Background to the Construction

We received the following estimate request from a customer residing in Aoba-ku, Yokohama.

・We are considering a roof replacement project.
・Since there are solar panels on the roof, we would like to request the removal and reinstallation of the solar panels as well.
・We received estimates from other companies, but they were expensive, so we would like to request a comparative estimate to understand the fair price.
・We are concerned about the roof becoming heavier, so we are considering only the replacement.
・When removing the solar panels, we would also like to request voltage measurement.
・We hope to use Super Galtect as the new roofing material.
・We would like to assess the condition of the underlayment after removing the roof and consider whether to add more sheathing.

●Proposal Details
We proposed a roof replacement project using Super Galtect as per the customer’s request.
Super Galtect is a highly durable roofing material expected to last over 35 years.
Additionally, since the existing roofing material is “Nichihara/Pamir,” the weight of the roof will also be lighter.
We proposed high-durability roofing sheets and ridge underlayment to match the durability of the roofing material.
The customer was satisfied with both the cost and the plan, and entrusted us with the construction!

After dismantling the roof, we confirmed the condition of the underlying structure with the customer. Since the underlying structure was clean and strong, we proceeded with the roofing work without any additional underlying construction!

Roof Overlay Construction Procedure

1. Removing Solar Panels

We will dismantle the solar panels and the base brackets. The removed solar panels will be carefully stored in our warehouse for reuse. The existing base brackets are designed for slate and require direct holes to be made in the roof, so they will be disposed of. The holes left by the brackets will be sealed and repaired with caulking. We will also dismantle any unnecessary existing ridge flashing and snow guards!

2. Dismantling Existing Roofing Materials


We will dismantle the existing roofing materials! The existing roofing materials are “Nichiha/Pamir,” which cannot be painted. As the roofing materials are peeled off, many fragments will be produced, so we will also clean to prevent clogging in the rain gutters.

3. Installing Roofing (Waterproof Sheet)

We will lay the roofing sheet (waterproof sheet) on top of the underlayment! Theroofingused isTajima Roofing/Tadis Self Cover!
This underlayment boasts the highest quality, unmatched in both waterproofing and durability. By sandwiching a modified asphalt layer between non-woven fabric and base paper, it fully exhibits the inherent performance of modified asphalt.
The expected durability is about 30 years!
As a primary waterproofing measure, if the roofing is properly installed, there will be no leaks! We will ensure it is securely attached to prevent it from blowing away.
When selecting a roofing sheet, choose one with a durability as close as possible to the new roofing materials! New liner roofing is relatively close in durability to Super Galtect, so we recommend using new liner roofing when performing roofing work with Super Galtect!

4. Fabrication of Accessories (Curlicue & Eaves)

Before the main roof construction, we will process and install components such as eaves and decorative scrolls!
The components used are genuine parts from Galttect, made of SGL copper plate!

5. Main Construction (Aiji Industry/Super Galttect)

After processing the components, we will install the Galttect main roof up to the ridge. After processing the components, we will install the Galttect main roof up to the ridge!
The fixation of the roofing material was done using “Aiji Industry’s roof renovation screws” from the Galttect manufacturer!
Since they are made of stainless steel and treated with disco processing, they are resistant to rust and have higher wind resistance compared to nails!

Once the roofing is completed up to the ridge, we will install the necessary ridge base to secure the ridge cap. We offer three types of ridge base (nail board): cedar, resin, and galvalume steel, and this time we used galvalume steel!
Galvalume steel is expected to have three times the durability compared to cedar! Unlike resin and cedar, it does not crack, making it reliable!
We recommend choosing a ridge base with a durability similar to that of the new roofing material, just like the roofing sheet.
For the lower ridge (corner ridge), we will use our original integrated waste board made of galvalume steel.

Our original integrated waste board made of galvalume steel is highly durable, has strong fixation, and excellent wind resistance! Even if rainwater enters from the ridge, it has a mechanism to discharge rainwater to the outside, demonstrating high waterproofing! It is optimal for the ridge base of Super Galttect!

6. Ridge Cap and Sealing at Various Locations

Next, we will process and install the ridge cap. We will firmly apply sealing on the inside of the joints. At the wall edge, we will process and install a component called rain guard metal.
We use stainless steel nails and screws that are resistant to rust!

Unlike nails, screws with packing are less likely to come loose and securely fix the ridge cap to the purlin!

Although it is not visible after installation, by attaching a face plate inside the ridge cap, waterproofing is enhanced!
We will firmly protect the ridge, which is a critical point of the roof.

7. Installation of Solar Panel Mounting Brackets

We will install the mounting brackets for the solar panels that we have stored for reuse! The existing base was fixed by making holes in the roof, but the new brackets will catch the Galtect main body to secure the solar panels. This reduces the risk of leaks and the burden on the roof by not making holes.
There are applicable brackets for each manufacturer and model of solar panels. There may be no applicable brackets for older solar panels.

8. Installation of Solar Panels

We will return the removed solar panels to their original position to complete the installation! Finally, we will also check to ensure that they are generating power properly.

9. Cleaning


We will clean up any debris that has fallen onto the balcony or rain gutters. We will thoroughly remove items such as nails and metal scraps that could cause injuries. Additionally, we will wipe away any footprints left on the roof to ensure it looks clean.

About Roofing Materials

The roofing material used is the Super Galtect from Aijii Industrial.
The Super Galtect comes with a manufacturer warranty of 15 years for the coating and 25 years for perforation.
Our company also provides a 10-year construction warranty!

Made from SGL steel plates, it is resistant to rust.
Insulation material is tightly applied from edge to edge of the roofing material, creating a metal plate that integrates steel and insulation.
When installed, insulation is applied even to the parts where the roofing materials overlap, and the surface is coated with a high heat-reflective paint, allowing for a cool summer and warm winter experience.
Additionally, it has soundproofing properties, which help reduce the sound of rain.
Moreover, it is lightweight compared to other roofing materials, which reduces the sway during earthquakes, making it a good earthquake countermeasure.
It excels in finish, durability, insulation, soundproofing, and wind resistance, and the Super Galtect from Aijii Industrial is the most frequently used in our construction projects, gaining significant attention!

Balcony Waterproofing Construction Procedure

1. High Pressure Washing

First, we will clean the surface with high-pressure washing! We will be careful as excessive pressure can damage the existing waterproof layer! Any obstacles to the waterproofing work, such as outdoor units, will be moved or lifted.

2. Surface Preparation and Roughening

To improve the adhesion of the paint, we will create fine scratches on the surface to be painted! This is known as surface preparation! We will roughen the smooth surface!

2. Acetone Wiping

Next, we will perform acetone wiping! This is also an important surface preparation step. Acetone wiping involves removing the oil film from the FRP waterproof surface! Skipping this step can lead to paint peeling.

3. Primer Application (First Coat)

The primer acts as an adhesive that promotes the adhesion between the waterproof layer and the topcoat!

4. Topcoat Application

The topcoat is generally applied in two layers!
Once finished, we will check for any missed spots.

5. Balcony Waterproofing Work Completion

The balcony is complete once it dries! For the balcony waterproofing, we used Kanae Chemical / Water-Based FRP Waterproof Top Coat!

We were able to finish beautifully once again!
