect areas that will not be painted, such as windows, sashes, and floors, using masking tape and other materials. This is a very important task in the painting process! If protection is neglected, gaps may form, allowing paint to seep in or resulting in uneven lines.

4. Primer Application

This is the first step of applying paint after high-pressure washing and substrate treatment, and it is a primer that ensures the middle and top coats adhere well to the surface. A well-applied primer greatly affects durability and finish! The primer used is Aica Kogyo’s Safe Sealer.

5. Middle Coat

Next is the middle coat. This is an important process to bring out the performance of the paint, achieve a beautiful finish, and eliminate uneven application!

6. Top Coat

Next is the top coat. This is the finishing touch for the exterior wall painting. We will ensure that there are no uneven spots or missed areas, focusing on achieving a beautiful finish. We used Aica’s Jollypat Fresh paint!

A top coat for renovation with high weather resistance. It suppresses deterioration of the paint film due to ultraviolet rays, extending the beauty even longer.

7. Painting of Auxiliary Parts (Drip Edge, Awning, Eaves, Shutter Box, Ventilation Hood, Pipe Cover, Soffit)

After finishing the surface preparation such as scraping, we will apply the undercoat and top coat to complete the work!

After completing the surface preparation such as scraping for the attached parts, if it is a metal part, we apply a rust preventive primer, followed by an intermediate coat and a top coat with Yumelock. We ensure to paint thoroughly, even in the small areas!

Balcony Top Coat | Construction Procedure

1. Scraping and Surface Roughening

To improve the adhesion of the paint, we create fine scratches on the painting surface. This is known as surface preparation, where we roughen the smooth surface! We will move or elevate any obstacles, such as outdoor units, that may interfere with the waterproofing work.

2. Acetone Wiping

Next, we will perform acetone wiping. This is also an important surface preparation step. Acetone wiping involves removing the oil film from the FRP waterproofing surface! Skipping this step can lead to paint peeling. We will also clean any dirt that cannot be removed by washing. This step is crucial for enhancing the adhesion of the top coat.

3. Primer Application (First Coat)

The primer acts as an adhesive that enhances the adhesion between the waterproof layer and the topcoat. The primer used is 〓. 〓 is an interlayer primer for urethane waterproofing, which is different from the primer used for new installations and is specifically designed for renovations.

4. Topcoat Application (Two Coats)

The topcoat is generally applied in two layers! After finishing, we check for any missed spots.

5. Completion of Balcony Waterproofing Work

The work is complete once the balcony is dry! We will return any moved items and outdoor units to their original positions to finish!

6. Cleaning

Finally, we will clean up any debris that has fallen onto the balcony or rain gutters. We will thoroughly remove nails and metal scraps to prevent any injuries.
