For those considering renovation of used properties and vacant houses in Miyamae-ku
I bought a used property, but I’m not sure if the renovation estimate I received is reasonable.
This is my first full renovation, and I’m worried about making mistakes.
I want to make the most of subsidies and grants.
For such concerns, Kakeru Koumuten Co., Ltd., which has numerous achievements close to Miyamae Ward, will clearly explain the points for a successful renovation.
Obtain estimates from at least 3 companies!

01Reasons for the Increase in Renovations of Used Properties and Vacant Houses in Miyamae Ward
Miyamae Ward in Kawasaki City is a green area where residential areas developed taking advantage of the undulations of the Tama Hills spread around Miyamaedaira and Saginuma on the Tokyu Den-en-toshi Line. Due to its good access to the city center, it is popular, especially for single-family homes.
In residential areas developed from the late 1960s to the 1980s, there is an increasing number of buildings that are over 40 to 50 years old, reaching a time for generational change and renewal. This is why the option of “buying a used single-family home and renovating (renovating) it to fit our lifestyle” is expanding in Miyamae Ward.
Hilly Residential Areas Along the Den-en-toshi Line
Single-family residential areas such as Miyamaedaira and Saginuma spread across the hills. Due to good access to the city center, there is an active movement to continue living through used properties + renovation.
Updating Early Development Homes
Some single-family homes from the early development period are over 40 to 50 years old, and there are cases where updates to the exterior, water facilities, and insulation are being considered.
Terrain with Many Slopes and Retaining Walls
Locations with elevation differences are common, making it important to check retaining walls, slopes, and drainage. Considerations for scaffolding setup and material delivery must also be tailored to the site.
Be Aware of the “Boundary” of New Earthquake Resistance Standards
The seismic resistance of used houses varies significantly depending on the construction period. It is particularly important to determine whether it was built before the standard revisions in 1981 and 2000.
This article summarizes the reasons, points of caution, cost estimates, the latest subsidies for 2026, and how to choose a contractor from the perspective of Kakeru Koumuten, aimed at helping those considering renovations for used properties and vacant houses in Miyamae-ku to “avoid mistakes.”
The Most Important Thing is “Comparative Estimates”
The most crucial factor in avoiding mistakes in renovations is comparative estimates. First, obtain estimates from at least three companies that operate in Miyamae-ku. Our company, Kakeru Koumuten Co., Ltd., also receives many consultations and requests for renovations of vacant houses and used properties.
02Reasons for Renovating Vacant Houses and Used Properties

In recent years, the Japanese housing market has expanded options not only for new constructions but also for renovating used properties. There is growing interest in living in renovated or refurbished used houses. Here, we explain the typical reasons for renovating vacant houses and used properties.
Reason 1 To Live Comfortably in Your Own Home
The most common reason for purchasing and renovating a used property is “to live comfortably.” Older houses often have issues with the roof, exterior walls, and plumbing, making them less livable as they are. By renovating and upgrading the facilities and interiors, you can create a comfortable living environment. Additionally, depending on the property price and scope of renovations, it is possible to achieve a home that suits your family’s lifestyle while keeping costs lower than new construction through changes in layout and interior updates.
Reason 2 To Increase Asset Value for Sale
More people are purchasing and renovating used properties with the intention of selling them. Used houses are often undervalued as they are, but renovations can enhance their appearance and performance, increasing their value as properties. However, it is important to note that the selling price may not necessarily increase by the amount spent on renovations, so it is crucial to determine the scope of work considering the surrounding market and the target buyer demographic.
Reason 3 To Utilize as an Investment or Business
When purchasing for investment or business purposes, renovations are essential. By transforming properties into stylish rentals or share houses, you can differentiate them from other properties, and depending on the location and planning, you can also expect an increase in profitability. Compared to new constructions, initial costs can be reduced, and depending on the use and conditions, there may also be eligibility for subsidies and tax incentives, leading to an increase in the number of people utilizing vacant houses for business.
03Points to Consider When Renovating Vacant Houses and Used Properties

Point 1 Choose a Reliable Construction Company
First and foremost, it is essential to choose a contractor that you can trust to handle the renovations. Since used properties have had previous occupants, the internal structure and condition are often not clear until you actually see them. Choose a contractor that can carry out the work thoroughly according to your wishes, the structure of the house, and the surrounding environment, and also provides aftercare following the construction.
Point 2 Always Check the Deterioration of the Building
For used properties and vacant houses, it is crucial to check which parts have deteriorated and to what extent in advance. Since there have been other occupants, the internal damage is often not apparent without investigation. Conduct a current condition survey before starting work to identify any hidden deterioration.
Point 3 Review Earthquake Resistance and Insulation Performance
In the renovation of used and vacant houses, it is particularly important to review earthquake resistance and insulation. The earthquake resistance standards were significantly revised in 1981, and houses built before that may not meet current standards. Furthermore, in 2000, regulations regarding joints and foundations were strengthened, making older buildings more likely to lack earthquake resistance. Check the condition of the building before starting work and be sure to check the earthquake resistance and insulation.
Point 4 Check Subsidy Programs and Renovation Tax Reductions
To keep construction costs down, checking for subsidies and renovation tax reductions is important. Subsidies are provided by the national and local governments, supporting part of the costs for earthquake-resistant renovations, energy-saving construction, and barrier-free renovations. Tax reductions include the “housing loan tax reduction” when using a housing loan, and there are systems where part of the costs can be deducted for certain works even with personal funds. These can sometimes be used in combination, so it is crucial to check in advance and plan to utilize them effectively as a key to successful renovations (for the latest information, see this subsidy section).

05[Latest 2026] Subsidies and Grants Available in Miyamae-ku

One way to renovate used properties and vacant houses cost-effectively is to utilize the subsidy and grant system. As of 2026, we have summarized the main systems that residents of Miyamae-ku may be able to use.
*The following information is as of August 28, 2026. The content, duration, and budget of the systems change annually, and many will end once the budget limit is reached. Please check with our company or the respective offices for the latest information before applying. Kakeru Koumuten can assist with confirming the systems and providing necessary documents, but the application method and applicants may vary by system.
National System: Housing Energy Saving 2026 Campaign
The government is implementing several subsidy projects targeting energy-saving renovations under the “Housing Energy Saving 2026 Campaign.” Construction for insulation, windows, and water heaters may be eligible for these combined subsidies.
This is a successor program to the “Child-Rearing Green Housing Support Project.” In principle, it targets houses built before Heisei 28 (2016), and it is necessary to perform insulation renovations on one room with openings facing the outer skin, using a specified combination of measures. If the requirements are met, eco-friendly housing equipment, child-rearing support renovations, disaster prevention improvements, and barrier-free renovations may also be eligible for subsidies.
Subsidy upper limit guideline: For buildings constructed before 1991, the maximum is 1,000,000 yen per unit; for buildings constructed between 1992 and 2016, the maximum is 800,000 yen per unit. However, this upper limit applies to the combination of “openings + insulation renovation of the structure + specific eco-friendly housing equipment,” and for the case of openings + insulation renovation of the structure, the maximum is 500,000 yen / 400,000 yen respectively. Only construction work started on or after November 28, 2025, is eligible, and applications will be accepted starting June 30, 2026. Reservations must be made by November 16 at the latest, and grant applications must be submitted by December 31 at the latest (early termination may occur if the budget limit is reached). Applications must be made by registered contractors. For more details, please visit the official page.
Window insulation renovations such as installing inner windows, replacing outer windows, and glass replacements are eligible. The subsidy amount is significant and effective for countering cold, heat, and condensation. It can easily enhance the insulation performance of existing homes.
The subsidy amount varies depending on the window method, performance, size, and construction style of the house. If the total subsidy amount for one application is less than 50,000 yen, it is not eligible. Applications will be accepted starting March 31, 2026, and grant applications must be submitted by December 31 at the latest (early termination may occur if the budget limit is reached). Applications must be made by registered contractors. For more details, please visit the official page.
Substituting high-efficiency water heaters such as EcoCute, hybrid water heaters, and EneFarm is eligible. This program is well-suited for used properties planning to replace water heaters.
Estimated subsidy amounts: EcoCute 70,000 to 100,000 yen per unit, hybrid water heaters 100,000 to 120,000 yen per unit, EneFarm 170,000 yen per unit. There is an additional charge for the removal of eligible electric water heaters and electric storage heating systems. Only construction work started on or after November 28, 2025, is eligible, and applications will be accepted starting March 31, 2026 (early termination may occur if the budget limit is reached). For more details, please visit the official page.
Kawasaki City Programs
This is the main program for reinforcing old wooden houses against earthquakes. It is effective for earthquake renovations combined with the purchase of used detached houses. Under a separate program by Kawasaki City, free dispatch of earthquake diagnosis specialists is available for wooden houses that meet the requirements (official page for free earthquake diagnosis).
Overall building renovation: General households up to 1.3 million yen / Non-taxable households up to 1.8 million yen (subsidy rate 4/5). Partial renovation: General 1 million yen / Non-taxable 1.35 million yen. Eligible properties are wooden two-story buildings or traditional frame construction homes that commenced construction before May 31, 2000. From April 2026 (Reiwa 8), the scope has been expanded to include wooden buildings built under the new seismic standards (up to May 2000). To utilize the system, a pre-examination by the city is required, and a contract must be made with a city-registered seismic diagnostician or contractor after the grant decision. Contracts made before the grant decision are not eligible. For details, please visit the official page of Kawasaki City.
This program is for individuals aged 65 and older who have received certification of needing support or higher. Renovations of bathrooms, entrances, hallways, stairs, etc., that are “other than” home modifications covered by long-term care insurance are eligible, and it is also useful when utilizing used homes for multi-generational living.
Standard limit amount of 1 million yen. The user burden rate is set in 7 tiers according to income. Pre-consultation before starting construction is required (applications after construction has started are not eligible). For details, please visit the official page of Kawasaki City.
This program is for individuals who have received certification of needing support or long-term care. Eligible expenses include the installation of handrails, elimination of steps, changes to flooring materials, and replacement of doors and toilets.
Out of the subsidy limit standard amount of 200,000 yen, those with a 10% burden will receive 90% (up to 180,000 yen) as a benefit. There may be cases of 20% or 30% burden depending on income. A pre-application before starting construction is required. For details, please visit the official page of Kawasaki City.
This is a city program for those looking to install solar power and storage batteries in conjunction with the renovation of used properties. The subsidy limit varies depending on whether the solar power is subject to FIT and the conditions of the solar equipment combined with the storage battery.
Main guidelines: For solar power systems not eligible for FIT, the cost is 70,000 yen/kW (half of installation costs, capped at 280,000 yen). For those eligible for FIT, the fixed amount is 40,000 yen. For storage batteries, when combined with newly installed solar power systems not eligible for FIT, the cost is 100,000 yen/kWh (half of installation costs, capped at 700,000 yen). When combined with FIT-eligible or existing solar power systems, the cap is 300,000 yen. Solar power systems must be 2 kW or more and installed by a city-registered contractor; construction before the grant decision or PPA/lease agreements are not eligible. Applications for the fiscal year 8 are being accepted from April 24 to December 28 (until the budget is reached). For more details, please visit the official Kawasaki City page.
As of August 28, 2026, there is no uniform grant from Kawasaki City for general exterior wall painting or roof repairs. However, there may be systems established with specific purposes and target areas. For insulation and window work, please also check the national “Housing Energy Efficiency 2026 Campaign” and others.
View information on renovation tax reductions and other systems
- Housing Loan Tax Reduction: If using a housing loan for renovations that meet certain requirements, income tax and other deductions are available based on the year-end balance.
- Renovation Promotion Tax System (Investment-type Tax Reduction): For construction related to earthquake resistance, energy conservation, barrier-free design, and long-term excellent housing, income tax deductions may be available even with personal funds.
- Reduction of Fixed Asset Tax: There is a system that reduces fixed asset tax for a certain period for earthquake-resistant renovations, energy-saving renovations, and barrier-free renovations.
- Kanagawa Prefecture Existing Housing Energy Efficiency Renovation Subsidy: For fiscal year 2026, the subsidy rate is 1/3, with a cap of 150,000 yen. The first phase has ended, but additional applications are planned from September 7 to September 30, 2026, via electronic application only, on a first-come, first-served basis (approximately 25 cases). Renovation of windows or doors is mandatory, and there are requirements such as ownership and residence by the applicant. Applications should be made at least two months before the planned start date, and construction before the grant decision is not eligible. Please check the official Kanagawa Prefecture page.
While subsidies and tax reductions can sometimes be combined, there are restrictions on duplication for the same construction. Kakeru Koumuten will organize and propose which systems can be used for your construction based on an on-site survey.

07How to Choose a Renovation Contractor for Used Properties and Vacant Houses in Miyamae-ku
There are many renovation companies that serve Miyamae-ku, and it can be confusing to decide which one to choose. When requesting renovations, be sure to check the following 5 points.
- Rich experience in renovation work
- Check for warranties and after-sales maintenance
- Obtain estimates from multiple contractors (at least 3 companies)
- Confirm whether the company conducts renovations in-house
- Check if they offer color simulations and perspective drawings
1. Rich experience in renovation work

Many renovation contractors publish their construction achievements on their websites. If a contractor provides detailed explanations of the process with photos, it helps you visualize the outcome after the request, giving you peace of mind. If you are unsure, choose a contractor with rich experience.
Google and review sites can also be helpful. It is important to check the content of low ratings, the company’s responses, and the timing of the posts. In particular, Google reviews are useful, but do not make your decision based solely on reviews; evaluate them comprehensively along with construction achievements, estimates, and warranty details.
2. Confirm the presence of warranties and after-sales maintenance

When choosing a contractor, be sure to check for warranties. If repairs are needed within the warranty period, they may be done for free. The duration varies by contractor, type of work, and materials used, but typically ranges from 1 to 10 years (emergency repairs and partial repairs are often not covered). Some contractors also offer after-sales services separately, so be sure to check that as well.
Kakeru Koumuten Co., Ltd. provides warranties for exterior renovations and sealing work. We also conduct after-sales maintenance, sending out annual notification DM to ensure annual inspections are possible.

3. Obtain estimates from multiple contractors (at least 3)

When requesting renovations, be sure to obtain estimates from multiple contractors. Even for the same work, warranties, after-sales services, and prices can vary significantly. Having multiple estimates makes price negotiations easier.
When comparing estimates, look closely at not only the cost but also the “scope of work,” “materials/products used,” “scope of construction,” “underlying repairs,” “waste disposal,” “process,” and “warranty.” Costs can decrease by changing the grade of materials or the scope of construction, so it is important not to judge solely by price.

4. Confirm whether the company performs renovations in-house

At Kakeru Koumuten Co., Ltd., we conduct detailed hearings and investigations regarding the existing “condition,” “location,” “materials,” “desired durability,” and “design” to propose the optimal plan. While there is nothing inherently wrong with a system where a partner company carries out the construction, it is essential to confirm whether the contracting company understands the construction details and has clearly defined responsibilities for quality control and guarantees. With in-house construction, it becomes easier to coordinate with the site, allowing for a quicker response in case of any troubles.
5. Do they support color simulations and perspective drawings?

Choosing colors and envisioning the look after construction can be challenging for both exterior and interior projects. With simulations, you can reduce the risk of mistakes like “it turned out differently than I imagined.” Since it is difficult to redo once the construction is done, it is advisable to choose a company that can accommodate flexible simulations.

1. Equipment Specialized for In-House Renovations
Kakeru Koumuten Co., Ltd. has established warehouses and material storage areas to provide high-quality renovations at low costs. We have five bases within Yokohama City for material storage and showrooms.
In-House Scaffolding Materials

For exterior renovations, we can construct temporary scaffolding using our own scaffolding materials and in-house scaffolding team. By not outsourcing, this leads to cost reductions on scaffolding work. We own scaffolding materials sufficient for approximately 50 detached houses.
Materials stored in our large in-house warehouse

We store roofing materials and paints. By ordering in bulk, we can procure materials at lower prices, and since we always have stock available, we can respond quickly in emergencies. We also have various tools ready for different types of construction, including compressors and cleaning machines.
In-house waste separation

In exterior renovations, various types of waste such as paint, wood, and metal are generated. While many contractors dispose of them all together, we separate and recycle waste materials, significantly reducing waste disposal costs.
Showroom dedicated to exterior renovations

In our showroom, you can not only have meetings but also check the actual paint colors and a wide variety of catalogs. You can also confirm heat resistance using a heat-resistant paint testing machine and color simulation. It is a 3-minute walk from Eda Station (Aoba-ku, Yokohama), connected by the Den-en-toshi Line. Access from Miyamae-ku is also convenient.
2. Complete In-House Construction

A major strength of Kakeru Koumuten Co., Ltd. is our complete in-house construction. By maintaining a consistent system from inquiry to project completion, we can keep costs down while providing high-quality renovations. A single representative handles everything from the estimate to project completion, ensuring smooth communication without changes in sales or construction management. All work, from temporary scaffolding setup to exterior painting and roof renovations, is carried out by our own skilled craftsmen. We are confident in our plans and costs, so we welcome competitive estimates.
3. Various Permits and Skilled Workers

We have obtained permits for the construction industry and for the collection and transportation of industrial waste. We also have nationally certified sheet metal and painting technicians on staff, ensuring confidence in our construction techniques. We are capable of handling large-scale painting projects for factories and apartment complexes.
4. Warranty and Aftercare
Exterior painting and joint sealing work come with a warranty. Aftercare is available every year, and we send out notification DM annually. If you are concerned about the warranty, please click on the image above for confirmation.
5. Flexible and Prompt Response

We are equipped to handle various exterior troubles and situations. Even if you cannot access the roof at high places, we can respond using a drone. For leak investigations, we also use a thermal imaging camera. We respond according to our customers’ wishes and also accept emergency measures for sudden leaks from the exterior walls only.
6. Human Resource Development

We create various models for skill enhancement and conduct practical training. Since exterior renovations differ in construction methods and materials based on existing materials and shapes, we regularly conduct technical improvement education to ensure that each staff member can handle various sites.

We also accommodate “test painting” and “arranging paint boards” to confirm the actual color tones.
7-2. Interior Renovation Simulation

We also support simulations and perspective drawings for interior renovations. Based on your preferred style, such as modern, we will propose recommended simulations. We create realistic perspectives from actual floor plans.
8. Solar Panel and Storage Battery Installation Work is also available!

Some customers introduce solar equipment in conjunction with the renovation of used properties. Kakeru Koumuten Co., Ltd. also supports solar equipment installation and proposes solar panels tailored to the shape of your roof. We can also accept requests for estimates and power generation simulations only.
09Renovation of Used Properties and Vacant Houses in Miyamae-ku | Frequently Asked Questions
We answer the most frequently asked questions from those considering the renovation of used properties and vacant houses in Miyamae-ku.
Is it better to renovate after buying a used property or consult before purchasing?
If possible, please consult us before making a purchase decision. Used properties often have deterioration that is not visible, and it is not uncommon to encounter cases where “unexpected construction costs arose” after purchase. By having Kakeru Koumuten check the condition of the property you are considering in advance and providing an estimate for necessary renovations, you can establish a feasible financial plan.
What should be prioritized for renovation in a used detached house in Miyamae-ku?
It depends on the condition of the building, but we prioritize areas that could lead to further damage if left unattended, such as leaks, termites, and structural or seismic issues. After that, we decide on the order of roof and exterior walls, water areas (kitchen, bathroom, toilet), and insulation based on your budget and impact on daily life. In the hilly residential areas along the Den-en-toshi Line, there are older houses, so we recommend starting with a comprehensive inspection of the building, including the exterior.
Miyamae-ku is a hilly residential area with many slopes; what should be considered for renovations of used detached houses?
In Aoba-ku, Yokohama, where there are many detached houses on elevated ground such as Miyamaedaira and Saginuma, it is essential to check the condition of retaining walls, slopes, and drainage. In hilly locations, consideration is also needed for scaffolding installation and material transportation. For homes that have been built for several years, the exterior may have deteriorated, so we recommend a comprehensive inspection of the entire building, including the exterior. Kakeru Koumuten Co., Ltd. is located along the Den-en-toshi Line and can respond quickly in Aoba-ku.
How much does a full renovation (full remodel) cost?
The cost of a full renovation for a detached house varies significantly depending on the scope and grade. If focusing on partial renovations, it typically starts from around 5 million yen, while large-scale renovations that include interior and exterior work, plumbing, insulation, and seismic upgrades can exceed 10 million to 20 million yen. We will first conduct a site survey to assess the condition and propose a prioritized plan that fits your budget.
Do I apply for subsidies myself? Is the process difficult?
The applicant varies depending on the program. For example, the national “Mirai Eco Housing 2026 Project” is structured so that registered contractors (construction companies) apply. For seismic renovations or home modifications under long-term care insurance in your municipality, the application is generally made by the homeowner, but we will guide you through the necessary documents and procedures. We will organize and inform you about “which programs are available,” so please feel free to consult with us first.
What risks are there if I leave a vacant house unattended?
Risks include the progression of water leaks and termite damage, depreciation of asset value due to deterioration of exterior walls and roofs, and neglect of garden trees and equipment. Additionally, if you receive a recommendation from the municipality as a “poorly managed vacant house” or “designated vacant house,” there is a possibility that the special tax exemption for residential land will be revoked. Early inspections and necessary repairs according to your plans to live in, rent, sell, or utilize the property can ultimately help reduce costs.
I am concerned about seismic resistance. How can I assess the seismic safety of a used detached house?
The construction date is a significant indicator. Check if it was built after June 1981 (new seismic standards), and further check if it was after June 2000 (strengthening of joint and foundation regulations). For wooden detached houses built before that, we recommend a seismic diagnosis. In Kawasaki City, there are requirements regarding the construction confirmation date and the start of construction, and it is necessary to request a diagnosis from a registered seismic diagnostician or contractor (for details, see the above subsidy section). Kakeru Koumuten Co., Ltd. is available for consultations regarding eligibility and how to proceed with renovations.
Will I need temporary housing during construction? How long will it take?
This depends on the scope of the work. Exterior renovations and partial interior work can often be done while you remain in your home, but for large-scale full renovations that include plumbing, we may recommend temporary housing. The estimated duration is about 2 to 4 weeks for exterior work and about 1 to 3 months or more for full renovations. We will provide a schedule in advance and propose a plan that minimizes the impact on your daily life.
Is Aoba-ku within your service area? Are there any travel fees?
Yes, Miyamae-ku is within the service area of Kakeru Koumuten Co., Ltd. Our headquarters is located in Aoba-ku, Yokohama, and we have five bases in the city, covering all of Kanagawa Prefecture and Tokyo. Estimates are completely free, and we do not engage in persistent sales tactics. Please feel free to consult with us first.
