Roof Overlay Construction Procedure

1. Solar Panel Removal

We will dismantle the solar panels and the base brackets. The removed solar panels will be disposed of by our company! We will also repair the areas where the base brackets were removed with sealing material just to be safe. We will dismantle any unnecessary existing ridge flashing and snow stops as well!

2. Roofing Installation (Waterproof Sheet)

Next, we will install the roofing sheet (waterproof sheet)! The roofing used is Tajima Roofing/Daddy’s Self Cover!
This is a top-quality underlayment that boasts unmatched waterproofing and durability. By sandwiching a modified asphalt layer between non-woven fabric and base paper, it fully demonstrates the inherent performance of modified asphalt.
The expected durability is about 30 years!
As a secondary waterproofing measure, if the roofing is properly installed, there will be no leaks! We will ensure it is securely attached to prevent it from blowing away.

3. Custom Fabrication (Kera and Karakusa)

Before the main roof construction, we will fabricate and install custom pieces such as kera and karakusa!
We will use the genuine parts from Galtect, specifically the SGL copper plate!

4. Main Construction (Aiji Industry/Super Galtect)

At the ridge, we will install the necessary base for fixing the ridge flashing. We offer three types of batten (ridge base): cedar, resin, and Galvalume steel, and this time we used Galvalume steel!
Galvalume steel has an expected durability that is three times greater than that of cedar! Unlike resin or cedar, it does not crack, providing peace of mind!
We recommend choosing a ridge base that has a durability close to that of the new roofing material, just like the roofing sheet.
For the lower ridge (corner ridge), we will use our original integrated waste board type Galvalume steel ridge base.

Our original integrated waste board made of Galvalume steel is highly durable, has strong fixation, and excellent wind resistance! Even if rainwater seeps in from the ridge, it has a mechanism to discharge rainwater to the outside, demonstrating high waterproofing performance! It is ideal for the Super Galtect roof base!

5. Ridge Cap, Ventilation Ridge, and Sealing at Various Locations

Next, we will process and install the ridge cap. We will firmly apply sealing on the inside of the joints.
This photo shows the ventilation ridge, which is the area that allows heat and humidity from the attic to escape. The customer also had a new ventilation ridge cap installed! The ventilation ridge cap is also made of SGL steel plate!
The screws used for fixation are made of stainless steel, which is resistant to rust!
We are also using a high-durability sealing material called Auton Exceed. General sealing materials have a durability of about 10 years, but high-durability sealing lasts about 30 years. Since leaks can occur from the sealing, we use high-quality materials even for the finer details!

Pack screws are less likely to come loose compared to nails, securely fixing the ridge cap to the purlin!

Although it is not visible after construction, installing a face plate on the inside of the ridge cap enhances waterproofing!
It firmly protects the ridge, which is a critical point of the roof.

8. Cleaning

We will clean up any debris that has fallen onto the balcony and rain gutters. We will thoroughly remove items like nails and metal scraps that could cause injury. Additionally, we will wipe away any footprints left on the roof to ensure it looks clean.

About Roofing Materials

The roofing material used is Aijii Industrial’s Super Galtect.
Super Galtect comes with a manufacturer warranty of 15 years for the coating and 25 years for perforation.
Our company also provides a 10-year construction warranty!

Made of SGL steel plates, it is resistant to rust.
Insulation material is tightly applied from edge to edge of the roofing material, creating a metal plate that integrates steel and insulation.
When installed, insulation is applied even to the areas where the roofing materials overlap, and the surface is coated with a highly heat-reflective paint, allowing for a cool summer and warm winter experience.
Additionally, it has soundproofing properties, which reduce the sound of rain.
Moreover, it is lightweight compared to other roofing materials, which minimizes the sway during an earthquake, making it a good earthquake countermeasure.
It excels in finish, durability, insulation, soundproofing, and wind resistance, and our company’s track record shows that Aijii Industrial’s Super Galtect is the most frequently used, gaining significant attention!

What is the Roof Overlay (Cover Method)?

The roof overlay method involves leaving the current roof almost intact and placing a new roof on top of it, effectively covering it.
Literally, it is a method of covering a roof with another roof. Therefore, the roof becomes double-layered. Since the roof is laid over, it is also referred to as “overlapping roofing.”

Advantages of the Overlay Method

Since a “new roof” is placed over the “current roof,” demolition work is almost unnecessary, meaning that very little waste is generated.
This is its most significant feature, leading to various advantages.

The only parts that require demolition and waste disposal are the ridge caps, making it more cost-effective compared to complete roof replacement.
In 2004, regulations regarding the concentration of asbestos in raw materials were changed (for details, please refer to the Ministry of Health, Labour and Welfare’s website).
Some building materials used in structures constructed before 2004 contain asbestos. Asbestos-containing materials are challenging to demolish due to their high environmental impact, resulting in high costs for both demolition and waste disposal. The overlay method, which generates almost no waste, is ideal for such roofs.

Some may wonder, “Is it safe to live in a building with asbestos-containing materials?” but rest assured. As long as there is no destruction or crushing, it will not disperse into the air.
If you are unsure about the type of roof on your home, please feel free to consult with us.

Additionally, we can complete the work in a shorter timeframe than painting or roof replacement. A shorter construction period means lower labor costs, which in turn makes the expenses more affordable.
The psychological anxiety of having to live in an unusual environment is also reduced.
When scaffolding is set up, you may experience inconveniences such as difficulty entering and exiting or being unable to open windows. Being able to return to your normal life in a short period is a significant advantage.

Our company specializes in roofing work, and the roof overlay (cover method) is the most frequently performed service we offer. We are very grateful that we have been continuously engaged in roof overlay (cover method) projects without interruption.
